Shared this for my viewers. I get asked about this all the time, and I don't mess with odors, so this is great as I can now refer a lot of those interested in this to you. It is something a lot of carpet cleaners dabble in, but they often don't accomplish a complete or lasting result, and specialists know how to get those results, and you need to achieve that standard or leave this stuff alone. The generators sold on Amazon are (as you pointed out in another video) fine for homeowners to treat odors in their home, or maybe their rental homes, but the pet smells etc that have penetrated carpet pad and subfloors will return after a while. You show a better far more professional approach here, and one that will work and last, and mention who the potential customers are. Great information, wonderfully presented. I keep finding content on your channel to share, and hope a lot of other people will discover it as well. Keep making these videos, they're a big step beyond what a lot of others are doing, and your channel will take off soon.

God, how I got to you here, my friend. I started looking on your engine cleaning videos with the tire foam. I’m planning on changing career after almost 20 years in trucking and this sound good for me. Been under cancer treatment for the past 3 years and thank God, I’m cancer free. Would like to get off of Trucking to be closer with my family but still need to do something. Will look at your video again, thanks, blessings.

Thank you and congrats on being cancer-free! There is money to be made in the odor removal business, but it takes a lot of work. I spent a lot of time marketing to potential prospects such as realtors, property management companies, apartments, and auto dealerships. I ended up mostly focusing on apartments. I talked to a guy a couple years ago who only did apartments and had over 40 complexes he serviced that would have him treat each unit after every move out. To me, that would be ideal.

The machines I purchased are from maxblasterusa.com . The only thing that I found to work for property management was going in and talking to them about what I could do for them. A big selling point is taking care of odors quickly (less than a day) and cheaply for them. For realtors I mainly dropped of a small display with company info, brochures, and cards. It was a slow, time consuming process but worth it once I got established with the people who could provide ongoing work.

Thank you. My question is to operate the ozone machine does the apartment complex have to be completely empty? Or is safe for people?

There has to be no people, pets, or plants in the apartment. The complex doesn't have to be empty, just the apartment you are treating. I have never had a problem with ozone migrating into other units and even if it did, it would most likely be super low concentrations. Ozone is a respitory irratant and it should not be breathed in by anything living. I usually wait 1-2 hours after the treatment is over to enter and open windows and run fans for a few minutes to clear up any residual ozone while wearing a respirator. The good thing is ozone has such a short life it reverts back to oxygen really quickly.

Technically everything should be cleaned prior to using ozone however I've treated lots of places where nothing was done and ozone completely removed the odor as long as the source was gone.

I saw some of these machines at issa last year and they wouldn't sell them in California due to EPA regulations. Do you know if they make some that are EPA compliant. Thanks. Henry

As far as I know, the EPA does not regulate them but it may a Cali EPA thing. I do know that the EPA does not recommend them only because they have to be used in unoccupied areas which is just silly because ozone is so effective at both removing odors and sanitizing. Was it the manufacturer who said they wouldn't sell them in Cali? If so, which one? I would think there are restoration companies using them there. But whatever the case, there really couldn't be compliant or non-compliant ozone generators. I would do a little more checking to see exactly what the deal is.

The single best resource I can recommend is the National Ozone Association. They have some good info and offer a course on ozone and you can get certification from them. There is a lot of information on the web (both good and bad) but it takes a lot of time to sort through it.

Hi Henry, thanks for watching. I charge a little different than a lot of people for odor removal. For apartments I charge a flat $125 per unit. The reason I price it a little on the low side is to encourage the managers to use me more. Some guys are charging more but since most apartments are VERY cheap and don't want to pay much, having a lower price tends to get them to use me more often. For residential and commercial, my price starts at $325 up to 2000 sq/ft depending on how bad the odor is. After that, I add $50 per additional machine. Some people charge by the cubic foot instead of square feet since ceiling height plays a factor in how many machines are needed but I seldom do anything with high ceilings so I try to keep things simple. I always do an in person estimate on anything that's not an apartment so I can guage how bad the odor is and figure how many machines are going to be needed. I'm in Louisiana.

