When you went to do the facility tour at approximately 8:38, the video is just a thumbnail pic? Not sure if you meant to do that. But video picks up later.

For a 1-bedroom unit, it's a great size but as you said, the yellow wallpaper has to go, and another downside of the balcony is the constant humming of the AC units. Not sure if it's worth the asking price.

I think I can get it at 3 million if I take a cut on my commission as well as the owner coming down a bit in price. Under that might be hard I think for the aircon there is a way to have the air blowing out rather than across the balcony space. Going to look into it more and find out the cost involved

I'd say that's about a 2.7 M baht unit. The age and poor location reduces the price. Thai quota reduces it by another 200k baht. If it's not close enough to walk to the beach it may as well be 10 miles away. Also that area is isolated with nothing around so you really need a car to get around. Personally, I wouldn't buy it for even 2 mb because I don't like the location and isolation.

I think it depends on each person. I have to disagree when you say there is nothing around. There are lots of small restaurants just around the corner. A 711 and either Tops or Lotus (can't remember which). All of which are 60 seconds walk away. 5 minutes walk and you will be at the market area and 10-15 minutes walk will see you on the road towards and the beach and by the immigration office. I know for some, maybe they feel that is too far, but for myself, I think it's pretty well located if you are ok with a short walk or like you say, you have a motorbike

@@123LIVINGINTHAILAND Just because there are some restaurants doesn't mean there is much of any trace of life there. na Jomtien is dead and isolated and your know it. And it's been that way for years with virtually no improvement in the situation. Compared to Jomtien (which by no means is a party scene) Na Jomtien is a ghost town. Quite simply you get no traffic flow there so it's boring. Also, as I mentioned the baht bus does not go there which is a huge drawback. Na Jomtien has been pushed by developers and real estate agents for years. It's still at least 15 years away from being a nice development. Same with Bang Saray and Wong Amat which contain overpriced units in the middle of nowhere. Rule of thumb: always avoid areas developers and agents are pushing in Thailand. Developers buy land for cheap when nothing is there and get agents to push it onto people as a great place when the reality is different. No thanks. I won't buy a unit where nothing is going on to develop an area and raise the value. It's supposed to work the opposite way. I probably know the market better than any agent there. I'm a professional analyst and I've been observing it for nearly 10 years.

Yes. Na jomtien is far, but this condo isn't in Na Jomtien. It's in Jomtien. Next to Grand Dusit Park 2. The baht bus stops off around 10 minutes or less from this condo. But yes, I agree totally that Na Jomtien is further south and very quiet. But not everyone shares the opinion that the area is not good. And location wise this condo is in Jomtien, not Na Jomtien I never push any unit for sale. I just promote various units. I'm not going to argue with you, other than to say this condo is in Jomtien and not in Na Jomtien Mr 10 year analyst

Obviously your not familiar with Pattaya or Jomtien for that matter but this is a great location, and by your crazy valuation of the property brings it to 33,750 per sqm which is crazy ,you will not find anything close to respectable for that price. I don't mean to be this forward with you but you can't just say such stupid things without being corrected

@@sonottiny Lived there for a number of years. I don't use market valuation in a country that has no MLS or other real estate transparency. Only fools do that. The greater fool theory has propped up real estate. I'm no fool, but clearly you are,. You're obviously the typical uneducated sexpat. I'm a world authority in valuation. Questions?

If under the Thai quota, it can not be transferred to your name. It can only be purchased through a Thai name or through you setting up a company to purchase the property

It's just an automated translation for Chinese. It's often wrong, but tbh Chinese clients just look at the image and see the price. They don't care about much else

Haha! This is because it took us 45 minutes to record. There was a resident who kept purposely getting in the way. He wasn't impressed with us recording there so in the end we made it super quick just to get what we needed

I think the reason they want to increase the foreign quota is because they are building too many condos to be able to sell them all when only 49 percent can go to foreigners. What do you guys think?

I think it's a good thing. It will give more options to foreigners and will hopefully lower prices a little as there won't be such a limited number freehold units available

@@123LIVINGINTHAILAND I might sell mine, Sir. I have purchased a bit of land close to the beach south of Rayong to build a pool villa on, and might need to sell my condo at The Residence. Depends on my total budget. Same size as this one, bought in 2009, upgraded in 2018. It`s a little higher up, facing the pool.
