Great set of videos by assetyogi. Brilliant. One important question - It seems on the day of registry the complete money does not change hands. Generally the registration is done. Then the bank loan actual money from buyer to seller happens around 1 or 2 weeks later once the bank recieves the sale deed registered . What happens if registration done but buyer does not get the final home loan disbursed ? Registered done but payment not completed. How is the seller protected ?

Remember that registration is just a process in which two persons who have agreed to sell and purchase a land decide to register their agreement with the registrar. As such, registration only involves registering the sale. This means a seller can still sell that same property to someone else, even though such second sale is a fraud. Therefore, mutation is next step after registration. A buyer to should always immediately inform local patwari or tehsildar about the purchase of land so that that officer will enter the name of new owner in the register and mark the exact location of the land. Mutation, therefore, is a type of government address given to the new buyer. This will also help the buyer in future disputes to contest any counterclaims, if it ever arises. Courts will always prefer those whose name appears in mutation. Mutation also help buyers to pre-check if the seller is real owner of the land while making purchase of it. Buyer, before he purchases the land, can check online from respective states land related websites if the land really belongs to the seller, or whether he is indulging in some fraudulent transaction.
