I have a rental home with an old roof (it was old when I purchased the house 25 years ago) -- finally hoping to replace it, and fielding quotes from several roofing contractors. One of the reps said there's obvious wind-damage (there was no single wind-event, just wear & tear over the years -- tabs have come off & I've repaired many of them myself ) -- he showed how easily the bottoms of the tabs could be lifted, etc. ... He recommended filing a claim with my insurance company & that when the adjuster come to inspect, the roofing rep would meet with him -- but that I should not -- and the roofing rep felt confident that he could get me "a free roof" -- that he's done this many times in the past. The rep said my rates might increase, but that in a year I could shop for a new carrier (fyi - the insurance company covers not only the rental, by my primary residence, plus vehicle and artisan-insurance for my business, for which I've never had to file any claims in the past)... The company's bid has so far been the highest, but only slightly -- they are a small "family company", were recommended by a friend, and by chance I met the owner and liked and respected him. My question is, does this tactic sound like it can fly? Thanks for any thoughts!!

Hi Tracy, just discovered your videos this week. I am researching roofing companies and I do have my insurance claim document. When the adjuster came, I thought it was just for a roof replacement claim. I was very surprised to receive a 32 line item document that will cover siding, downspout & fascia R&R as well as shed repair. I would think it would be a good idea to give the contractor a copy of this claim so that no items are missed. As a couple of them have told me, they all use the same Xactimate software anyway which will generate the same amounts for each line item since the common database is updated at the beginning of each month. They did explain that supplements would be submitted to cover any missed items. I would lean toward sharing this document up front - after I do my due diligence on company selection! Thanks for your excellent content.👍

Thats the best explanation possible for why to share your estimate. If your state has laws that enforce deductibles to be paid your only priorities should be the quality of work and the contractual agreement the homeowners only out of pocket is the deductible.

There is no value in hiding information, whether it be the estimate or anything else. Showing a contractor an insurance estimate gives them no power. The contractor will be able to help, or they will show you how incompetent they are by falling apart and only being able to say they can do it for that price. Interview each company knowing that the deductible will be the same regardless and figure out which company offers the most value.

Okay, what you said makes absolutely no sense! Why would a contractor not want to do the work for what the insurance company is willing to pay for the work? They've already spelled all that out on Xactimate so how could that possibly be a bad thing? What you're saying in essence is that if the contractor agrees with the costs proposed by the insurance company he's done something wrong. If you get a contractor to agree with the insurance company on the costs of the project that's always a good thing!

@@homesteadroofing the company I work for _only_ follows the insurance enstimate. Whether it's high or low, we do it for that to the penny, and the homeowner is only ever responsible for the deductible (plus any upgrades). @@homesteadroofing Well in an instance where a insurance company is actually paying for a full replacement of someone's roof, here in Florida, they consistently pay higher than market rate. So why wouldn't I want to do the work for more money?
@homesteadroofing
@homesteadroofing 3 года назад
We're in Colorado and it's not that way at all here. Working with insurance companies here is awful in many cases. Here are 4 of my most recent jobs. 1. Standard sized asphalt shingle roof - Insurance company short by $5200 (they didn't include required IWS). 2. Small mountain cabin shingle roof - Insurance company short by $2800 (they didn't include required IWS and decking). 3. Asphalt shingles, gutters, painting - Insurance company short by $4600 (their scope of the loss was less than actual). 4. Presidio tile - Insurance company short by $17,900 (they had no clue what Presidio is). So if I told the homeowners I would do the work for the amount of the claim, just on those 4 jobs I would be short $30,500, which is impossible to sustain a business with. We had one prospect recently who has AmFam. Their claim amount was literally about 10% over actual costs of material and labor. No roofer can stay in business at those margins. The owner's house was up for sale and getting a new roof was a contingency for the sale. He couldn't get a new roof at the amount the insurance company had put in the claim, so it screwed up his house sale. That's why I say it doesn't make any sense to do the work for the claim amount. 95 out of 100 claims have to be supplemented or the margins are way too small to sustain our business.

At this point as long as I know the insurance company that did the adjustment, I can basically create a approval scope of work that is very very close to what the homeowners insurance company gave them I asked them to look at that, and if they notice something on mine, that they do not see on the insurance one, then ask the insurance company for that item. It is usually ice and water shield, drip edge, starter strip things like that.

