Since June 15, 1976, all manufactured homes in the United States have been built according to HUD building codes. The HUD code is a national standard that overrides all local building codes. Therefore, all states and counties have to accept HUD standards, even if HUD's codes conflict with local building codes.Jul 9, 2015

Yup, my husband went to ask all these same questions to the main office (idk what it's even called) and the lady didn't even want to talk to him once he dropped the work "container home", later he crashed able to get her to say "it's not impossible, but we'll make it as impossible as we can for you "😂😂😂 piss off

There is a difference between city ordinances or “code” and the law. Some things might be against code but not enforceable by law. I also have a friend who is actively off grid who could give you more info.

That is my understanding. I've heard you can move so isolated there aren't even any codes to abide by. I suppose as long as you've got solar panels and a well....isolating that much is legitimate. But then there's internet ???

Code is mostly for safety for you and your neighbors (ex, septic). Permitting is hell when you do it out of order. Good luck on getting an engineering stamp on a shipping container. Depending on design you could have some significant reinforcing work, which needs to be inspected.

Permitting can be a pain but I can say from my experience so far that most of it has turned out to have a decent rationale behind it. Not as much of "just a bunch of bureaucratic red tape" as I thought. Though the whole "you can't put up a tent and sleep overnight on your land" thing was pretty surprising for me, especially considering the property's zoning (residential/rural)

It is always best to find out zoning, rules and regs before buying land. Being in the military this sounds perfectly normal because it's the government. But if you have never experienced working within a governmental system it seems overwhelming, and frustrating. The nice thing about rules and regulations is that you know what you can work within and sometimes you can work outside of those if you can show good cause as sometimes there is a waver factor. I am actually looking at land as well and doing the same with a shipping container. It is all worth the effort. 👍🏼

I feel for you, my partner and I are going to get a container for our land that we haven't gotten yet, have been looking for land for a couple years, we just haven't found what we need, we're finding out this not easy and now we see your RU-vid video, and we think what the hell, it's very discouraging, maybe with your videos it can help us figure out how to best go about this. Thank you for uploading this video. I’m a local realtor thinking about doing something very similar. However, I think you should go in person if possible to Planning and Zoning, sometimes emails can be a bit difficult to understand one’s intentions. That’s what I’m doing this week to get all my questions answered, shipping container homes are a new trend in FL and I believe there isn’t enough info about it, so thank you again for this helpful video. Also make sure to ask about Property Easements (which will be in the survey) but they might be different from regular homes, also find out if your land has ‘Wetland’ before you buy and how much you can build out of it. Wetland in FL means that your land could have a small area with protected species and you won’t be able to do anything on that particular area. Thanks & Keep up the good work! 🙌🏽

Hey Alexis, I appreciate your advice. Ues container homes are relatively new and there is somr ambiguity out there. Thankfully my county's building department is very responsive and helpful overall. Good luck on your container home endeavors, I think there's a massive need for affordable housing--and not just for "low income" or poverty level. Houses in general are extremely expensive in your average city, and obviously there are many contributing factors from location and beyond. But I personally couldn't justify taking out a massive mortgage to pay 6 times more than the actual cost to build the home. Building my own home has been quite the journey so far, but I still say it's beem worth all the time, energy, money, challenges, and even the setbacks.

Enjoying all of your videos. When you actually go out and find the land, would you contact the county first and ask them specifically if you can build container homes. If they say , yes, what kind of zoning are you looking for ?

Yeah that's what I did: I thought of a general region, then contacted county to see if there's even a location within it that allows shipping container homes. And yes I also asked for the zoning information to ensure it suited my needs (allowed gardening, chickens, goats etc).

I just get a plans for my architect licensed in FL for my project in my land but now starting work to get the permits this is so hard and now looking engineer have knowledge work this issues and help me.

We bought land in Marion County FL and are having a hard time finding a FL engineer stamped plan for a container. We just want to build a simple 2 bedroom container. We don’t even necessarily want something custom or fancy, we would follow a premade plan even. Our county has a few container homes but a company built it and did the permit process for them.

