I saved a £40k deposit on my own. My house-buying journey had twists & turns, so here's MY experience and what I'd advise you to do as a first-time solo buyer.
Note 1: sorry for the audio changes and that I kept putting £31k on the screen- it's cz I kept saying the wrong figure whilst filming the video!
Note 2: the salaries mentioned in this video are rounded figures. I'll share my EXACT salary figures in an upcoming vid about working in Human Resources (HR).

Guys, I've just realised I got my starting salary wrong despite trying to remember as best as I could! When I began saving up for my deposit, I was actually on *£38k* (and then by the time I finished saving up I was on £48k like I mentioned in the vid). I'm SO sorry for the mix-up- I literally pulled out my old employment contract this afternoon to triple check. Anyway, I hope that doesn't take away from the message of the video- you can do this as a solo buyer! x

No they mostly can't... not many bw will increase their salary to 48k in a short space of time.. you are selling a great difficulty to other women...see the data for median wages for bw... the advice should be find a partner... unless person is a high earner (although 48 is higher than the average, it is still not enough to financially be totally responsible for a mortgage)... most scrape the money for this single independent bw journey...they often do not have a decent emergency fund... nor contingency plans for interest rate hikes)...in this world today... if a woman is not in the top 5% of earners... to get from one end of life to the other .requires 2 salaries... we are going to have a disturbing increase of strong independent bw that don't have children...and that will have poor pension pots due to doing everything on their own... Kevin Samuels youtube channel addresses this with brutal honesty... and with data and statistics to back up every claim...

@@imprsk6729If you’re dependant on finding a partner to start your own savings, that’s not attractive to no man. So even if you want to believe it’s only possible with a partner, you should still be saving and keeping your own life in check.

Good advice! I was a solo buyer even though I am in a relationship because I wasted too many years waiting to buy with exes who promised to buy with me then broke my heart but God is good and I have a beautiful house now 😊.

Amazing achievement to do that in 2 years. Im on a similar salary and hoping to buy a house at the end of next year. Very difficult as I’m currently renting and investing at the same time.

You can do it, hun. I decided to delay investing during my saving period just so I could save as much as possible. I also decided to reduce my rent (by moving back with my parents entirely- I still paid a small amount each month for living there). Keep going, though. Keep your eye on the prize x

Eventhough you didn't buy as a solo buyer, its good you had the mindset to buy independently. I am single and have been saving for like 6 years, putting nearly 50% of my salary into savings as I really really want my own house and start to have a financial asset and start wealth building. I didn't want to wait for a bf or fiance to come along as a joint buyer when I ain't getting younger! It's true, you don't know what life throws at you. I'm nearly at 40k and have been looking to buy for a while, however it's not easy as there is too much competition! Solo buyers are disadvantaged against couples in my opinion.

Have you considered viewing properties with a pretend partner, if you think sellers treat you differently as a single person? I wish you all the best though with your property-buying journey! It isn't 'easy' but you can do it!!

The sad thing is.. this message is harmful to the majority of single women...especially single bw... most do not have salaries that can afford house buying alone...the world we live in today encourages the opposite... (independent bw don't need a man) whilst other groups/races... do things the right way... the find the partner first... get married...buy the home together before having a family if they choose... there are a plethora of single bw that will not get married... they will but a dog... Literally just stumbled on your video as it’s the only one I found that specifically talks about solo first time buying. I feel like God led me here, as you gave me the reassurance I was searching for. I’m currently saving 1k a month out of a 24k salary (which I hope to increase this year through promotion or moving jobs). I’ve already saved 10k but know I’ve got a few more years to get up to the 40k goal. Before saving, I was always in the mindset that buying houses were for couples and something to be considered only if you have a partner. I’m 27, and I’ve been single for a while now and thought I need to do this for myself to try and gain some independence as a young adult (I currently live with my parents). But as you say, who knows God might throw me a curveball like a partner who I can do all this with 🙏🏻❤️ Either way the money will benefit me alone or together with them. So I’ll keep saving for the future ahead whatever it maybe.

Hey sis. Yes- definitely strongly consider moving jobs if you don't get that promotion. Well done for saving 10k so far!!! Hopefully you're using a Lifetime ISA so that you get the £1000 bonus per tax year from the government? Yes, even if you choose to continue living with your parents after buying your house, it's definitely a great move investment wise (you can decide to live in the house for a few months and then move back home and rent it out)- don't quote me on this but I think it's easier to get an investment mortgage that way as a first time buyer. Yes, you really never know- people meet and get married to their spouses in less than a year sometimes, so just do what you need to be doing and leave the rest to God- trust Him. Agreed!!! Well done!!!! You're doing amazingly so far!

