Jordan shows the details of how Smith House Co. is putting the standing seam metal roof on this modern farmhouse build.
The roof material is 24 ga. steel finished with galvalume and is a snap-lock standing seam design.
The standing seam metal roof has several advantages:
1. Very durable. 24 ga. especially resistant to hail and wind damage.
2. Concealed fasteners prevents leaks at the penetrations.
3. Clean aesthetic.
and a few disadvantages
1. Expensive
2. Specialized installation expertise
Smith House Co. chose to use Carlisle WIP 300HT as the underlayment and the final product is amazing. It's basically like gluing a truck tarp down to the roof deck! However, you MUST use a primer. If you do not (like we did the first time per the manufacturers installation instructions) the wind will blow the very expensive product off the roof, wrinkle it up, and render it useless. Because of the difficulty installing the product, the extra steps required to adhere the underlayment to the roof decking, and the very real possibility of a wind storm taking the whole thing off, it definitely will not be our go-to moving forward.
Everybody wants to know cost. Here is what we spent in Texas in 2020, but
your results will vary depending on location and roof complexity.
Installation - $4.00/ft^2
Underlayment - $0.75/ft^2
Primer - $0.50/ft^2 (maybe less if you can spread it thinner)
24 Ga. Metal Panels and Flashing - $4.50/ft^2
Again, this is a very specific roof with very specific features and in a very specific location.
Materials matter. Finishes matter. Details Matter. Quality and attention always matter.

Good, informative video series, Jordan. Just want to say that some people actually like the irregular (oil-can) aesthetic that occurs with flat sheet metal, especially on traditional or historic buildings. The authentic character of dull, wavy and weathered zinc can sometimes seem just right.

I installed a very similar (most likely a different manufacturer) standing seam metal roof on a house back in 2009. It still looks great today. Metal roofs are all I will install now. The higher level of fire/wind damage is peace of mind for myself and customers. Don't forget to mention that these roofs should easily last 50-100 years (or longer if properly maintained). Galvalume is superior to galvanized. Just be sure to use shear style cutting tool so that the galvalume is "pinched over the cut end to protect it from rust. Cutoff saws/wheels will leave the cut edges exposed. Light colors will fade at a slower rate than the darker colors. Northern climates (snow) will need to install snow fence (retention) components wherever walkways/driveways are located. The snow tends to come off is a single sheet ... Can you say avalanche? LOL

Where can I read about how different types and thickness of metal react to heat and cold? Also, I’d like to see a video on how you’re venting out the gable? I’ve always thought it was odd to put holes in roofs. 🤪

I'm in upstate NY. Will be building a 50x120 with purlins and standing seam. Will also have 5 " closed cell foam directly to the tin. No soffit or ridge vents. Also, no roof penetrations. Just like yours, vents out the gables

Has anyone done a study on how much ventilation you need? 2 x 4 seems like overkill, yet I see it often. 1 x 4, sturdi-stip, or Corrugated Lath Strip? I am not sure if some of these plastic products are rated for roof installations. Is there some other composite product that is thin that you would recommend instead of a wood 1 x 4?

In a northern climate, I would absolutely do furing strips if I had a fully insulated attic space. The sun on a cold day could cause huge temperature differences. Allowing ventilation underneath should help keep the temperature more stable.

Whats the membrane made of, is it breathable or a polythene sheet? Do the cut ends you fold over not rust at all?

I see your going with the nail strip method, what do you think of the Stainless steel clip systems?....Here in the high wind zone of the treasure coast Florida.....some believe they perform better in high winds....Others disagree....Most installers here are using the nail strip system, I'm told because its less expensive....

Building a duplex in Phoenix. Framing starts in a month or so. Doing a standing seam metal roof. Not sure about the furring but will discuss with my roofer. Going to do a similar color. Good stuff.

No, 24ga doesn't stop oil canning. The striations in the middle of the panel stop oil canning. Hiring a quality installer is the best way to avoid oil canning.

All metal will oil can. SMS with the clips is the way to go to basically allow the metal to float and expand minimizing any oil canning.

@MoneyThink: Pursuant to code in every US state you can’t have an air insertion valve in place of a vent stack penetrating through the roof. Like it or not the stack is here to stay. Drains must be open to the atmosphere and air insertion valves, which aren’t allowed in all jurisdictions, don’t actually allow drains to be open to the atmosphere as they, by their use, create a closed system. Air insertion valves do not allow things to vest off they enclose the system and only let air in not out. They can cause drain issues if over used or used on a closed loop outside of very limited circumstances and can cause up or down stream traps to actually draw air in or bubble air out due to pressure differentiations when drain/vent lines become filled, even just temporarily filled due to say the slug of water from a toilet flush and can actually lead traps being emptied due to the syphon effect.

