These building codes are funny, since when a real tornado or our Florida Hurricane ain't no strap gonna hold that building down. We do our best I suppose. The build looks great. Been following along.

Tell that to all of the wood buildings that we (engineers) design in Florida. They withstand a lot more than you think.

Andrew, I would highly consider making a tornado/hurricane proof room inside the house since you are still in frame mode. We just built 2 houses last year and did not consider it but sure wish it was on the list. Not far from us last year during easter an F5 tornado went through a city and wiped out everything and every home. One house had a master bedroom closet made of cement filled blocks and was the only room left standing. From a designer standpoint i would highly consider it and to make it look nice in the house get stucco put on it so the wife will be happy. I know you have a storm shelter outside but there is no way you or the wife will want to haul ass outside to it during a storm. By the time i thought about it i was unable to do it because of the work to tear down walls and cost to change everything not to mention the rush job i was being pressured with from the wife.

You bring up a very good point and one we've considered lately. The extra expense, engineering and time is something we chose not to take on. 99 percent of what the shelter will be used for is hurricanes, we get plenty of notice for those.

@@TKCL Just remember to always plan for future unknowns. My neighbor has lived here for 30 years and never experienced the weather patterns we have seen since 2017. When the lumber prices come back down i am seriously thinking about building another house then dismantle this house so i will have everything i didn't think of in the new house. We got broadsided by a tornado one morning at 3am with little notice. It wrecked everything out here and took a week for power.

Ceiling first , then push drywall up to ceiling tight. If hanging horizontal put top sheet on first tight to ceiling. Then bottom sheet tight to top sheet. So your 48" may not fall right but you should be good. When putting bottom sheet on place a shovel tip under drywall and step on handel to hold tight at seam. Unless you but the tool to do it.

I did drywall (sheetrock ) for over 25 years,,,,,, do not worry about that "flex" that people are concerned about,,,,,,16" centers are more than enough fastening....

I like how much effort you put into the framing and insulation in your build. Our house is CMU I wish I would have foam filled the block and that we had spray foam in the attic.

Good friend of mine is a Home Builder, he builds mainly 60 to 70 miles from the Gulf, he had a home he was building, call his framer up, they went out and framed the house as per plans, but missed the all important thing Studs to be of 12" centers, they framed it on 16" centers, rather than start all over the framer came back and added another stud, so now the wall studs are on 8" centers. Home designers and A1A most of the time over build home just so they don't have to go back and forth with the Inspectors, the Florida Building Code is a very thick Book, and general Contractors do refresher classes to keep up with codes. I see the nails you are using on your straps, i feel are over kill, but if that is what the plans state you must do it that way, to change it is too costly, and it is like fighting city hall, you call win. i built an add on to a friends house and every stud had a Strap on it at the sill plate and top plate. Also we never put our header beams in till the wall is up, so we can square them up, and the wall is lighter. Also you have water in your Nail Gun.

I seen that! I need a air dryer for my compressor, there is a ton of moisture in the air. Wait until you see the balloon walls, 12" oc and three straps per stud 😳

Stand your rock up and daow don't lay it down If you feel you need to lay it down It will not hurt any thing just be sure you put your screws/ nails, I strongly recommend screws, on every stud.

Not putting another board in at the bottom of the upper sheet rock might cause some challenges when it comes to taping the joints??? The drywall might flex or move a bit if not nailed and could affect the taping joint down the road one would think like possibly cracking of the taped seam.

Sheet rock vertical. It will eliminate butt joints and you won't have to screw with any backing

You can bleach the wood and it won’t hurt it. I did manage apartments and my head maintenance man wouldn’t allow a wall to be closed if the wood showed any signs of mold because it will destroy your home. He would bleach it and leave it for three days. Hope that helps!

Never in all my years as a licensed carpenter have I seen code required fire blocking in an 8 ft. residential wall. Okay, okay... so I've never been a licensed carpenter, but still... I've never seen Bob Villa or Tommy Silva have to put fire blocking in an 8 foot. residential wall. I'm also not a licensed dry wall installer, but I've never seen blocking installed horizontally so board edges could be nailed to it. 1/2" dry wall is stiff enough to hold the tape and mud of that joint. I'd be happy to give you all kinds of other unlicensed advice... just ask! haha :-)

Lol I'm kind of thinking the same thing. Had several people tell me it's required, but a little research shows fire blocking required for stairs, basements, sofits ect. 🤔

Your sheetrock will be perfectly fine with out "hitting" the blocking. Hang your sheetrock sideways, easier to hang and finish.

I have seen 12' dry wall. If put up the wall sheet rock vertical ,12' will span top to bottom.

I wouldn’t worry about the 14 1/2 or less blocking for drywall. 22 1/2 I would if 1/2 or less drywall. If your 5/8 or plus. No worries. Your wind design reminds me or a building we did for Puerto Rico. Studs were minimum 8” oc.

No need for blocking, as you described it. You do want back blocking, whole different animal, where the drywall ends meet. Not sure if you've come across this in your research, but when laying drywall horizontally you do not want the ends to meet on a stud. The butt joints should meet between studs and have back blocking which will create a tapered end for finishing.

Quite a few commercial products available now such as RockSplicer and Buttboard, but I've always just made my own. As always, take all suggestions here, even mine, with a grain of salt and check with your inspector first. We're all living with different codes. You may be required to have all edges on a member for all I know.

Sadly it's impossible to predict right now. Building materials are up 100s of percent so it's making budgeting really difficult. All I can keep doing is looking for the best deals I can find. I know porch square footage is around $24 sq ft and that's with it being subbed out, I was happy with that number. Obviously we will do just a little more to the porches raising that number by a couple of dollars.

WOW.... all that strapping in the wall with shear panels and are you planning to tie the walls to the roof assembly with straps? Across the Ridge with Straps? Jus' wonderin'...... You might want to check what the fire blocking requirements are for walls 10 feet or less in your jurisdiction...... generally not required.

put your sheathing on horizontally to tie it all together better not vertical and you really need blocking in an eight ft tall wall.

Lumber cutting is really being affected by environmentalists who file lawsuits on properties that are set to be cut. At best they tie things up in hopes the project is abandoned.

Need to take your measurement for blocking at top plate or bottom plate most should be 14 1/2 so your studs run right. Don't measure in the middle of stud you will have that whole section off. And hop you set the blocking a 48 canter. as far as dry wall no house is blocked on every joint you are overthinking to much.

Well if I run the osb sheeting horizontal as everyone has suggested for strength, I need blocking all the way across to meet code for nail patterns. I'm all about over doing it and making it right the first time.

Far as I'm concerned the inspector's feelings are irrelevant though I KNOW how the jerks do things. Code is code feelings don't count. I have low regard for architects & engineers too. Too many things they miss or "guess' about that end up with failed inspections, rework, replanning & it never costs them $$$ which it should.