Thank you for making this video and addressing the question. I live in a spec home subdivision. The farther one digs, the more you realize these homes were built as cheaply as possible. Recently, the neighbor across the street had their roof replaced because he got tired of constantly losing shingles every time the wind kicks up. EVERYONE in our neighborhood is constantly losing shingles! I wasn't home when my wife asked the sales guy if would give us an inspection. He did. Said we had quite a bit of hail damage and that we should submit a claim. Also pointed out that the penetrations for the roof pipe jacks were cut way too big and small amounts of water was leaking into attic. Our adjuster comes out for inspection. Insurance agrees to pay for full replacement. Here is the meat of my post: When I called the roofer to tell him that insurance agreed to pay for full replacement, he asked to see the claim. I say, "Why do you need to see that? They are paying for a full replacement. Please provide a proposal for full replacement." He says, "Well, I want to see the scope." I send him the page where the scope is listing all materials and labor required per the adjuster's inspection. He emails back and says "I want to see all the sheets of your claim." I'm thinking, "Why?" I feel that he simply wants to match his proposal $ amount around the claim $ amount. Is my thinking wrong?
@homesteadroofing
@homesteadroofing 5 месяцев назад
If you've already sent him the scope of work from the claim and it has the prices on it, it could be that he's trying to find out a couple of other things, like - 1. What is your deductible. He may want to know this so he can offer to pay some or all of it. 2. What is your coverage. Is it Replacement Cost or Actual Cash. He may want to know this so he knows how much your out of pocket will be 3. One other thing that you have to be careful of... If your claim has items other than the roof, those will be included in the total claim amount. Something dishonest roofers will do is they will then set their price for the roof replacement based on the **whole claim amount.** If you sign a contract for that amount, that's what you're paying for the roof. You then end up giving the roofer all the money, even the money for other items in the claim. 4. He also may want to know if there's Overhead and Profit built into the claim. This is an additional 20% over and above all the line item totals to pay a GC to subcontract the work. For example, there may be roof, gutters, windows, and paint in your claim. If you hire a GC, he needs to make money on top of what he's paying the subs. So if he hires a window sub, and that sub is charging the GC $1000 for the work, then the claim may have $200 in it to pay the GC for coordinating and managing the sub's work. That's legit. But, if you're hiring a roofer, he will already be building in his overhead and profit into his quote. So let's say if your roofer were to write a quote for your roof, and it comes out to $15,000, that would include his company's overhead and profit in it. If you give him the whole claim doc and there's O&P in it, he can add that to his "estimate" and make an additional 20% on the job when he doesn't have to do anything extra for it. Stick to your guns and tell him to write his quote for your roof. It sounds like there's red flags already though.
@jimmynavarro8056

@@homesteadroofing To clarify, my claim statement is 7 pages. I only sent the contractor the one page that lists the scope. The scope is broken down into quantity and price of materials / labor, including waste factor, and additional for steep roof. It is all laid out. I did remove ALL pricing. As you mentioned, I don't want contractors creating a proposal with dollar amounts based off of the dollar amount in the claim. "You have the scope the insurance is covering, give me a proposal based off of that. If we agree that the adjuster missed something, then we can go back to the adjuster to suggest supplementation." Show your roofer the amount being paid. If the insurance company paid for everything and the roofer agrees to replace it all for the same amount, then so long as he is doing it for what the insurance is paying out he has done nothing shady or wrong. If he sees that the insurance company has missed something he can go to bat for you and get a supplement to cover those costs to make sure you get everything replaced that you need to get replaced. With all due respect, your advice here is way off.

I ask for a quote and he told me let’s see what the insurance company talking about first then gives me a document to sign that basically stats that if insurance covers it I’m suppose to use him to do the work. He did use some roofing fabric to cover a hole that was in my roof due to the storms. The second roofer I called came out assessed the damage and gave me an estimate. Didn’t try to give me any documents to sign and didn’t ask about insurance. I think I’m going with the second roofer because he was straight forward and gave me a quote up front after assessing the damage to my roof. I think this is very subjective. If you trust the roofer or General Contractor you are hiring, it is vital to know what the insurance company has missed on their lowball estimate. If an adjuster has already written the ACV estimate the roofer absolutely needs to properly write supplements. It comes down to common sense. If you are hiring the roofer and trust him, share all documents and work as a team together. Working as a team is the best way to get your roof properly completed.