Are the permit cost expensive in the area you are building? I know they are different everywhere. I also know you have to get permits and inspections done as specific stages of the construction. It adds up.

Hey, I don't know much about the permit and inspection costs. It's actually the one area I've kinda overlooked in my research. Though I just looked it up and the national average in US is around $400 for a 1,000 sq ft building project I'm hoping since my land i located in a fairly rural area that the permits and inspections arent too crazy. I'll definitely be covering the permitting and inspection process on my channel when I get there

glade to see your vedio and thanks 。I found a perfect land with old foundation on it in Lake Arrowhead ,A agent told me that the whole San Bernardino county do not alowed buiding a shipping container house。but I know some Airbnb container houses in this county and a guy buid a cool container house in Joshua Tree 。I m confusing now 。

Can you download free building plans...get a permit for those (small foot print would be the lowest permit fee) , then get electricity situate the containers (workshop) , then take some time planning the actual house and get a revised permit based on the new plans.

It's a mobile structure, able to be moved Luke a trailer. I'm in Florida near Gulf Coast thought you could put anything on land as long as it mobile? Buying a box truck too, but won't carry a 40 footer. They only allow a shed to be 100 square feet height limitation or get a permit. Be better off buying an old rv and pulling it onto property with ranch small house. I agree with this guys frustration, it's not like other countries where folks all do as wish and tough luck local useless paper pushers. Not like ruining others values, and it's behind fences, they do look from street for infractions, and if some pest of a nosy neighbor doesn't care for you or takes offense they will tell on you I'm told. I get along with everyone, as long as don't block a view or make an eye sore danger, butt out! Folks are really nice help each other loan out equipment trailers and reciprocated. Local rule makers provide little added value, and loads if costs. Great info.

No, but I've created many container home floorplans, including as 3D models, directly for some of my clients. I can't hand their designs over to you but I can create one for you. I'm not an "architect" but I can "design".

That is the price you have to pay for living near populated areas or "civilization", there are other land in the US that the county only ask for a septic tank, that's it, local contractor do it in 3 days and cost less than you paid for 1 container including county inspection, after that you can build a skyscraper, an atomic bomb shelter or raise elephants, no questions ask.

Hey Jesse, since I posted this video I've learned nothing new in this aspect, as I've been focused on getting the structural calcs/drawings for foundation and MEP compete. But I'll be uploading a new video soon once I finish this phase.

BUILD IT ACCORDING TO HUD STANDARDS THEY OVERRIDE ALL BUILDING CODES Under HUD guidelines, manufactured homes must be a minimum of 400 square feet in size. They must have ceiling heights in habitable rooms and bathrooms of at least 7 feet, while ceilings in hallways and storage areas must be at least 6 feet 6 inches. That is a GREAT question and in my county for my land I believe the answer is no. Though now that I'm about to move onto the land in a temporary RV while I begin construction, I will be asking if I can start having chickens or even goats. Not sure what they'll say, they seem very wary of people moving onto the land and not making progress on their home builds. 👍👍

Hey yeah the problem is basically solved. I'll be living in a RV temporary while constructing the container home. The county only gives you a year to finish the house project so I got to get to work. So you're building a container home in Glades County?

Hi Maggie yeah I bought mine in Miami. The guy I bought them from owned an 18 wheelee truck shipping company. Thus he had a bunch of spare containers which he sold as a side hustle. It think thats why he was willing to sell for the reduced price. Maybe look around for people who own shipping businesses that use shipping containers to transport them.

Apparently this building official doesn't have a clue about the code. I'm familiar with the Clewiston area and people have containers in their back yards all over the place.

