I'm sure the 99 out of 100 good things he has done far outweighs the 1??? or does 1 questionable situation damn a person in your view???

In Norway, the owner who sells the house is responsible for defects that appear, and that he should have known about, for up to 10 years after the sale, (depending on what kind of fault it is, of course). And he has to pay for the corrections. (In some cases, the sale/purchase is of course reversed.)

Holy cow i didn't know that. That's awesome, peace of mind for the home buyer. In Canada it's way different it could be rotting on the inside and if you buy it , it is now your issue and the previous home owner is scott free

Wow! Seller beware! That must inflate home prices horribly! In USA, homeowner must declare any major defects, but are not liable for problems they are unaware of or that pop up after the sale. If the seller says "It needs a new roof 1n 5 years", the prospective buyer says "then will you knock $20K off the price?". and they go from there. No sales paralysis or inflated prices.

The really stupid thing is most of this could have been done right when the house was built for very little added time or material. They simply didn't care.

It looks like the neighboring house had added to their grade by how much of the chain link fence was actually under the ground. Also depends on which house was built first, the subject house or the neighbor's. The rest of this was remuddling from a previous owner plus bad work from the contractors the current owner hired.

Building codes change over time. New products come to the market to solve new problems that older technology couldn't solve. Even still not every homeowner wants to build to code and some contractors do not or can be told to patch instead of fix. References, go look. Last six months, last year, five years ago? Brand new product takes a beating for a while before it fails because it wasn't installed correctly

In my childhood neighborhood, my friends house was always cold by the living room couch, which they attributed to a large nearby window. They eventually upgraded the window, and in opening the wall behind the couch, found it was just the wood and studs, with no insulation at all. So the “professional” home builders just closed up a large section of the wall knowing it had no insulation.

Dont try using any of the Holmes approved contractors... Unless you want to be price gouged. I have seen line items on quotes and the most outrageous being $500.00 to move a phone jack 1 foot; Forget the rest of the scope of work on the quote.

@@BobDevV Are you a construction contractor or anything? This home is actually done correctly by Mile Holmes. Unless you can definitely show the flaws of what he did then I think you are just B.S. with your ideas on how it should have been done. Also you might want to actuall watch the video.

In the US it seems 99% of home inspectors have done a six month correspondence course and miss a lot. I hired an architect and he missed that there was no cement in the brick walls in a 14sq extension. There were piles of sand falling from the walls.

that's exactly correct. home inspectors only need to pass a certification course which is rather short. They haven't worked in any construction/repair field themselves, and as a result don't know how to look for signs of problems being covered up.

When you hire building inspector, get one with proven experience in the building trade, or just hire pro builder to check the place up and if inspector misses things builder notices you can challenge the bill from the inspector.

There was only one inspector in our town. He missed that the bathroom addition was falling off the house, broken windows, water leaks in the kitchen, smoking light switches...my first and last homebuying experience. Never again.

I’m feeling nauseated by seeing all these these things that the previous owner knew about and had “fixed” and the home inspector should be licensed and bonded. I’d think they’d be responsible for the things that were ignored. I really feel for the new owners. Before we listed our 4 year old house, we hired a home inspector to show us what we needed to fix prior to listing. I’m so glad we did and he was an honest inspector. The siding we had was not installed properly and had to be replaced. Fortunately, we were having a house built so he had his crew take off the siding and put better siding up. Further, there were known problems with the siding so the company paid for all costs of taking off and putting new product up! By that time, the house sold and the buyer was able to choose the color of siding! Win, win!

Most houses are disasters, the short cuts, the lack of quality in construction, the grading, but especially the short cuts. Oh yes, the building code is always set at minimum, the card board sewage pipes don't get kicked out of the code until they all start failing. Something I saw happen in Norfolk, VA.

@@cassiereroni Mike Holmes does not restore houses. He is a reputable contractor that fixes the horrible mistakes of poor contractors. It is absolutely amazing how so many sketchy con artists of construction contractors that take advantage of innocent people. This goes for the "home inspectors" that are hired by people to have their future homes checked out before buying them.

Almost all buyers now only look at ascetics. I was selling my home and no-one looked at all the mechanical upgrades yet nit-picked all the stuff that could be fixed easily that I did not see as important. What an eye opener it was for me!! NEVER buy a "Flipped" house, unless it is throughly inspected.

