12% Vat....plus transfer tax...plus 3% yearly tax. You are literally taxed to death. In the US for comparison. No Vat tax...no transfer tax..and 1% yearly tax.

There is no VAT po, and taxes are not 3% per year.

Humm...that is interesting and makes a huge difference if what you are saying is true. My wife is Filipina and we are looking to buy a house in Baguio early this year but from my research there is a 12% VAT on any realestate property over 1,9000,000 pesos and the yearly tax rate in Baguio is 2% RPT and an additional 1% for SEF (special education fund). Plus, many sellers want you to pay their "Capital Gains tax" upon purchase - and from my understanding there is a high transfer tax as well. Are you not adding the VAT into the net taxes? What is included in the "Net of taxes" then? @@liveupnorth9611
