Feels like it would be nice to look at these types of numbers excluding the "stale listings"... meaning the ones that have been on the market for a long period of time... like over 60 days. I get this feel that we have lots of listings now that have just been sitting forever at this point.

Love how your mind works. I'll have to chew on that one... I don't know that their system has the ability for me to dig that type of data up. I may have a resource or two I can look into though!

When rates finally go down, unemployment is going to be higher. Your sideline will be depleted, and it won’t take a huge spike in inventory to see price declines. This young man was in high school back in 08. This market is correcting to normal. If rates go up, prices come down. Real Estate isn’t like Bitcoin. It takes time to correct. GFC took 5 years peak to trough.

And please don’t say the Fed will reduce rates when something breaks. Something did break already, price stability, aka inflation.