@MoneyThink: I didn’t say that air insertion valves are not allowed in every state; they are however not allowed in some jurisdictions, NYC, for example. They are relatively new only being around for 2 going on 3 decades, and the code and jurisdictions are traditionally slow to respond. Air insertion valves are allowed by code at say a sink, so long as they’re installed above the highest allowable water level; that said code is the minimum standard and jurisdictions can be more restrictive than minimum code. My point simply was that AAVs close the vent system and while that may be allowed on a leg it isn’t allowed on the main stack. I didn’t re-read my previous post but if you took away that they weren’t allowed I’m sorry, most places but not all, allow AAVs in limited uses.

Hey Jordan, I'm currently building a house with a roof done the same way as yours. I too had 24 gauge standing seam laying flat on the peel and stick which I did the whole roof in. I used high temp blueskin peel and stick that is made for metal roofing. At first everything seemed fine, but over time the roof has become very noisy on partly cloudy days where the sun is intermittent. I was extremely careful during install to not over tighten the screws so that the metal could expand and contract freely. The only thing I can figure is that the peel and stick itself is sticking to the underside of the metal and making popping sounds when the sun comes out from behind a cloud and expands the metal. The peel and stick has black strips of adhesive on the edges which help waterproof each piece to the next above and below. One of these black adhesive edges gets left exposed facing up when installing and this is what I think is sticking to the metal and causing noise. My only hope is that once all the insulation and sheetrock are in, it won't be noticeable. I wish I would have put down either furring strips or a layer of roofing paper on top of the peel and stick to prevent my problem. I hope you don't have the same issue...

I'm pretty sure putting pressure treated wood next to galvalume is a very bad idea due to the reaction the galvalume will have with the chemicals in the pressure treated wood.

Wonder why they didn't just go with an air gap system? That alone would help with any reactions. It would have also allowed a radiant barrier to be installed.

My Camp is getting a complete renovation. I had a 24 Gauge Standing Seam Roofing Sy put on a month ago. My electrician was working in the attic while it was raining recently and notice several rain drops hitting him. I climbed up into the attic and notice that at every seam, aprox. 2’ apart, I could not only see daylight but water dripping or puddling. On seams that did not have drops of water I stuck typewriter paper through them and pulled out wet paper. I would say since the attic was dark I was able to observe at least 10 seams leaking and I’m sure they all were leaking. I am loss for words to describe how disappointed I am. 51,000.00

Hi, I have a timely question. Im having a 24ga standing seam roof installed on a 2002 manufactured home. I bought the home in 2005 and since it does not have an attic, I am unsure if there is a radiant barrier on the underside of my roof deck. The roofer is applying Palisades underlayment and the metal roof color is white. The home is in Southern Arizona so I am concerned about heat in the summer. I currently have 1 layer of asphalt shingles that the roofer is going to remove prior to the install. What would you do? Install radiant barrier on plywood roof deck under Palisades underlayment OR over the Palisades underlayment? Or Leave asphalt layer on and apply radiant barrier over asphalt shingle layer and under the Palisades underlayment or over Palisades underlayment? (Could the layer of asphalt shingles be an insulating factor against radiant heat if barrier is installed over top or would the asphalt shingles retain heat longer being a detriment?) Or As original quote was; No radiant barrier and Palisades underlayment on roof deck under metal roof. We will not do an air gap between roof deck and metal roof but standing seam will have striations. Thank you so much! We are scheduled for install on 4/30/20.

So what did you end up doing? This guy was no help. I have never put on a roof in my life, hahaha but I'm about to and I have watched a lot of This Old House. All houses need a way to get air out from the attic to stop wettness from getting in there from condensation and for cooling in heat. A lot of houses have cut outs at the gable end and or under the roof in between the wall and wear the roof ends at the bottom. Then they also normally do a ridge cut at the top and put a long cap with air holes so that the air can flow. That would cool the roof. If the old roof was flat....why not just leave it as back up protection? It might not look as nice and you probably wouldn't really want to walk on it, but it seems to me that you could just put the metal roof on the asphalt shingles. You wouldn't need anything else. Since you are paying somebody and he does it as a matter of course, I bet he stripped all the asphalt shingles and then put down the weather membrane and then he laid the metal roofing strips. No matter which way he did it, he should have done some vent holes like I described above.

I had the same problem with a Henry product. It wouldn't stick without primer. On a hot day I can still smell the primer inside the building if the Erv has been off. I really like these ready to go sheathing products. Just a shame LP isn't ccmc certified for use in Canada yet.

