Great thorough instructions without being overbearing. Video was just as good. You could clearly see every aspect of the job. I’m doing this job this weekend. Thanks for posting.
Took out my toilet and found a 50 year old flange that was part of the down pipe. Plumber gave estimate of $1,200 'cuz it had to be cut from the condo below, pulled up and replaced. Saw this video and one other used two wax rings. So that's what I did to solve the problem and give me peace of mind. THANKS!
Hey, this was very easy to follow and understand! No nonsense, not overly detailed but not lacking anything. The camera work was spot on, and I know it can be difficult to keep the camera in the right spot for these kinds of videos. Good work and thank you for it!
Thank you for this video!!! Have been dealing with a sewer gas leak over a year, multiple plumbers and huge payout. Finally saw the toilet unseated and the ring looks new. Looks like I'll be DIYing two wax rings. Thank you also to others who commented they do this all the time.
Thank you for the double wax ring tip! Helped a lot. Put new flooring in, and it didn't occur to me that that extra height caused my issue. You deserve to wear a cape. 😂
Just got mine done successfully thanks to this video, I didn't have to double up the rings since the bathroom floor is linoleum instead of tile but not a bad idea at all, thanks for the great video, easy to follow and concise and right to the point
I always recommended my guys to take two wax rings. They are necessary when there is a tile floor, because the mud and tile will give the flooring a little lift and the toilet will not sit right. ✌🏼
DOUBLE WAX RING FOR THE WIN!!! Our flange sits lower than the floor in the house we just bought (didn't notice the toilet was leaking on to the concrete subfloor until after we moved in). Your idea to stack the rings was genius! I put a standard ring over an XL flange ring and have flushed a couple dozen times now with no leaks. Also agree with not calking the toilet. Thanks much, your video was very helpful❤
Wife added to our family calendar "investigate and toilet leak/wax ring" so guess who i come to for a tutorial? not a professional plumber, or a hard core DIY'er but a humble apartment maintenance pro. #whosoncall I've worked in a leasing office for over 15 years and the magic these main-pros do is other worldly! keep it up my man and I'll let you know how the job goes.
hey thanks, I have one that's leaking and was about to replace it and thought I'd watch a couple videos first just in case, and glad I did because I don't think I would have thought of the 2-rings idea. I'm betting tile height is the issue with my leaker.
Just started using the fluidmaster no wax toilet rings. Have replaced 2 so far in our hotel. They work pretty good. Havnt had any issues yet. Thanks for the videos
I have been in that predicament the closet was a 1/2 inch below the floor they had hard wood floor added to the bathroom the people did the floor had no idea they needed to raise the closet height for the wax ring . I used a box cutter added just the wax without the funnel . I had a Journeymen in plumbing in the late 80s . old cast pipe your not going to move without a lot of work , to pick up 1/2 inch .
You can always use a rubber ring because the wax can get runny when it's really hot I saw this issue twice from actual plumbers the bottom leaked twice on the same toilet I was like I guess they didn't compensate for thermal expansion 🤷♂️ another thought Is to fill the top and add a little bit of colored dye to help find leaks
One more time thanks for all the time and effort you take to do this videos and keep teaching us new guys that love the trade 🙏🏻. Quick question or more like recommendation I see you always carry your veto bag don’t know if it is a tech or mc or mct and having a milwaukee packout since 2 years i want to upgrade to a veto but don’t know wich one would be better for me size wise so can you let me know wich would be better for me coming from theboackout ? Thanks 🤟🏻🙏🏻🤙🏼
Hey, thanks for the support Fernando. I use the Veto Pro Pac TECH-PAC Backpack - I haven't used the milwaukee packout so can't compare personally. I still have room in my Veto backpack, I've been using it for a year, and I think I got it up around 45lbs. I will be doing my yearly maintenance bag review in the next month or so. But overall I love the backpack.
@@ApartmentMaintenancePro thanks for your opinion I usually carry mine on my maintenance cart but I want to upgrade to veto cause it seems that it keeps everything organized and the bag itself seems more stable standing than my milwaukee that already starting to fall and does not keep still perfect I would try to go to a dealer here in fl ti check the veto bags 🤟🏻🙏🏻🤙🏼👊🏻
Great job, you don't have to be a professional plumber. I seen professional do a bad job. Also thank you for the double wax gasket idea because I have seen this done before. Keep the good repairs idea coming sir.🫡
Me being European: Where is my wax ring? Also why do Yanks use these wax rings. We are in closer proximity to Germans and they developed superior rubber thing. Gotta love these guys.
