Can the HOA be paid yearly, up front?

@@Hardvolume007 That is a great question and the last time I asked, it was a hard no. First Services, which is the HOA company does not allow yearly payments. With your banks automatic bill pay, monthly payments are easy. I will reach out to the HOA if yearly payments can be made. Thank you for the question. 👍🏼

Hi. The current HOA monthly fee is approximately $0.84 per square foot. Also, there is currently a special assessment and it varies per unit, however, it's roughly $2,000 to $4,000 per unit depending on the size of the condo. The special assessment was implemented to pay for a budget deficit which was created because of the very expensive increase in cost of living in 2023 - There is no plan as of yet to have a special assessment added to 2025. this was such a great video. I am looking to live there part time and wanted to offer up a furnished rental (traveling nurses/professionals) but cannot find HOA info on what is allowed. Do you know where that could be located? Or if not, do you know if 31+ day rentals are allowed in the Panorama? Thanks for the great vid! seeing the increases over 6 years made it tangible!

There is a 6 month minimum rental cycle at Panorama Towers, the HOA does not allow short term rentals, it's against the rules and regs and there is heavy penalties to the owners and tenants if caught. Palms Place allows short term rentals, it is a really cool high-rise just off strip on Flamingo. Let me know how I can help.

Hi Eugene. For guests, yes. However, residents have assigned parking spots in the parking structure and if you want to use the valet service you are more than welcome to do so. Thank you for your question, I greatly appreciate the interaction. 👍

Hi. Great question. Panorama Towers is a fantastic building for pets, dogs specifically. Panorama has two dog parks with pick up stations located throughout the properties. Also, if you love cats, Pano units have lots of windows for kitties to relax are peer out of. There is a two pet limit, 50 lb. weight limit and $250 registration fee per pet. Hi Samuel. No, the HOA fees are paid for by the owner. Tenant pays electric, cable and internet. Thank you for the comment.

@@jimmymcgill5572 Hi. The cable and internet are free with your HOA, but the cable box rental and modem rental are $10 each and depending on how many cable boxes you have is the price you will pay. I have three cable boxes and a modem in my unit and the monthly price is $40-$50 per month after taxes. It is an awesome deal. Thank you for the comment.