@@Themrine2013 Yes I have done a lot of work on houses and have repaired foundation problems that were most obvious. I help people look at houses, the realtors get nervous when I show up with a moister meter, level, tape measure, and multimeter. kind of funny really. I have uncovered some real gems that were not even hidden well.

I used to watch Mike's Holmes Inspection show diligently years ago. He and his team were very knowlegeable, skilled and ethical. The seller, the seller's agent, the home inspector took advantage of the buyers, thinking they were green, and would fix all the problems as they came along, without complaints. Buyer Beware when you are spending hundreds of thousand of dollars or millions on a house.

When I bought my condo I went in with a few tools and inductance tester. My real estate agent was standing at the door with her arms crossed like I was wasting time going through sockets, poking the floor with the screw driver, checking the cabinets for leaks. Found the heating was wired in reverse, the kitchen sink leaked like a sieve and two sockets were not wired correctly, causing shorts. I docked $10k off the price to fix everything. Still wasting my time, Susan?

Mike, I know you have moved on but I just wanted you to know that I am so proud of the integrity you put into correcting the crap work done on so many of the properties you attend to. I'm a finish carpenter, or I was. (apprentice) so my eye catches not only the surface detail but the bollixed work behind it. My momma didn't raise me in such a way that I could EVER leave a job site like the ones who built the properties you repair. God Bless you for the people you helped, you are and always will be THE premier example of proper in the art of General Contracting. I hope you are reaping the rewards of the greatest Karma build up imaginable. Peace upon your home, family, and especially your crews. A true pleasure to see a real master at work.

From what I remember, Damon became foreman right after Sean and Micah left. Damon was pretty experienced before he started on the Holmes on Homes and it was a necessary and natural fit.

I wonder if the home owners can get some kind of liability claim from the previous home owner or home inspector. Clearly the previous home owners hid alot of issues with the house. and the home inspector missed alot. Very nice job.

I am not buying another house but a warrantee to repair the deficits of the house is absolutely necessary even on a new house. I strongly urge people to buy such a warranty whenever they buy a house new or old. By the way that goes for robot vacuum cleaners to buy the warrant

Had that issue with the water draining from the neighbor. thankfully it didnt take a retaining wall to fix. where we are at. It did require working with him to put new drain lines from his down spouts, french drain on my end of things and some regrading of the low spot against the house to ensure the water that did come down flowed to the front or back of the house where it could follow the natural slope away from the house. have not had any water in the crawl space since. it was a lot of work regardless but under $1000.

My question are: for all this work who ended up paying for? Can the previous inspector be sued? Does the owner of the house get a cut for being on tv?

Here in the U. S., The inspector could be sued for the things that he missed, but also the company who put in the hot water heater incorrectly and also the company that the owners hired to do the outside water sealing/grading. The roof was in the report, so the damage from the daughter's closet would not have happened if the owners replaced the roof after purchasing. Also, since the previous owners obviously knew of the foundation leaking and didn't report it on the sale disclosure, then the previous owners could be sued, just as long as the new owners caught the issue soon after the sale of the house.

Wish I could get the Mike Holmes crew to just LOOK OVER my home. Built 1973/1974, family home, was raised in it. I'm noticing blistering paint, cracks in mortar, spalling bricks, yard grades toward house, no sewer cleanout anywhere, windows extremely drafty and doors too (tried weatherstripping but still bad)... ugh so many things!

I feel really bad for these people. I was lucky enough to have a father who was very hands-on and made learn some of the trades. Helped him build a deck, outdoor shower. I eventually did my own flooring at my house and have done several other projects. I was lucky enough to learn about home maintenance and accompanied him on townhome renovations and self-home inspections. It is important to learn from these inspectors and some DIY so you can get familiar with potential issues with homes and anticipate them before purchase of a property.

if it was in EU: the chimney would have to be done with nonflamable material like pressed rockwool (you cannot use that white styrofoam or similar). and the second thing: you cannot put nails or holes or anything similar into the drainage board membrane, because that negates the whole purpose of sealing the wall. we usually just glue it to the wall and when we put the gravel or dirt back, it holds it in place.

@@PlasmaStorm73-N5EVV thanks for the information. i saw that wrong. just if you are interested: we have 3 basic categories in the building "code": 1. stuff that can burn eg: wood, plastic, etc; 2. stuff that they call fire "resistant": special styrofoam, "styropor" - which basically melts but does not burn with a flame 3. non flamable, so stuff that cannot burn basically: metal, brick, rockwool etc. and for chimneys for example you cannot use 1 or 2.

