The specialized hyper aggressive & suave sales tactics of the builders who want to sell new construction (vs) resellers hasn’t been talked about much. And the perspective of broker as a channel partner of the builder, how to make resale lisitings beneficial for them as well.

I am convinced on the sales part for a resale inventory but my only problem with the resale flats is on the legal aspect, hiring an advocate and taking his/her opinion is fine but beyond that what else can a normal person do to verify the legal ownership and Encumberence of a property which can haunt you big time in future, they get into web of commercial transactions, bank loans, collaterals, power of attorneys that it's difficult to understand the arrangements from reading sale deeds and God knows if the advocate cuts a deal with the seller in vested interest no one would know, also sometimes there are structural, reputational and other local issues which the existing home owners don't want to discuss even if you ask them for fear of their property prices falling down, I think the best thing is to buy a ready to move in property from the builder, don't hunt for bargain with resale and save on the uncertainty of an under construction project or better still avoid the so called township projects where the builder supply is guaranteed for 15 years, it's my conclusion that one should go for ready to move in builder or investor properties and save taxes, better to go for peace of mind in these deals plus one can rent out the flat without waiting for construction

Sir u r doing gr8 help for ppl. Bcoz Flat is not a thing that u buy again and again so that ppl will have prior experience of buying it. It's a one time purchase so normal ppl don't have experience of how to buy flat & how not to get tricked by builders & what check points we shud see. 👍👍
There should be some norms ...as lodha is misleading public by naming hi fi name. 1)Lodha new cuffparade..is not at all 10% of old cuff parade...during night it's full of harmful gas from opposite RCF. 2) lodha upper thane..also not similar to thane ...it is at Bhiwandi..again full of pollution. 3) lodha Vikhroli ...selling at very high price ...investors dnt know it is full of dumping ground smell. Nearby towers are selling at 50% less rate than lodha. 4 ) lodha mahalaxmi .. that sales office person told me we sold this flats for 10-14 crs with a promise of sea facing...but later in 5 years lokhandwala Minerva obstructed all there views. Now they get only views of dhobi talao and small BMC dumping below it. Moral of d story.... please dont buy any of lodha flats...they are misleading. Thank u🙏

You are right Sir. Wherever we go to brokers asking for resale flats in pune, they steer us towards under construction projects and promises good deals. In Hinjewadi, wakad and pimple saudagar I discovered older flats in resale in well established societies were cheaper and bigger in size than the new under construction projects. I wonder why the new smaller projects are more expensive.
@@snehachougule5287 , its eveywhere just add resale filter. Owners try to post for higher cost, check it out then bargain. I saw a good 3bhk , 8 years old on datta mandir road for 95L.
There is only one legislation that is required, nobpdy can charge more than circle rate for under construction property, no disbursal can be done for more than the circle rate before registration. All amount above circle rate can only be asked for at the time of registration.

I lived in Mumbai for 4 years , I have been to Puraniks in Thane and Lodha palava sales office and few others , they all have the same sales strategy i.e creating artificial scarcity but Palava is top notch when it comes to marketing their amenities and make you believe you are really missing out on something if you don’t sign up .. thankfully My instincts and the almighty saved me from swiping ! Be careful when someone is trying to pressurise you to do something , that’s not how a deal is made . I lived in a rented apartment in Palava city , trust me it was a steal :)
Yes, Pallava is full of fabricated structure standing on Agricultural land and is just over-hyped, over-bought by ignorant people........see 20 years down the line....
Resale is cheaper in Hyderabad actually because a lot of naive people have this sentiment of new home and prefer to buy builder flat or under construction.
I bought a mira road old building flat at 34 lac, 454 measurable carpet area, conveyance already done. My friend bought 62 lac one bhk under-construction flat due to complete in 2024-25, builder already arguing with him for so many reasons. And I recently renewed the agreement for enhanced rent.
This happened to me once they said all flats are available and after a week they said it is only available on 2nd and 14th floor and 14 will be taken by our electrical vendor but if you book we can tell no to him . You are so perfect. I told first you are negative and i was wrong but you are very practical . i have subscribed you today .

This is real situation knowingly or unknowingly i did the same. Last year I purchased a flat which was bought by an investor for 60 lacs in 2015 and i bought it for 28 lacs in 2020. Brand new flat never rented or occupied.
I have seen many flats in a project called gurnani palms no one has occupied the building the windows are shut, even we went there they quotes us so much more so we didn't buy it and after one or two years still there is no occupancy.
@@kshitijm9 all you’ve to do is to go to few nearby real-estate agents drop down your number there and tell them to call you when you get any good deal(ie atleast 20-30% below market value). Tell the agent clearly you’ll get a good commission (pay him 40 to 50k more ). In back end you keep your finances sorted so that you can act quick.
Totally agree..we bought a flat in Worli area at a very good rate bcos the owner had passed away a few years ago and kids wanted to sell and split the money urgently. We got information through common friends who referred us to a local broker.

Hi, I think we can formulate the value to arrive, consider the potential rental yield, or average in the area and from that we can derive the value of the property, consider FD or equities/MFs having 7-10% returns, can real estate at least give 6% yield? Most of the rental yield is low, 2-4%, few reach 5-6%
It isn't availability of resale but rather black payment demand due to which people dont buy resale. Lot of owners actually buying prpperty as it can be financed by banks they dont have the money, so they see it as a good deal.
I suggest Hon'ble RERA authorities to please listen to these much researched video of Mr.Krish...he knows all 100% truth of the cheats working in real estate project in big cities...in most of the cases these are the buyer's experience, which makes dream home buying a bitter dream !!

Should one buy in SRA resale flats. Or should one buy resale chawl of around 20 to 25 lakhs which will go in redevelopment in mumbai and will get SRA 1 bhk flat in Mumbai .. Or one should avoid both @krishnaraj can you please make videos on this if possible.

Pls comment on EOI, I feel builders are cheating buys with EOI, we should not stop giving EOI. In Bangalore ppl are handing over cheque just out of fear that they will loose good inventory.
I can totally relate to this video....I was looking for resale property and then agent told me that once we should visit sale office of lodha Amara. When I entered, I was very clear in my mind that no under construction, but their sales agent came one by one... started making many stories and almost convinced me to buy an under construction flat. Thankfully I have watched some of your videos and finally I was able to come out of that situation. Krish Really thanks from bottom of my heart. Although Still looking for resale property but now I know I will make right and coutious decision.
