The most successful real estate entrepreneur I know actually started out as a CPA! She learned apartment syndications by being a limited partner on several deals before taking on the GP role. Great video, Justin!

@@NoName-ny1bt JLL is a company. Capital markets are markets where capital is transferred from those who have it to those who need it. JLL capital markets sounds like a job in capital markets at JLL.

Seasoned CPAs & Lawyers that worked closely with several big-time investors and began passively investing in their client's deals to learn the business. That being said, would not recommend going down the CPA or Lawyer route unless you actually want to practice law or accounting.

@@Area-lr1mz I’m in my last year of college. I will be graduating in a couple months with a BA in accounting and a minor in Computer info systems. I will then test for the CPA exam over the summer.

My experience working in agency lending for an originations team was some of the best experience gained to date. It'll teach you very important language that future property investors must know and understand.

Totally disagree you with tenant representation. It mainly depends on the market. In NY, every broker wants to work in tenant representation, because that’s where the money is. More tenants, less assets. Which means higher commissions. The more money you have, the more buying power you have to one day buy properties on your own. While you’re right that financial analysis is not required in tenant representation, the top brokers get their mba or masters in real estate. So these tenants rep brokers are making more money than capital markets folks and now have financial/analytical mindset. In addition, tenant rep brokers are never just given deals, we are actively hunting for new business. Taking all of this into consideration, that makes the tenant rep broker the ultimate and most well rounded real estate entrepreneur.

Development analyst roles are great for this, and debt-side analyst roles can also be very helpful for the ground-up space since construction financing is such a critical component of most deals.

PM roles can be very helpful if you want to be a ground-up developer, and can give you great hands-on training to manage the process for your own deals in the future.

This one depends on what you're working on - working on the M&A of entire real estate companies tends to be less valuable than working on individual deals (assuming you want to break off and do your own syndication projects), but if you're at a shop like Eastdil that brands themselves as a REIB shop and you're underwriting individual transactions or smaller portfolios, I agree this is excellent experience.

Hey Justin, thanks for all of the content. I found it really helpful and bought some of your Udemy material which helped me transition from CRE Finance FP&A to AM at a debt fund in NYC. Just curious, if I want to get to the acquisitions space, when do you know when you should make the transition or should jump to UW first?

Hey Justin, congrats on the move to the debt fund! Sometimes people on the lending side can get pigeonholed there once they have 3-5 years+ of experience in that space. If your goal is to be on the principal side long-term, the sooner you can make the switch, the better (although debt funds are great places to be right now). Good luck!

I definitely don't mean to paint a doom and gloom scenario about these last three roles - there is value and perspective in any CRE position, and you'll have helpful context whenever you make the switch into a different role or doing your own thing.

If you want to build your own development firm focusing on ground-up projects, this would be excellent (similar to an acquisitions analyst role for targeting existing assets).