I feel your pain because I'm going through the exact same thing right now but I think I'm a bit more understanding of why it is this way then you sound as though you are. You never mentioned whether or not the land that you bought was subdivided regardless of whether or not there was any other residents put on the the land but in my case this is a subdivision where I will be able to get a mailing address but there's virtually no other residences just a handful out of the whole area and I have a third of an acre. Well realistically I have to concern myself or at least the county in the state concerned themselves with what will this look like for the neighborhood as it develops? So realistically unless you're going to buy somewhere out in BF Egypt then yeah we're all going to be subject to some kind of restrictions that involve the reasonable consideration of others in the area. For example let's just say you built yourself a home and directly across the street somebody else said yeah it's my land I can do whatever I want and put a junkyard over there with no fence. That's an example of why there are all these regulations. Yes they are inconvenient as all get out but they're there for a reason and they protect you too.

Needless to say I think we all learned a valuable lesson. You don't actually own anything. The government does lol. Infuriates me that you can't do anything without going through tons of money and paperwork.

Where do you live? If you pay tax for your property and can't put a tent for a night, that's a ridiculous bureaucracy. They got crazy frency. You paid for the land and are paying TAXES for having the privilege of having the title, not for using it!?

Lol trust me I feel your passion, Aleksandra. I'm not familiar with other parts of the country (though I heard building regulations in California were crazy), but I assumed this is pretty typical. In all fairness, as rural as my land is, there are powerlines and simple paved dirt roads throughout the area...and although it's zoned for rural uses (growing food, tending farm animals, etc) I think it's developed enough that the county feels justified in keep tabs on activity. I honestly don't know how seriously they take their own codes.... Another part of the explanation could be that the county covers a wide area and not all of it is rural...some of it is a decent sized town and plenty of middle class homes....so I think my contact at the county is applying codes designed for the more urban areas onto my rural area......

Lol yeah that’s pretty interesting right you’ll pay off your house and you’re technically still renting it renting for life LOL that’s like I think people miss the fact that when you buy a home you know this $250,000 purchase and they say 4.5% a year for 30 years and you go do the math on that and it turns out to be almost 480 some thousand dollars over the course of 30 years then that’s a 90% interest rate so that 4.5% is not what it really says it is well we are signing our papers for our home and the lady said this is what you’re paying for the house this is the interest-rate you’ll be paying for that which is 4.5% and she gave me a total of almost 480 $90,000 it in the 30 years in my mind immediately said what the hell that’s not 4% interest rate and literally I almost didn’t sign the papers because I knew that we paying that much money for a house that would technically never own I mean take me on the house but the land would still be rented like you said woods is freaking interesting to me

Yeah land is not even "owned" thanks to property taxes....so it's all for rent....I just tried to find the least screwed over way to have a decent shelter over my head

Rule one for freedom lovers. Never get permits. Don't even consider it. Getting a permit just gives local governments credence that they have the right to tell people what they can do. Don't even give them that affirmation. They can f--k off. If enough of us just stop with permits and licensing and registration there will be nothing they can do unless they have the gull to send people with guns to force their will.

And they will, u pay or they fine and condemn and take the property. My building code guy told me build what u want, but if it is not code they can make u tear it down, also if it is to code and u did’t pull permits they would just back charge for it with a penalty. And if u ever sell, better match their records or no sell allowed.

Lol it's such a shame that the bigger a community or city gets the more restrictive basic activities become. And yeah the permits in NY must be crazy. I'll be submitting my permit application for my container home in a couple weeks. New video on that coming soon.

Not city limits. Middle of nowhere but it's more like a rural town....big 1.25 acre lots but they're all side by side right next to each other..

Dude you are being way overly dramatic about this thing that you can or can't do with your land. Do you really think the city or county gives a crap if you sleep in a camper on your own land? Some laws are written to prevent certain activities from escalating. They're meant to prevent nuisances to the public and other adjacent properties. The United States is a country of lower laws that are strictly enforced as opposed to Latin America which has very strong and punitive laws that are seldomly enforced. That said, nobody is running around making sure vacant Lots are truly vacant and if you ever had an assessor or anyone else come out to your property and see a camper in the time that you're waiting to get a foundation built and shipping containers delivered don't think twice that they would care enough to say anything. What are they going to do? Evict you from your own property?