I need to do this my restroom stinks the toilet functions correctly just I'm thinking the wax ring was never replaced or anything when I moved here thanks for this video
Yea, just checking. That’s how I do. Same industry- apt maintenance. Have two of these to do this morning. Of course after flooring guys- again - it’s literally a given. I prefer vinyl under toilet, but we tell the crews from Sherwin NOT TO PULL - Because of this. Actually they cause all kinds of problems, when they’re last, just before cleaning lady! But, you know the drill, cooperate goes with national contract s for kickback. Blah blah. Cheers. Here we go 😖
I've been watching videos of others raising the flange - I get it, it's pro repair and warrants pro time. But, I've never had a call back after I've double waxed
Man thanks , I got 2 toilets that are starting to be lil shaky so yea ima change ours they original to house from 2002 so it’s time , no smells yet or water leaking in floor but I’m sure it may slip by an on to sewer , so tomorrow I have a plumber coming to change them after it warms up to atleast 45 degrees
That flange needed to be replaced then there would have been no need for 2 wax seals to be used. Bad decision. Maybe there are two kinds of repairs, one for renters and one for owners?
The toilet in my house has nylon bolts comimg up through the toilet.... I busted the left side off trying to tighten because the toilet rocked just a little bit when we sat on it..... any suggetions? (Besides hiring a plumber? I never have had any water leaks....) yet....
You can caulk it if you want but leave a portion toward the back of the toilet uncaulked so water has some way to get out if it's leaking under there because if it can't get out it could be real expensive by the time you notice it's leaking
I used a blowtorch to carefully mely the wax on the bottom of the toilet and the floor and wiped it off with acetone and steel wool. This is only because I had to turn my toilet upside down because someone flushed a plastic toilet scent peice and tampons so had to flip it to get them out but wax should stick to wax so it may not be necessary but if you want to make sure you can clean it
Thank you for the video I have to change the toilet in our bathroom and I hope that this works I don't know I've never done this before and I don't know what I'm doing . I'm a mechanic and a machinist in a farmer and not a plumber just because my pants hanging down it doesn't make me a plumber. One of the little kids must have flush something cuz it is plug so tight I can't even get a snake is caught in the trap of the toilet somewhere and I can't get it to come out or move I can plunge it and it'll blow bit of water will finally eventually go down but it takes forever and there's something plugging it tight I don't know what it is I'm going to take a sledgehammer to the toilet when I get it outside just bought a new one from Menards or here on tall tall elongated bowl I had doubled up receipts input to input a two-seat high took a switch them and screw them together and head to toilet lids on it or two toilet seats and one lead it works looks stupid but it work for making the toilet tallerI would just buy two brand new toilet seats and take the but we'll take both out of the packages take the top wooden lid off 11 of them in and drill holes and screw it to the bottom of the other sheet then cut off part of the hinge the mounting bracket on the top one and mount it with the bottom one it was all screwed together so both both of the lids are both seats with lift up like normal and had one lit on the top that closed there's a way to make the toilet toilet toilet taller when it was too short it's in a trailer house and what not much you can do there made with cheap material . So I got a new toilet from Menards or a hundred fifteen bucks. It's a tall elongated Tuscany Huron I hope that it works good 👍
I broke off a toilet auger in mine and couldn't see/feel the end of it so my toilet had to come up no matter what so similar situation, this video helped me get it done, hope it worked for you too
Instructions that come with the wax ring is to put the wax ring on the base of the toilet, not put in the the floor drain as you did. Maybe that is your problem.
Ok....this is an apartment maintenance guy and not a plumber. Plumbers do not double up wax rings. This is an unacceptable attempt at a repair. All toilet flanges need to be at or up to 1/4" above finish floor height. If you don't want to replace the flange you can install a flange plate to get the needed height. I like the fact you knew about a Jam bar tool for flange bolts. All flange bolts are either 1/2" or 7/16 so you can put away those channel locks. The wax ring you are using with the plastic boot is another bad idea. The boot over many flushes can spin loose and partially block the drain opening.... especially on commercial toilets with an air assisted flush. Use the rubber rings, they work great with no mess and they can be used again if you pull the same toilet. This makes the toilet flange a much more servicable connection. If you don't address the flange issue you can damage the subfloor and have a much bigger problem.
Plumbers do too use double wax rings......Who told you "real plumbers" don't? Just because you don't doesn't mean someone else with the same qualifications wouldn't?
You usually have to remove caulking, use multi tool, have a set of bolts just in case bolts are rotten, double up wax top one with out horn, caulk toilet when finished
Why would you post a video on how to do it wrong??? Of course you're going to get crap for saying that. Putting a wax ring on top of a wax ring is wrong. If you want to do it, go ahead, but don't make a video "here's how to do it". The flange extension was not not even a good recommendation since it looked like the flange is above the floor. Simply a thicker wax ring would be all you needed.
There is no ‘how to’ or anything like that in the title or the video. This is how ‘I’, me, Dave an apartment maintenance technician, handled the situation with what we had in stock. Call it wrong call it a hack, it works, and it won’t leak if done like I did in this video.
@@ApartmentMaintenancePro Well Dave, ya did it wrong. Please don't post videos about "how you did it wrong". Keep those to yourself unless it's titled "here's an alternative method that might work for you if you don't have the right parts". I see a lot of videos on RU-vid where people post "how to's" (whether in title or not) that are just plain wrong.