It’s a one for one swap, and if the policy doesn’t pay for code upgrades, explain why. I do agree that you shouldn’t show all roofers the paperwork, however please don’t leave out that this is the time to see how they handle the claims process. Really that’s it. Xactimate will accurately reflect price and the things that they can’t pay for will reflect in policy. Hands down that’s the process if it’s cheaper then they’re missing something if it’s more, then they’re adding things that may or may not be covered under policy. It all depends but it’s a pretty straight forward process.

You don't have to actually hire one - just have one ready in case it comes to that. Step 2: If your mom doesn't have a copy of the contract, there is no contract. If they won't give you or her a copy, you can simply walk away from them. Step 3: If they do produce a contract, read through it very carefully. If you don't understand it, have your lawyer read through it. It's very rare that someone would be obligated to pay any money to a contractor who hasn't done any work or bought any materials. You should be good to tell the contractor to get lost. I'm interested to hear about how this goes.

I had a roofer come out he told me to file a claim, and then him know when the claim adjuster come out the roofer wants to be there to make shore the adjuster don't miss anything is that a good ideal . And all so what do u think is the best brand of shingles. I hear good and bad about all brands.

That's not a bad idea. For shingles, I can definitely recommend the CertainTeed Northgate. It's what I have on my own house.

Would you suggest the roofer be present when the adjuster comes out? This roofer asked me if he could be present when the adjuster comes out.

Sure, if the roofer is asking to be there, that's not normally a problem. I would suggest that you be present, too, if you can. And watch the interaction between the roofer and the adjuster.

Is it legal to find a contractor to replace a roof for less? Let’s say my insurance company give me a check for $10,900 for a new roof they approved. My deductible is $2,000. So a total of $12,900.00 to be paid to the contractor for the new roof. What if I find a contractor to do the roof for a total of $8,900? That’s $8,900 for the new roof plus my deductible of $2,000 so a total of $10,900? My point is that we are not coming out of pocket for anything all the money is given to the contractor to replace the roof. No money is spent or kept by us. Is this technically legal?
@homesteadroofing
@homesteadroofing Год назад
That depends primarily on one thing. Your insurance policy. Your policy is the contract you have with the insurance company. Most policies will have a statement that you, as the insured, are not allowed to profit from the claim. However, if you have Actual Cash Value coverage, you will only get one check. So if they send you a check for $11,000 and your roofer will do the work for $9000, the extra $2000 is yours. If you have Replacement Cost Value coverage, you will get 2 checks. The 2nd one is the depreciation check. To get that, your insurance company must receive an invoice for the work. Let's use the numbers in your example for this: RCV claim, so you get 2 checks. The 2nd check sent to you after the company receives an invoice for the amount of the project. If the claim is $12,900, and your deductible is $2000, you will receive $10,900 from the insurance company. In order for you to receive the full $10,900 in the 2 checks, the invoice you send them must be $12,900. If the invoice is for $10,900, then the total amount the insurance company will send you will be $8900. If the invoice is $8900, then you'll only get $6900. If you send them an invoice from the roofer that says $12,900, but your roofer only charges you $10,900, or $8900, both of you have just committed insurance fraud. Good question. Hope this clarifies!

If you have RCV do you have to ask for the second check? Example: claim pays 10,000$ - 2,000 deductible. Homeowner is mailed a check for $8,000. Roofer charges 9,000. Can a homeowner just pay the extra 1k and be done with rcv?

If the roofer calls everyday after he knows the check has been mailed i havent talked to him since the first day. Also asks for a $250 deductible paid to them. Deductible is paid to the insurance company right?
@homesteadroofing

No. The deductible is paid to your contractor. It's your share of the cost of the project. Your insurance company pays the major share, and you pay the minor share.

@homesteadroofing My question is how much in percentage is it normal to pay a contractor upfront ? My insurance adjuster estimates around 19,000. My deductible is 7800. Only received insurance check for 4800 due to depreciation.😢 My contractor said he needed My 7800 plus the 4800 if I agree to the contracted price. I know materials don't cost that much.... What do you recommend?? Thanks

I am a new first time home owner, and my home is nothing fancy. It's worth ~250k right now, and it's one of the cheapest homes in the area. I worry I will be seen as a nuisance if I act like an informed customer and make them put in the full effort on my small potatoes job. Could that backfire on me?