Love watching your videos. Really like the standing seam roofs. On a side note though and maybe it’s been said, that peel and stick is going to burn from the heat generated without having an air gap. Can look back at Matt’s video before you were with him. It was a call back (not because of the burning) for a leak I believe. The issue was found when some of the panels were removed. Same product, it had burn spots on it and the material itself was brittle look really old but had only been a couple of years if I remember correctly.

Hey Jordan! Awesome install, I just have one concern. There's a video where your good friend Matt Risinger shows a roof assembly with a standing seam panel installed over carlisle wip 300 and he pulls it apart after about 2 years and the carlisle membrane is absolutely fried. He always recommends installing a batten system and other builders recommend using coravent strips. Do you think the striated panel is going to be enough to prevent the membrane from frying? Another interesting note is that Matt's video was from 2014 and he said that the membrane was good to almost boiling temps, but I checked the specs and now carlisle claims it can withstand above boiling temps, so maybe they fixed the issue. Anyhow, curious to hear your opinion on this problem.

I've been putting on double lock standing seam roofs for 42 years. You can call this a standing seam roof if you want, it's a snap lock. Lead roofs were NEVER put on this way. You need to read up on oil canning. Its usually caused by panels installed too tightly, runs too long, or a machine that's out of adjustment. I find 24 guage galvalume to be an inferior material. It doesn't like paint, and you can't solder it. Your penetrations are only as tight as rubber boots and beads of caulk around them. I despise the whole system. However, on a roof like yours, with no penetrations and a good pitch, it should be fine for 30 years. My terne roof would last 200.

So other than being expensive, difficult to work with, not adhering (without a primer), Carlisle is great. Don't believe any manufacturer that claims their self-adhered product works without a primer. It always peels. The worst part is when it looks like it is adhering and you cover it up - and then 1-5-10 years down the line you uncover it and find it has delaminated/wrinkled, allowing air/water in. I won't ever use a self-adhered product without a primer again. And it needs to be rolled.

We used Sharkskin SA on our current project (64 squares) and the guys just pressed it down with a push broom. If you had to try to reposition at all, it was ripping the entire surface off of the LP Southern Yellow Pine OSB. I liked it so much that i bought half a roll and we used it for our window sill flashing. If it had any sun on it at all it would literally pull your fingerprints off. Give it a try, it wasn't even that expensive. The only prep we did was blow the roof deck off with an air duster and a leaf blower.

PPS.... Sharkskin SA has a soft fleece top layer that lets a steel roof panel slide noiselessly as it expands and contracts and wont wear the paint off the back and cause corrosion issues later.

the eave detail is not one i've seen. why close the snap lock void? why bend panel under?

Close the snap lock void to keep insects out. Bees, wasp, etc. The bend under is to add strength to the edge which can open up at different temperatures.

Primer? WIP 300 will stick, throw a couple tacks in it. And it's just Galvalume snaplock, no worries about scratches. Not a top choice when there are double lock systems that are superior. Oilcanning doesn't lower the efficiency of the roofing system, its purely aesthetics, the look.

Something's wrong. At time 2:33 when you're pointing at the standing seam, I see too many flaws in the paint. Why are there already scratches in that paint? Someone scuffing with the tool already? That worries me,

From a distance standing seam looks great, but to live in a house with standing seam when it's raining is a roisy racket. How do you sleep when its raining outside and the sound vibrates through the roof? Even Martha Stewart once told her viewers that metal roofs are loud. As much as I'd like it on my home, I think I will only use it on my garage separated from the house. Good on a barn, but not to live with. And that disappoints me. If you're hard of hearing, then go for it.

I'd love to have a metal roof, but the cost/square is almost 5x a traditional asphalt roof (at least around here). Hard to justify the 80-100 year ROI.

Material looks nice, BUT, why people use white siding with Galv roof is beyond me. Blah and bland collaboration. But whoever picked it out, gets the bill, not me. I would like to see how Matt Risinger’s roof performs in the Texas heat. They ran lathe on 16” at a 45 degree from the eave for ventilation. Sounds next level to me!

I would not use anything that is some special make and proprietary and especially not aluminum, because aluminum will corrode over time, and I would not want that in the environment around me especially with all the links they are making with aluminium and alzheimer's syndrome. Aluminium may be light, but in a lot of sun like Texas, I think it would be really bad. It also would be bad near any body of salt water. Steel is the best. Steel rust is not going to hurt anybody or anything. It is also cheap.

@@prescottkemler8420 Expensive, but not so expensive for a new, architecturally significant 50 year roof that produces electricity. It will likely be mandated by law down the road for new construction. Tesla's emergence within the energy sector is not coincidental.

Use S-5 standing seam clamps and conventional panels for 1/4th the cost and have a profitable system in seven years versus a 20 year payoff. Labor is the solar profit killer on low per Kwh utility supply.
