Great clear advice on many issues that are not stated in guidance documents. Have just plans in received advice and guidance from the planning officer. Complied with those requests and then still got a refusal!🤔

Also check for an 'Article 4 Direction' where the local authority removes all permitted development rights for the particular area. Neighbour Consultation scheme has now doubled the dimension from the original rear elevation (semi detached-6metres, Detached- 8 metres, subject to valid neighbour objections)

Great video, I want to do half decking at the rear and link it to the side which is only 8' wide (7' when finished) and leave space from the front of the building would this be allowed as I don't think it's 50% of the original build. Thanks in advance for any advice.

Great video. Would the permitted development for the basic side extension you showed, still be allowed if the boundary wasn't a fence but next doors wall (side of their house)

Lovely videos thank you! My property has an existing side extension (its width is slightly wider than the original house but this was done way before I bought the house and the documentation for this cannot be found. The roof is currently flat and I would like to make it pitched to have some storage under it. The neighbours boundary is 2 metres away at one end but 0.5 metres away at the other end. Will a lean to pitched roof require planning permission or would it be permitted development? Many thanks in advance for any advice you can provide x

As the extension is wider than the original house you would need planning permission. Unless you can prove the extension was done before 1948 (as it could then be claimed 'as the house was prior to 1948' and considered original).

Thanks for the clearly explained video. For a corner plot side extension, are there rules how far to stay from boundary fence? Can the extension wall be part of boundary?

Thank you. Side extensions are a max half the width of the original house. Forming part of the boundary wall isn't an issues assuming its within in the width dimension. If its adjacent a highway it may need planning.

Great videos!! What would the measurements be on a wrap around extension in order to get planning permission granted? Struggling to understand what sort of measurements will pass.

Thank you, there is not a set size for getting planning permission. Planning is required for anything over PD rights and is subject to planning policy in terms of various things like: the affect on neighbours, 45 degree line rule, size, design etc.

I'm planning to have a warp around extension. There is a half size space on the side of the house, can I have 3.5 metres in the rear without planning permission?

Apologies if there is an obvious answer I’m missing but where is the height restriction of 4m and 3m measured from? In the example the house is built on flat ground with the ground floor and exterior ground at the same level. My house however is built on ground that falls away towards the rear of the property. At the front of the house there are steps to enter, with the ground floor being around 1 metre above exterior ground level at the front and about 1.8 metres above ground level at the rear of the property. If you made the side extension flush with the rear elevation would the rear extension + side extension then be permitted because they do not join?

If on a detached bungalow you want to do a side extension joining into the back of a garage which is at front of house, can it be done. The side extension is not within 2m of the boundary. So does this mean leaves has to be below original eaves of house

Its hard to say exactly on the information. If the house is original possibly, if the side bit is an extension, it would probably need planning.

So can I just understand, when you showed the side elevation where the side extension was protruding out but 3m - just for my clarification, wouldn’t you be able to go 4m seeing as though you mentioned it’s a detached property ? This is purely for me to understand, I watch all your videos and I find them so damn helpful and useful !!!!

Thank you, going out to the side, you can only go half the width of the original house. 4m is off the rear elevation for a detached house.

I have a house with a side entrance along a side path. My front door faces my neighbours across our side paths (just over 2m between our doors). I want to build a brick side porch on the side path with a front entrance in the porch. However the side path is not much over 1 metre wide. Builders have said it is not worth doing because building regulations would require a minimum thickness of insulation (6cm). When the thickness of the brick walls/plastering are taking into account as well then the inside width of the porch would be less than the 900mm recommended for landings/internal walkways. If is is less than this width then I may struggle to move bulky furniture/household appliances through this porch. Builders said that even if I made the side porch out of timber, (instead of the thicker brick) I would still need to meet the insulation requirement. As the porch would not be a habitable area, do I need to abide by the building regulations? Also, could I build one brick wall on the house boundary line, that could be shared with my neighbour rather than build my own brick wall just inside? There is also the problem of guttering. I would want a roof on my porch that slope towards my neighbour and I would need a gutter on the side wall. If my neighbour also decided to build their own side porch then we could potentially have two gutters side by side. Or could I share a gutter with my neighbour? Any advice would be very welcome!

Hi, to answer some of the questions. Porches exempt from building control, assuming there is a door between the porch and the house (porch being unheated). Also exempt from planning, within the certain size requirements, 3m2 max and no higher than 3m. So no insulation requirements. Neighbours and boundaries would need to be discussed with the neighbour and a party wall agreement maybe required. Good Luck.

can this be done with the internal walls removed so it flowed through so the extension is not separated with the main house

Thanks for watching. Yes, the internal layout has little impact of the external requirements. Open plan internal layout would be achieved with structural steel supporting load bearing walls above.

