Everything you’ve said so far has lined up correctly I live in Los Angeles and so far the quotes I’ve gotten from contractors have been in that 80k range for a small ADU .. your videos give me the confidence to do it myself as well thanks a lot for sharing your experience 🙏🏼 this information is golden !

Excellent video series Hektor. I am learning so much. Btw, the shared wall is a firewall. The putty helps maintain the fire rating thru the box opening. It also has the added benefit of keeping the sound out. If you are worried about sound attenuation between the units you may want to consider finishing the wall with double 5/8 drywall or use resilient channel to float the walls, or both.

hello, I don't want to spill the beans. Resilient channel is a hot topic in my shear walls video. Will be up soon. And you are correct about the putty, i just know it was a sound barrier.

Hektor, great video! I have a question about Cabel connect and hoping you can help me. We have a detached ADU. I was wondering what would be the best way to take cable connection to the ADU?

Question. My ADU is in the back corner of my back yard. Edison tech said I had to replace my current panel and switch it to a 2 meter panel and then run the electricity to the ADU sub panel. Worse is, we have to move the current location of our main house panel which is a pain due to us having mini splits installed. I notice you have separate meter? How can I do that so I don't have to re arrange my current panel?

Austin thank you!! I am not going to lease the ADU to the public. I would have spend additional money on a feature that was not useful for my situation. If you plan to lease the ADU to the public, the cost to install a meter will be a solid investment. 👍

Hello Hektor, Can you give me the information of the contractors you used? I am in the process of building an ADU but I hired a contractor to do the framing and he messed up the whole addition and abandoned the project. I gave him many chances to get it right and he couldn't despite being a "licensed professional". Thanks for your videos, big help to homeowners. Keep up the great work.👍👍

Hey Hektor- great videos, very helpful. I’m currently in the process of building both a detached ADU and a JADU. I was wondering, did you research how much it would cost (average) to install a separate meter on the ADU? Everywhere I’ve researched it seems that everyone says it’s not worth the trouble or the money to install a separate meter but no one really provides #’s.... thx

All the information on ladwp's website. Download the electric service representative manual and look in the section dealing with ADUs. Separate meter can be achieved in many different ways...one 2 gang panel or 2 separate residential panels. No matter what you do, each electrical meter panel will have to be brought up to the current electrical requirements. The cost is really determined by the electrician you hire and the complexity of your job. Things can become very complicated if your property has encroachment issues (overhead service) or is located in a methane zone or methane buffer zone and your service is fed underground. Underground services usually take more time and money because a dwp engineer will need to design your job and an upgrade in service capacity may lead to need to increase your conduit size. The real big costs can be when you have to increase the size of conduit going from your property line and to the vault. It can be more than 1000/ft. So a 10 foot run will get you to 10k really quickly. I can keep in going but I'm sure you get the point.

I work for DWP as a Electric Service Rep, so I would be the person that would come out to your property and make sure your electrical service meets LADWPs electrical requirements.

Can you show us the layout of your adu? Studio style or 1 bedroom? Kitchen sizes, etc. Also, was the inspector tough on the existing house?

Hektor Did your plumber had a electrical license? Because I have a friend that does electrical but it does not have a license. Do you think my friend will be able to do my electrical or he MUST have a license?

A license plumber/Electrician will have to pull the permit. You will not be allowed to begin any electrical or plumbing work until you have a permit on hand. Your friend will not be able to do the work he must be a license Electrician.

Is that a city/county requirement? Recently pulled all my own permits in Sacramento. Typically you can do owner/builder and subcontract out for any work you don’t want to do/can’t do on your own. Had a designer put everything together and get our title 24 requirements.

lots of phone calls, i interviewed tons of contractors until i found the right one. Im working on a video that will be a step by step guide to the strategy i used. This strategy will work all over California.

Yeah that seems incredibly low. Even taking into account that materials have gone up since this video was posted, I would have expected much higher 2 years ago (and even higher now).

I'm a bit confused. your electrician friend wasn't licensed, so couldn't pull a permit. ( although you yourself can pull a homeowners permi), that I understand. but then you said the guy doing your plumbing did the electrical. How would he pull a elec. permit? I don't know anyone who considers himself a plumber have both a plumbing and elec license. doesn't make sense.

In the city of Los Angeles for some strange reason the homeowner cannot pull the electrical permit to build an ADU, it has to be done by a license contractor. It's different in every city. My contractor has a CA B-General Building License and he can work on electrical and plumbing projects. Some people have multiple talents and if he is gifted as a plumber and electrician then I can't argue with that.

1600 for labor and materials!!!!!!?? Including the 100 amp sub panel, 100 amp cable, 100 amp breaker, 10 branches wire and breakers plus the minisplit, coax and cat5 setup, overhead lighting, boxes, stud guards. Wow!! Is your contractor a millionaire that has nothing better to do and likes to work for free?

also, ok we see that you love the work your "electrician" did, but to ANY good knowledgeable electrician all of what he did is basic knowledge. Inspectors don't expect or care if the same brand of panels and subpanels are used. they care that the work is neatly done, grounded and bonded , and labeled. As for your recessed lighting, due to title 24 energy regulations, recessed light cans that use a screw in bulb are no longer allowed in new construction.. each fixture must be of type called for in Title 24. I'm not trying to jump on this guys back, but just thought people should now. the work does look clean though

The recessed light tittle 24 energy regulation like you said applies to new construction. I would have followed that code if it was new construction. I had a garage conversion therefore it does not apply. I had a tittle 24 Audit prior to my final inspection by a private company and I passed the inspection. Like you said the inspector doesn't expect or care about the brand of panels or sub-panel. If he had cared about the rough electrical work the video would have shown it. My work was neatly done grounded, bonded and labeled. If he cared that it didn't look clean it would have been a correction and the electrical work on the video would look different. I had two inspections by two different city inspectors and they both approved the electrical work. At the end of the day the mission was to pass the city inspection and follow the California Building code and we did.
