In this part of the Live Prague series, we focused on frauds that we encountered during our practice. Even if you sometimes can't believe them, they happen very often and definitely do not belong to the "fair play" category.
Which scams are worth watching out for?
Buying with permanent residence
Do you want to save on parking fees in the center? Enroll your child in a better school? Does the fact that you don't live in the given city district stand in your way? Just search on the Internet and you will find several agencies that will sell you a permanent residence for a few thousand. Who cares about the fact that, for example, a child who has a real permanent residence in the area cannot get into school because of this scam... What's even worse, however, is the fact that some agencies directly state that a fake permanent residence is a great opportunity to hide from executors.
Lease contracts outside the law
What will the property owner get away with in relation to the tenants? Some will really try everything - even illegally. We also dealt with the example of a client to whom the owner of the house in which he was renting an apartment submitted an amendment to the lease agreement. What about changing the indefinite contract to a one-year contract that would make it quick and easy for the landlord to get rid of the tenants? And the fact that a large part of the amendment was written in direct contradiction to the Civil Code is just an imaginary icing on the cake...
Abuse of the work of a real estate agency
Even real estate agencies sometimes face situations that are definitely not fair. For example, when a client, who is selling real estate with the help of a real estate agent, suddenly announces that he has found a buyer himself. And he refuses to acknowledge in any way that the real estate agency in question has spent considerable effort and funds to promote and present the property to interested parties, or that it has a contract with the real estate agent. The relationship between real estate agencies and clients is largely based on mutual trust - and unfortunately some people abuse that from time to time...
