Because so many people overpaid for homes during a period when interest rates were low, I believe there will be a housing crisis because these people are in debt. If housing prices continue to fall and, for whatever reason, they can no longer afford the house and it goes into foreclosure, they will have no equity because they will not make any money if they sell. I feel that many people will be affected by this, especially given the predicted mass layoffs and fast rising living costs.

You are correct. With the help of an investing coach, I was able to diversify my 450K portfolio across markets, and I was able to create a little over $830K in net profit by using high dividend yield stocks, ETFs, and bonds.

Would you mind sharing some information on the adviser who assisted you? Since the age of 18, I've been saving for a pension through a company program. As I became more taxed, I enhanced my workplace pension with a SIPP (tax advantages). I'm now 50 and would like to aggressively grow my wealth; there are a couple cars I still want to drive and mega-vacations I still want to take.

I don't think this issue will be as pronounced as people let on because a) the majority of borrowers don't borrow the max they qualify for, and b) I think it was like 50% of Canadian homeowners that don't even have a mortgage and just buy properties with cash. There may be a slight uptick in delinquencies, but Canada already has very low delinquency rates compared to the US and UK and their housing markets are faring just fine.

fear a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $300k, but I'm not sure on how to mitigate risk.

Consider reallocating from real estate to other reliable investments like stock, crypto or precious metals . Severe recessions offer market buying opportunities with caution, as volatility can yield short-term trading prospects. Not financial advice, but it may be wise to invest, as cash isn't ideal in this period.

It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

Home ownership falling…. Fails to mention 1,689,846 million new home owners since 2011. BC and Ontario is where most immigrants go to first. Foreign buyer ban, foreign buyer taxes. Surprise! Less ownership rate.

Scam! 1) Both them and you contribute to down payment 2) Homeowner continues with upkeep and improvement costs 3) Home appreciates and when you sell they swoop in and take a greater portion of the sale price without having to contribute to the maintenance and improvement costs.

Young people are renting until much older ages. It has a lot to do with all of the Magic Money Printing.

@@zomgoose I don't think young people who grew up in Canada are the ones renting. It's just that they own condos nowadays rather than single-detached. Maybe it's just a personal anecdote, but I did not come from a particularly well-off neighborhood yet like everyone I know in my age-cohort (early 30's) owns in the greater Vancouver area. The common denominator? Their parents' HELOC. Admittedly I got help in a similar way. You have a large wealth transfer happening in Canada and so all those kids who have parents who got into the market in the 80's and 90's are doing just fine. I do think the uptick in rental rate has a lot to do with immigration over the last decade.

@@apelle92 The young people I work with have all been renting, as well as myself. Unless parents use their paper equityin Canada, then the children will not own. Canada has become a country where you are rewarded based on whether your parents owned real estate instead of what you contribute to society. It is not a good path for society.

Easy fix that will help housing affordability is to allow low income earners to deduct mortgage interest on their tax return. And please stop giving rich developers GST rebates that they will put in their pockets.

Complex Scam using a very bad current situation that they expect to be even worst if they bet their money for future appreciation of an already highly over-appreciated property :). You have to sell one-way or the other to "help them" make their profit.

So, having an investors own a portion of your home by merely supplying a percentage of the purchase price in down payment is actually quite nuts for the homeowner to consider, reason being homes are expensive, and it cost money to upkeep the home. It might need new roof. It might need a new driveway and you might do improvements yourself on it and all those expenses that you incur are not subtracted from the profit that they will get, think about that

Stop allowing Mortgage 'interest' as a Tax write-off against rental income on revenue property..... problem solved ! I mean we're going to have a Real Estate crash anyways.... why not 'cleanse' the over-leveraged speculators responsible for the Price imbalance at the same time ?