Educate yourself and ask a lot of questions. It's your home and you deserve excellent treatment and service from any contractor. For all you or they know, you could become the CEO of a successful business and need a roof on your mansion! Would I want to be the roofer that treated you well when you lived in a tiny house before you got rich and successful, or would I want to be the roofer who passed on your little job in search of a "better" job? A contractor should treat every homeowner as he would want to be treated.

@@homesteadroofing without the insurance scope of work how is a roofer suppose to get his instructions on what is approved? Isn’t that the instructions on what is to be done? The homeowner is not a general contractor, wouldn’t it be easier to advise customers to find a reputable contractor with credentials? Getting bids on something the adjuster has already written up is asking for insurance fraud to occur? I wouldn’t mix the 80’s industry model with a 2024 HB2102 industry like you are doing.

@@hcuhoustonchristiansunited3877 Well maybe things work differently in Houston (although I have a friend who owns a large roofing company there, and I don't think it does), but if you're a roofer, *you're* the expert on what is needed to replace a roof. The adjuster doesn't know much about it, if anything at all. So the roofer is the one who decides what the scope of work is, not the adjuster.

There are many of us roofers out here working hard for our customers and advocating for them with their insurance companies who notoriously deny proper payment and under paying home owners. The insurance companies play games and do in almost every single insurance claim I've helped a home owner with. Your videos are very misleading to home owners and make us look like something we are not. Would you trust someone who owes you money to determine and tell you how much money they owe you? The homeowner is the customer and not the insurance company. These insurance companies do not want to pay a homeowner appropriately in a claim and homeowners are clueless they are getting screwed most of the time. It has absolutely nothing to do with being lazy. It's about making sure the home owner is getting what they deserve and are properly owed. These insurance companies are NOT stepping up to take care of their customers. One cannot properly take care of the customer (homeowner) without all the proper information and in most insurance claim situations one has to get an attorney involved for the homeowner to be properly paid by their insurance company for their claim. It's very sad for homeowners trying to properly be paid for their claims. You are giving people wrong information!!

What is wrong with doing the job for what the insurance company pays, they are always missing line items intentionally and at least 10k short, plus we don't know what they are going to approve, there is absolutely nothing wrong with asking to see or have a copy of the loss summary, you are simply using this narrative for your own gain in trying to paint a bad image on this scenario and acting like your better than other installers, salesmen, owners, and etc... this video is misleading and just an opinion of yours which should be kept to yourself and not spreading false Information as it were truth, here is a real truth...the insurance money is for the repairs or replacement of property they don't send you a loss summary that says well Mr Smith we are going to cover your roof as a complete replacement and as a dedicated payer of premiums that you are here is a little something for you and the Mrs. Take her out somewhere nice or get a hottub it's on us....see this doesn't happen the funds are for the repairs so the flow chart goes insurance provides $$ for repairs ---> Contractor assumes all risk and supplies labor and materials for a new roof ---> homeowner receives new roof and pays Contractor what the insurance company provides....it's that simple but yet the homeowners always seem to think they have just won the lottery for some reason and want to keep their winnings...what I have found is the insurance adjusters and company and Mr and Mrs homeowner are the crooks and scammers and you with this video might as well be lumped in there with them, you do no service to our industry with this kind of marketing scam all this does is hurt and hinder other roofing pros from providing for their families and workers, you should be ashamed in making others look badly in the homeowners eyes and giving homeowners false information just to get more business

@homesteadroofing sorry bigdog a bit of a misunderstanding, I talking about doing the job for the entirety of what it pays after properly supplemented and to a number that actually reflects what it costs to do the job correctly, not this give me an estimate and I will pick the lowest chuck and a truck so I can get something cool with my insurance lotto winnings,...I absolutely despise that mentality, it keeps the bad names around giving our already defamed industry a steeper hill to climb, the insurance loss summary are our marching orders, supplementing loss summaries correctly keeps businesses alive, knowing this process keeps the cream of the crop on top, and the chucks and a truck in their truck and on to the next chuck town...........Mr.Chuck

I had a Roofing Contractor give me a estimate on my roof. $24,300.00. He told me once they start the job if theres any problems or extras he would let me know, it was also written in the contract! When they were finished. We were all happy. FINAL BILL $24,300.00. The Man gets paid in full. 6 months later the company sends me a brand new bill. $29,600.00. My homeowners insurance State Farms estimate was $29,600.00. They made up a separate bill and never communicated to me.