Hi, We live in northamptonshire, and we’re planning to build a summer kitchen in the garden. The concrete slab it’s gonna get poured in next couple of weeks and it will be about 3500mm x 3500mm and it’s close to the boundary fencing of the neighbours, We are a bit confused regarding the height as we re planning to build a brickwork stove / bbq and we’re not sure how high the flue can be not to breach the law. We have been told the height shouldn t exceed 2500mm if you have less than 2.5m from the boundary fence but I’d like to know also how high the flu of the kitchen could be.

Hi, There is no specific guidance for external kitchen flues or chimneys. I would agree with the maximum height of 2.5m within 2m of the boundary. I would put the question to your planning department, to save any hassle.

You would need planning permission if you attaching to previous extension and not solely the original house.

Does the 50% of the existing land rule include any land of the front where no building work would take place but still part of the overall site boundary

Thanks for watch, Yes, (Taken from planning technical guidance) The total area of ground around the house covered by buildings, enclosures and containers must not exceed 50% of the total area of the curtilage, excluding the original house (there's no mention of front or back gardens). The 50% limit covers all buildings, so will include any existing or proposed new extensions to the original house under permitted development rules or that have been granted planning permission, as well as existing and proposed outbuildings. It will exclude the area covered by the original house, but will include any separate detached buildings even where they were built prior to 1948 or if the house was built after that date, built when the house itself was built (for example a detached garage).

Hi mate thanks for the useful information. Just to clarify , does the side extension on a semi have to be 2m away from the neighbours fence? The neighbour has a fence and then a makeshift composite garage attached to the side of his house.

Thanks for watching. The distance is taken from the boundary line, between the dwellings, i.e. fence, wall, whatever separates the ownership.

@@MAADMO Your welcome. A splayed / angled boundary makes no difference. The requirements are still the same within the distance of any point of the boundary.

What if I want to extend out to the side only as far as my garage is currently situated but my garage is set further back than my house? The external wall of my garage is less than 1 mtr from the public footpath that’s beside my house

I have a question and hope you can kindly answer it. For permitted development there’s restrictions on the length (4metres for detached and 3metres for terraced) isn’t it? if we want to do the wrapped around extension but go further to 6metres from the edge of existing back wall. Do I need planning permission or is it better to get prior approval instead?

A wrap around needs planning. Regardless of the depth. Yes, 3m on a semi or terrace, 4m on the detached.

Hi, thanks for the video. I have a house with a side garage attached to the house which goes 3m past the rear of the house( it's a 70s house and this garage formed part of the original house build,the garage was not added at a later date). If I now added an extension to the rear of the house ,the extension would be joined to the garage (however still separated by the garage wall. Would this be classed as a wrap around extension? Thanks M

Could you explain what ‘within 2 metres of the boundary means please’. I have a 2-3m gap to the side of my (semi-d) house. It sounds like I’d only have 1m to play with.

If you are building within 2m of the boundary the height is restricted. You can build up to the boundary. There are just rules of how high things can be when doing so.

@@betaplanltd5967 Is this channel only focusing on Permitted plans? I currently have a wooden carport on the side of my semi detached. I’d like to replace it with a 2 story (lean to) side extension. The ground floor will function as a carport/open garage but my main focus is for the first floor to be a studio/1 bed apartment or master en-suit bedroom. 🤔

Thanks for watching, it depends what the elevations are classed and and if they face a road. I am not sure what you mean by the 'back is the also the side.' A mid-terrace, there is generally just a front and back elevation. End terrace you have a front back and one side, generally speaking.

@@betaplanltd5967 A terraced house is an L shape with the kitchen at the back of property but with the door facing to the side and the dining room off the kitchen has a window facing the back garden. So would this be classed as a rear extension or side extension?

@@darrenheaton2845 sorry, you were speaking about a specific style of terrace. If there is an original single storey section to the rear. It would generally be a rear extension not a side extension. So I would expect it to be in limitations of the rear extension. That's what I have experienced from planning departments in the past.

Hi Betaplan LTD, I am re-roofing the rear single story extension of my semi detached house. I am changing the roof from flat to a pitched roof. The extension dimensions are exactly the same, only thing changing is the pitched roof which will now be 30 degrees. Do I need planning permission for this? Many thanks!

Hi, I would say yes you would. A planner could see it as an extension, at least apply for a lawfulness certificate.
