The American Dream, symbolized by homeownership as a path to wealth, is fading for many due to the Covid-era economy's challenges. Before the pandemic, the housing supply was already low, a situation exacerbated by remote workers moving and the end of historically low mortgage rates. Millennials like Garrett and Rachael, who followed traditional advice to save for a home, found themselves priced out as home prices and mortgage rates soared. Now, renting is more affordable than owning in most of the U.S., yet the aspiration for homeownership persists, driven by the ingrained belief in achieving the American Dream. This pursuit has become more precarious, with the risk of financial instability from job loss or unexpected expenses. Yes. If they can't avoid renting from large institutions, then they should stop paying rent. I know this is unpopular, but there needs to be a disincentive to buying up all these houses. We've already seen that the system gets easily overwhelmed by this. There are only so many people that can be put on the streets at once.

Our son will soon have a Masters degree, he moved out of state & is planning on living in an old Boat on a Marina cause he's sick of paying $1,300 a month rent, that's the cheapest he can get so he's making another way. crazy !

I think the next shoe to drop is when the taxes & insurance are raised because the new assessments are going to raise the taxes too much for people that actually could afford the house will get priced out by the tax increases. This reminds me of Toronto where older people owned their houses outright for decades and then they had to sell when the new assessed values caused them to either sell or take out equity loans to stay. If I recall there were people that bought a house around $200K in the early 90's and then they were being taxed on the current values of $1 million+, causing the taxes to go from $4K per year to around $15K. It's almost as if the banks were plotting to force inventory on the market to get more mortgages. A house that is paid off doesn't help the bank, but when the place gets sold and gets a new mortgage every 5 years it makes the banks mucho $$. On top of that, the corporates come in and buy single family houses and tear them down to build 8 unit condos, so instead of 1 property getting $2K a month, now they can get 8 units at $2500 a month on the same lot size. This is what is happening in the North Atlanta suburbs.

There are no houses that I can comfortably live in for less than $600k in my region. When I bought my first house in 2016 for $260k I thought it was insanely overpriced, my salary is about the same adjusted for inflation. I moved in with family and help renovate the houses I live in now fixing and flipping while working 50 hours a week in my day job to break even. No kids or wife. It’s exhausting entering my late thirties.

My northern California town of about 100,000 has virtually no affordable homes for sale, but recently approved a development on environmentally sensitive land the size of the town just south of us. We've desperately needed thousands of more affordable homes for over a decade, but this development will dedicate only 6% of the housing to "affordable" homes, which are beyond the budget of the average income of our residents - and those homes will be built last, about 4-5 years from now. Our acquifer is already dangerously low. Homes in town and surrounding farms and ranches are having to pay for deeper wells (several hundred additional feet), which many cannot afford. The development will not have to pay for needed additional infrastructure, burdening our already strapped police and fire department - and roads still suffering from the additional 23,000 people who were burned out of neighboring Paradise in the Camp Fire of 2018. The developers are off the hook for the added air pollution, which cannot be mitigated, and our county has one of the highest number of hazardous air days and highest rates of lung disease. Our county is one of the poorest in California, so where are we supposed to go? This is pure insanity.

There is no need of them whatsoever and their purchasing power is minimal. As long as institutional investors like Blackrock can buy housing the market will continue to climb. First time home buyers will have to resort to buying the undesirable properties these companies don't want.

I live in Vegas. Anything in my area ( 89117 and 89145 ) that’s under 400k and Atleast decent is being bought by progress residential and back up for rent two weeks later. It’s sickening.

1. Not enough supply, 2. Airbnb due to boomers not having pensions, 3. hedge fund buying, 4. foreign buying as a safe place to park money, 5. people can't afford to sell due to not affording to buy a replacement house with higher rates. Builders can't afford to build affordable houses, as McMansions are more profitable. So what is happening is multiple families are in a three bedroom house, or bedrooms are turned into dorms for singles. It's the new normal, the government won't step in to provide housing, so we might as well get used to it.

Smaller housing is really undesirable to most except investors right now. Take it from a guy trying to sell a 3 bed 2 bath at 1600 sq ft. Been waiting for months for a non investor.

​@@ChristmasLights2That's interesting, roughly speaking where do you live? In my area, 1600 is 53 square feet smaller the median size, so could be considered smallER, but not truly small. Going for $127 per square foot on average. Is that around the price where you're at?

From 2016 to 2024, a house down the road rose over 93% in price from the last time it sold. That looks absolutely volatile if a market can increase in price that fast. I understand an increase but that just seems ridiculous.

There is a lot of inventory out there but builders are lying to the people. In Arizona builders are holding back inventory of new built homes and not listing them on the market to make it seem inventory is low to keep prices higher. However a look into the county assessors information on their community tells the true story. They claim to have only a few units left in reality however they are only 60% sold on the constructed homes and still have open parcels to build. The high interest rates along with high prices are making the market stagnant. These homes are over valued at more than 30% to current market. Don't be fooled by the so called "Low Inventory", there are plenty of homes for sale just not worth buying at the current 30 - 60% over valuation.

