Jordan shows the details of how Smith House Co. is putting the standing seam metal roof on this modern farmhouse build.
The roof material is 24 ga. steel finished with galvalume and is a snap-lock standing seam design.
The standing seam metal roof has several advantages:
1. Very durable. 24 ga. especially resistant to hail and wind damage.
2. Concealed fasteners prevents leaks at the penetrations.
3. Clean aesthetic.
and a few disadvantages
1. Expensive
2. Specialized installation expertise
Smith House Co. chose to use Carlisle WIP 300HT as the underlayment and the final product is amazing. It's basically like gluing a truck tarp down to the roof deck! However, you MUST use a primer. If you do not (like we did the first time per the manufacturers installation instructions) the wind will blow the very expensive product off the roof, wrinkle it up, and render it useless. Because of the difficulty installing the product, the extra steps required to adhere the underlayment to the roof decking, and the very real possibility of a wind storm taking the whole thing off, it definitely will not be our go-to moving forward.
Everybody wants to know cost. Here is what we spent in Texas in 2020, but
your results will vary depending on location and roof complexity.
Installation - $4.00/ft^2
Underlayment - $0.75/ft^2
Primer - $0.50/ft^2 (maybe less if you can spread it thinner)
24 Ga. Metal Panels and Flashing - $4.50/ft^2
Again, this is a very specific roof with very specific features and in a very specific location.
Materials matter. Finishes matter. Details Matter. Quality and attention always matter.