Great video how much deposit is standard in the UK? Here in America the ideal is 20% of purchase price

The minimum we can put down in the UK is 5% of the purchase price, but most banks usually like at least a 10% deposit (according to www.which.co.uk/money/mortgages-and-property/mortgages/mortgages-and-deposits-the-basics/how-much-deposit-do-you-need-for-a-mortgage-a2kn67v6zryh and www.zoopla.co.uk/discover/first-time-buyers/what-s-the-minimum-deposit-i-need-to-save/). Not sure if it's to facilitate house buying / the economy in the UK since houses are typically way more expensive here in the UK compared to the US?

no you don't hun. You just need to save how much you'll need to buy the property type you want (minus the average house price from the amount of mortgage a lender is likely to give you)- those two factors will determine how much you'll need to save. There are also a few schemes for first time buyers around that either help boost savings or that help with the finances itself x

❤ That's amazing that you're trying to do that (IMO anyway!). Yes, that is a blessing- you're right. I know someone who is a similar age to you who's just recently bought their first property and life definitely isn't about who's able to do it first, second, third etc. I wish we all didn't feel so much pressure- I don't think it's 'too late' for you- the only thing that comes to mind is that the older we get the shorter our mortgage product may be e.g. I don't know what the chances are for someone in their 50s to get a 25-year mortgage for example, as lenders probably won't assume we'll still have an income in our late 60s and 70s- they may reflect that on the interest rate they quote and/or the length of the mortgage product (e.g. give you a 20 year one (or even shorter) vs a 25 or 30 year one), but in my opinion (you'd have to get legal advice on this) is that being in your early-mid 40s the above may not impact you- it will really depend and a mortgage broker can explain & advise on it. You would need a salary of almost 4 grand per month after tax, to make this sacrifice for 40k in about 3 or 4 years. You would need to save half that annual salary to get that type of money in few short years. There are several problems with that. most people in the UK do not earn 40K a month. This is rather in the high bracket. It is also assumed that you must pay rent or have somewhere to stay which can cost well over 1000 pounds, daily expenses and bills not included. these can cost you more than 1000 pounds. Even at this conservative spending which in actuality is far more, one would find 40 grand pretty difficult to save. If on a salary of 35 k, the pensions, taxes or ect... must be accounted for because your take home pay will be much less.If you factor in kids and partners in the calculations, spending would go up substantially making things even more difficult.I think we need to listen but be quite realistic with what is being portrayed here.

agreed, so if one is desperate to save up the deposit in a couple of years I suggest desperate measures- i.e. moving back home with parents/family (even if relationships are fraught; I've seen families with kids do this just so they should save, even if it caused overcrowding issues), working on increasing your salary, reducing your rent (e.g. renting a room instead of a house, or a much smaller & dated house), drastically reducing expenses etc. Even if we all can't do all of these things, there are many things we can do to reduce our expenses, which inevitably helps. Also, don't worry about other people's timelines- just create one for yourself and keep your eyes on that (on what's realistic for you).

Is it really "adulting" if you saved the money by living rent free with your parents? Sorry, happy for you, but most people don't have the option of living with parents. If you saved a deposit by living with your parents, that's not too dissimilar to having the ease of a joint mortgage with a partner, cause it gives you a huge advantage over people who are living independently. I saved a 93k deposit over 10 years, that was whilst I was paying between £600 and £900 a month in rent, and for the majority of the time my main salary was less than yours, a lot less. I had to work 3 jobs seven days a week for three years to save the deposit in that time, otherwise it would have taken me even longer. Even at the end of all that, all I could afford was a 1 bedroom flat in Surrey.

I get you. I didn't live rent free with them though, but yes, it was heavily subsidised. Yes, I agree mate- it makes it substantially easier to save the deposit. You've done really well, and I commend your for that! Even though the 1 bedroom flat doesn't seem like much now, you'll probably be very happy when you sell it or rent it out.

This why the encouragement to women that they can buy solo is damaging... most bw will suffer doing this...and most do not have the salaries to maintain a mortgage (see data on median wages for bw)... most will not have a quality emergency fund and most will struggle when large expenses occurr...I mostly see bw doing this...other races find partners...mesh lives together and build families from the start.. but this independent bw farce will see some struggle lives...and barely basic pension pots...

Sorry forgot to add- I applied for a promotion and then after that got the regular annual salary increases which turned out to be quite substantial increases (in my opinion) after the promotion. I'll be detailing all of my HR salaries in an upcoming video x

I did what is often the hardest part of getting on the property ladder by myself (saving up the hefty deposit) with the intention of seeing the buying process through as a solo buyer. If no encouragement can be gleaned from that then that's a shame. I understand your comment but don't agree that I shouldn't still try to encourage solo buyers just because God changed my circumstances at the end.

@IntentionalAdulting your advise will lead bw down the life of struggle... if they are not in the top 1-5% of earners... they are not in any position to buy solo... if they research data for median wages for bw... the vast majority (95% or more)...do not have a salary high enough to buy prepoerty... even you would have had a life of financial hell... the world we live in today (economically) is Set up for 2...not 1... majority of women from other groups find husbands first...mesh their lives together and they buy homes...with 2 salaries...which is needed more than ever...unless the solo buyer earns well in excess of 50k...has a very decent emergency fund and can independently cover all costs and this includes maintenance and major repairs... I observe women from other groups and see how back to front we really are...

@@imprsk6729 Nothing wrong with buying a house on your own. Different videos of youtube show people buying properties on your own. You have to be able to budget but that is regardless of your marital status.

I came here for advice about being a single first-time buyer, and what I received was a sermon about God from somebody who didn’t even buy a house on their own. Change the title, total waste of my time.