Builders in North Florida also limit inventory, but they do it so they can mark up prices for “new inventory”. Basically trying to squeeze every dollar out of purchasers. New builds are significantly overpriced in NEFL right now.

Builders who was in the 07 market learned. They slow walk new inventory because taxes on a built home is higher than empty lots. If the bottom falls out, taxes on the empty land is affordable to keep over an empty house with all the materials and labor paid while it still isn’t sold. The builders are keeping profits sky high. Minimal labor to keep the houses going online slow enough to keep prices too high.

A small 1000 square feet house house sells for about $600k where I live. No affordability here. 25 years ago that same house would have sold for about $150k. Home prices have gone up 400% in 25 years. Wages have maybe gone up 70% in 25 years.

For that size in a decent neighborhood where I live is $1.5+ million. I have seen homes that are bought last yr and being sold last month for $200k+ more than what it was sold for last yr. It's crazy.

I agree, honestly, I believe that if even 1% of Americans would live generationally, ie children stay at home while attending college..then the rentals would sit empty and investors would need to lower prices to fill the units. Also, we need more small entry-level homes for first-time buyers. These huge homes they're building are just too big!

@@seanm3226Source: ‘I made it up.’ This is statistically false. Immigration contacts exceeded births but that tally doesn’t include the amount of people that left the US after the encounter. Which puts total immigration back under births. Further more, the encounter tally includes people who crossed multiple times. The distinct counter tally is far lower.

Some communities don't want affordable housing, incentives or not. Having talked to some local mayors, they have local building codes to severely hamper the possibility of "vinyl villages" and have even discussed banning vinyl siding entirely. These are in communities of over 90k people. In the end they did not ban vinyl as of today.

The bigger problem in reality is that most people's homes are the most affordable ever... 65% of Americans are home owners, a relatively high percentage of which are owned outright, the overwhelming majority of the rest refinanced at the lowest interest rates in 5000 years. They have no incentive to give up those houses, which is intolerable for the 35% who missed the window.

one thing i do not agree with is tax incentive and more government meddling we need more freedom and liberty. i think it would be much more beneficial to reduce residential land use regulations and even reduce building codes (11 years working in DC area Architecture and Construction management). the governments are inflating the cost of construction by mandating alot of junk that isnt needed and permit costs. such as Montgomery county requiring all new single family to have sprinkler fire suppression system. Or empty plot cant build anything because frontage is to narrow. I worked in Taiwan back in 2012 as Architect Assistant. Asia approach buildings in a very open market style. they allowed 8" rise 8" tread with min 30" wide stairs, shrinking stair well sizes. they allow infill lots as long as you meet building height and setback requirements. Alot of the homes we designed were very strangely shaped but functional, and it is ultimately down to what's acceptable to the client and prospecting home buyers. Americans are creative and hardworking. but the government seems to be very determined to yank out hindleg instead of helping.

The selloff of California to any investors were the earliest culprits. Big box stores preyed on mom and pop demographics and how did this help create food deserts where gentrification has displaced the Black American everywhere we live in America.

I think a lot of speculator aren't considering the rising costs associated with owning these pricy pieces of realestate, property tax, insurence hikes for your forever morgage, a lot of people straight up cant afford that and that pain will weigh on both the big and small owners and unless they drop those prices, there not going to be able to off load those propertys easily.

I bought in 2012 a house in Southern California for $270k with 3.5% down with an FHA loan. It's now worth $1.1M+ I cashed out refinanced to a 15 year and bought 2 investment properties in 2019. It took me only $10k in total to become a millionaire and have $2M in properties all 3 financed at 3.125%. I was one of the lucky ones.

I believe AI is a problem in every aspect of the human wellbeing. Computer accuracy can be be incredibly beneficial for high performance instruments and surgical precision but not for human wellness. The terminator movies are not a far off reality. AI is behind the machines that destroy people’s credit . People who are paying bills on time faithfully but keep having accounts closed and credit limits decreased. A I black lists people from entire spectrums of employment. These are systems that snowball people down to homelessness and hopelessness. Its evil.

I love your videos. So accurate and spot on. This reminds me of my mom, who is a baby boomer. Although she would love to downsize, she cannot because the interest rates are incredibly high and she’d be paying much more even in renting then she is now with the mortgage. Thank you for shedding light on this. Definitely a systemic problem. I also do feel bad for my four children. Two of them now in their early to mid 20s. Even with a full-time job, it’s going to take so long for them to even be able to afford the median cost of. 400 k plus home. So sad. I will help them as much as I can, but it was so much easier when I got married years ago. 🙏

Here's an idea - for every new home a developer builds, they have to rehab a property in blight first. there are TONS of abandoned homes just rotting out there.

There’s definitely “mom and pop” investors who own more than “a couple” properties. I know someone here in Scottsdale with 15 properties. It’s not unheard of to hear of someone owning 5+. It’s a mess.

i feel this pain was inevitable since we didn't go through it when we were supposed to after 2008 crash. i am hopeful for the future; but we have other factors with mental health and culture wars to deal with as well more than ever. we are literally reliving the roaring 20s into the depression 30s into war 40s all over again.

