Excellent information and explanation Atty. My question po: My two lots were used as part of a three-lots security for a loan taken obtained by my brother from a rural bank 30 years or so ago. Since that time, the rural had been sold and undergone several changes in ownership and name. Whoever is the new creditor bank has not paid the yearly taxes. Several years ago, I found out that the Tax Declaration in the municipality where the lots are situated was offering amnesty for unpaid real taxes. I checked with them and found out that the Tax Decs are still under my name so I updated the real estate tax arrears and have been paying the taxes since then. Going by the acquisitive prescription that you mentioned here, can I go ahead with lifting the mortgage annotation on the TCT on the basis that that the creditor bank has failed to foreclose on the mortgage within a prescribed period of time? Would greatly appreciate your advice/thoughts on this and how to proceed Atty! God bless po in all your endeavors and continued service to the community!
ayon sa experience ko as a DPLI. evaluate mo kung what year yan kasi nung araw pwd mo itax declare kahit forest zone FZ. Once kasi na FZ dmo sya pwd ipatitulo kahit pa yan situated at the seat of a city center bec of its classification.

Tubos 500=1500 pesos ng itoy tubusin hindi na daw dahil ni ramata nila ang titulo . At itoy nilipat sa pangalan ng sinanglaan nila na tao. Na nakikitira lang sa bahay ng lolo namin. Magandang Araw Po Atty Ako po at 67 yrs. Old na last March 30... Nang dahil Sapag Claim KO nang aming Parte nang Lupa nalaman KO SA Register of Deeds na Hindi po ako na registered as my Father's Surname rather as my Mother's maiden name. I was living with my Grandparents ever since I was 7yrs. Old & Graduated High School using my Father's Surname and been known thru the community as such.

Thank you Attorney for the information which gave me an idea when buying a property and also for our inheritance property. We have a land and the mother title is under the United States of America which is needed to be subdivided among the survivors heirs family members! Although this is a big headache for us as incharge of the property and i know this will cost for a couple of hundreds of thousands of pesos to break the mother title!
To summarize, does tax papers make you own the land? No, only a claim. Does living in the land make you own the land? Only if you live there continuously for 30+ years without anybody else claiming the land. Conclusion, verify your land ownership with a title and tax papers from the government.