I'm not doing a lot of odor removal these days. My main business has been carpet cleaning so I focused most of my energy on that since it was where the bulk of my income comes from. I was trying to run and market the businesses independent of each other and it was entirely too time consuming so I slacked off of the odor removal marketing. I still do some for apartments, property management, and my customer base but haven't actively marketed it in a long time. For the sanitizing side of things, ozone is a harder sell than going in and doing a fogging treatment since it's a longer and more involved process. Plus, ozone is not "*epa approved*" like a lot of the chemical disinfectants so no, I didn't really get involved in that side of it. Five years ago we had a major flood that flooded 90% of the area and I did actively market sanitizing but found that the lack of public knowledge about ozone and it's sanitizing properties and the fact that everyone thinks spraying bleach 🙄 is the best way to kill and prevent mold made it pointless so I think, for me, it's best marketed as odor removal rather than sanitizing. The truth is that as I get closer to retirement, the odor removal business is my retirement plan and something much less physically demanding than carpet cleaning so I'll work more on it at that point.

@@AllAmericanMack Hey I appreciate the reply! Makes sense. Seems like not too many know about the cleaning properties of ozone and think its harmful unfortunately. I didn't know it wasn't epa approved as I was thinking this might be a good idea for a side hustle of some sort. I can see how marketing would be hard for the ozone side of things compared to the carpet cleaning. You mentioning you can charge anywhere from $150 to $300+ made me think there may be some potential to make profits in this market but don't know how the law with ozoning works here in Canada. Something to look into I guess. Cheers and happy business man

I don't have a website for odor removal anymore. I kept one for about a year and a half but found it only generated a handful of small, one-off jobs. When people search for the term "odor removal", it tends to be for carpet cleaning and urine issues because most don't even know a service like this exists. I found getting business was 99% reliant on making direct contact the groups of people who could supply me with recurring work like apartment managers, car dealers, and realtors.

I have several of the Maxblaster brand generators and some that I built myself. I will probably buy more Maxblasters when I need more for the simple reason that they are made differently and more durable than any other ozone generators. They are the only machines built with USA components. The ones I built myself use the typical chinese plates and transformers that are found in pretty much every other machine. They are ok, but I don't trust the mg/hr numbers and they are much more prone to failure than the Maxblasters. If you want, I will do a video to show you.

I have been happy with the Maxblaster brand, and I did a lot of research before I ever purchased my first one. I feel they are the most durable machines that I know of, using American made components. Are you looking for personal use or to start an odor removal business?

I spent about $2000 on 5 machines, ext. cords, fans, etc. You could start with less machines though and bring the cost down but I would recommend at least 3 ozone generators. More means that you can get the job done in much quicker. I always promote that I can have the odor gone in 5-6 hours instead of someone else who needs 3 or 4 days.

I believe it is as long as you are able to break into the customer groups that can really use this service such as realtors, apartment managers, auto dealerships, etc. It takes a lot of work and talking to a lot people since it's a real specialty business but the groups I listed above are likely to use the service over and over.

Because it's such a niche business, I approached it like this. First, I made a website and a google my business listing using keywords like odor removal, car odor removal, smoke smell removal, etc. It didn't take very long for the website to rank high since there was almost no competition in this field. Second, I went and dropped of an information packet to apartment complexes, property management companies, and realtor offices, and just business cards to auto dealerships. I would follow up with postcards to apartments and property management about every three months just to keep my name in front of them. Many dealerships already do this in-house, but not all, smaller independent car lots can be a gold mine. The apartments, property management, and realtors were my main focus since they can provide repeat business and more money per job. The main drawback to mass advertising is that most people aren't searching for a company to provide this because they don't know it exists but I did get calls from the website and google business listing. I ended up focusing on just apartments because they were the easiest and paid the most. The best intro I found was to offer to do a free treatment for the car lot or apartment and let them see how quickly and thoroughly I could remediate the odor. Some of the apartments were using restoration companies that were charging much more than I was and not fully remediating the odor. I stressed how I could have the unit odor-free in about six hours and I guaranteed the work. If the odor returned, I would redo it at no charge. The key is just to saturate the unit with a lot of ozone for 4 or 5 hours using multiple machines rather than trying to use 1 machine for days. Many people don't understand this and that's why they don't get good results.

@@kimberlyorn4582 It varies. I may not make anything or may do $800 on the high side, but my main income comes from carpet cleaning and janitorial. There's lot's of money to be made in specialized odor removal, but I'm pretty strapped for time with the other businesses and don't devote near enough time to marketing it anymore so don't be discouraged by my numbers, I'm leaving a lot of money on the table. If you haven't already, search here on youtube for ozone generator 20000 and check out his testimonials, they have some really good info. Also search for NWA Biogreen Solutions. He has some videos of how he does cars and apartments.