I live in a subdivision of homes worth about $350K. Nobody buys these houses to live in anymore. One of the houses was sold to a big corporation but the rest have been sold to mom and pop investors or rented out by the original owners. Based on my personal experience the lack of affordable housing is due to small investors, not Blackrock. I cannot blame my former neighbors for renting a house out if it makes sense financially for them but talking to some of my new neighbors I was surprised at the level of anger they felt towards my former neighbors that are charging them $2600/month to rent a house that was purchased 15+ years ago for less than $150K. Fury would be a better word than anger. If they translate that fury into some sort of rent control its going to include small investors as well as big corporations. Before he moved the renter across the street had his rent go from $1400 to $2200 in less than 4 years and he was expecting it to go to $2600 based on what other renters are paying on this street. The hatred he felt towards his landlord, my former neighbor that owns a single rental property, was scary. Which is why when I move I am going to sell my house, probably to an investor, instead of rent it out. Just not worth the risk of possible rent control in the future and angry tenants tearing up the house. Also, being a landlord sounds like work, not retirement.

Incentives wont work this time around. If the product is over priced, its not worth buying because some time in the future, the value will plummet. Everyone knows that prices are in a giant bubble right now. These corporations have ruiined the housing market in my book. Its going to get to the point where angry people will eventually start burning the empty houses. Its a shame that housing has been done this way, but self building is about to take off. Barn raising was a big deal during the great depression and it looks like it might be about to come back.

where can you find actuals in our area that will show the number of financial institutions buy houses vs individual buyers. in 2022 it was reported that 1 in 4 were being bought by investors in our area, Raleigh.

There ARE enough homes for those that want to buy or rent BUT all those Investment groups and even Mom&Pop investors are making too many of them into AirB&Bs (nightly). They also make the rent way too high on those rented monthly. And don't forget that there are foreign investors who buy and leave houses vacant. Every community needs to find out what the situation is in their area: then make at least 75% of SFR be only "Owner-Occupied" until our country gets back on its feet, housing-wise!

It’s more expensive to build so they make homes with a higher profit margin. Right now those homes tend to sit because of the interest rates being so high.

Because they want the most square footage that can be built on the lot to make top dollar. We need them to build 2 bedroom 2 bath smaller homes. Especially for first time home buyers and the elderly that want to downsize, but they are greedy.

It doesn't make sense. I know what they're doing. But if it's not working, WHY are they doing it? If a customer says they want a compact car, why show them the Suburban? When did no profit margin become better than any profit margin? China has done the same thing with ghost cities. IT DOESN'T MAKE SENSE.

If you look at the homes being built in the 50s, 60 and 70s, they were small, and therefore affordable. All the new housing is on the luxury / mcmansion end and the people who can afford these homes is becoming increasingly smaller. They weren't building mansions in 1962 for middle class people. We have become deluded as to what a middle class lifestyle should be.

I live in rural southern Indiana. We have 1 town in our county that you can buy groceries, etc. We are considered the 3rd poorest county in Indiana, and yet we are the 2nd highest taxed. The " City " just bought 50 acres and hired an out of county Builder to build about 30 - 40, 300,000$ and up, houses in an " addition ". We have been in our own housing crisis for about 10 years. We need houses here, and 3 years ago they built a brand new apartment complex, that is 1,450$ a month. For us, here, this isn't even close to affordable. 70% of the county can not afford this. If out of county people come and build, the taxes here are going to sky rocket. I am wondering if 1 " city " can drown the entire county? Have you ever seen this happen?

There’s some new builds in my area but they’re HOA. Detached single-family homes no HOA that are affordable are still harder to find.

I think a possible solution is to make even more affordable rates for individuals (not corporations) for home building and not buying supply. This does two things, removes the risk of loans from builders and increases supply of houses without hitting the existing housing market. What does need to happen is we need land speculation in the real estate market to come down. I don't think its reasonable when someone tries to market and sell an acre of real estate for 5 years at $300,000 while paying just $450 dollars a year in property tax. If you think that land is worth so much then the counties should start looking at that land as being worth that much and increase the land tax. Land speculation has been getting very very bad in recent years after covid due to yet another layer of corporate market speculation.

This is a brilliant video, explaining the unaffordability problem better than other videos. However, I do think baby boomers are responsibility for resisting the zoning change, most city councils have rejected the idea of building more multi-family homes and high rises. Without these buildings, there'll never be enough affordable housing for the younger generation to live close to where they work.

Cities will not encourage affordable housing for a number if reasons. They want high income housing because the tax base will be higher and they prefer that poor people move elsewhere. Also, the companies building homes to rent are going to come in and offer a "solution." Municipalities do not represent constituents - they represent stakeholders. Of course, this can't be maintained but no one really cares. I only see expensive housing being built in my city and I think the pool of people who can afford these houses has dried up because sales have come to a sudden halt. Edit: Sorry, upon rereading, I seem certain and harsh. This is just my experience with the city I live in. I have been to many city meetings and the phrase "desirable demographics" was often used.