Ridge vents are very prone to leaking in horizontal rain storms. It’s best to use traditional soffit and gable roof vents or encapsulate your attic and hook it into the rest of the house’s environmental system.

I bought a house in the 90s had a foot of water flooding on the side. It was for sale in the wet season and potential buyers were walking in and straight out after seeing the water. No one realised that all it needed was a soakwell. I bought a soakwell for $50 after I bought the house for 100,000 below market value because of the flooding and installed the soakwell myself in half a day. We still live in that house and its worth about 1.2 mil today.

This house I'm renting has some foundation issues too. Backyard side along where the two bathrooms are and the AC unit have sunk a bit. As in the video it looks like water has gone right there and caused sinking and possible plumbing breakage for the master bedroom. I figure it all needs to be dug out leveled and any plumbing breaks fixed then properly filled in. No basement and no water in the house as much as I can see.

5 years ago, I had my roof changed and had a peak vent installed. WORST decision I ever made. Ive been dealing with ice dams ever since. This year, I added 2 roof vents and BOOM, no ice dams. Read up on peak vents before you jump in. There is not enough ventilation and most have moved away from this process.

So basically this family purchased a home with some documented issues from the inspection report, some issues missed, and instead of dealing with any of the number issues like the roof, furnace, or flooding, they instead installed wood floors throughout.

After a couple years under a contractor I can say I would have been happy for someone that sees through the whole process this well on every job site. You have the masons that build, the electricians and plumbers wreck it, the painters mess up the previous two, the paint, plasterboard and finish is ruined by us electricians and the plumbers, the roofers make lightning protection a pain, it would be such a relief to have someone like him at 23:10 to just... simply see it through for others

I mean first it is kind of a screwed up market almost anywhere you go. Real Estate agents lie constantly to get a bigger cut and sell faster, sellers lie because they just want to sell, and inspectors don't always check as much as they should because they are paid per house not per issue they find. Personally I think in most cases you might actually be better off having a trusted contractor inspect the house, since any issues they find are potential paydays for them, increasing their incentive to find possible issues. That being said there is another major issue with the housing market, especially right now, and that is the price of houses. One of the biggest problems with this is that everyone's money is going towards just paying the price of the house itself, leaving less and less money to actually pay for proper repairs and maintenance. This means both sellers and buyers end up just doing the cheapest possible fixes, because they don't have a lot of money to do much else with. This episode really demonstrated the problem with this, they do the minimum, so they put the lining outside the house, but don't do anything more than that, they don't go beyond the minimum, they don't add the special extra coating, because they are the cheapest option. People should be putting more money into their homes, but sadly the current market, economy, and system really don't allow many people to do that. They save up $20,000 just to barely afford the down payment on an old, hopefully not falling over house, and then still have to pay rather insane interest rates, preventing them from putting any more money into the house for the next decade or so.

A french drain 2-3 feet instead of the retaining wall would do better and a lot cheaper for the home owners.

I had the same thing happen with my home. The inspector said the basement was leaking and the owner "fixed it", then after I moved in the basement flooded.

OH MY!! I was wondering where you been. Glad to see you back. :D So glad because I just got a tip from this episode . our neighbors just put in a new patio all the way to the property Line. In our unique situation its not that simple. Underneath our back yards is the garage area so the yards are not that thick and its 25 plus years old leaving a drainage issue. with seeing this episode I think we will be putting in a retainer wall against the neighbors patio. Thank you . Just to be clear what that did was against code for the reasons it is imposing on us now which is a water run off issue. We are just directing it back because our basement is below and the entire 5 floors above that could become water damaged and weak due to wicking issues with water. We are good neighbors both of us but we gotta do what we gotta do for our own house. It is an hoa and this neighbors patio was not approved for the reasons we are facing now. its been 4 months and we have our first water damaged walls to the basement so we are moving to our own defense . We are directing the run of their drains would have taken but was blocked with concrete from the patio build back to them . It might flood their patio but that's not our problem. I took pics and videos early during the build so I know exactly how it was built. In one video you can see me staring the concrete to show it is solid and the drains are blocked. Our answer to this is to concert in a retaining wall to prevent water from the neighbors property from running off in our small drainage system which is obviously overwhelmed because of one month of heavy rain. ( which is causing damage to our home, extensive damage. starting at the base, our basement) We are in Austria or I would defiantly call on Mikes help with this.

I really wish that I had had a good home inspector when we bought our house. He wasn't bad and the house isn't bad, but there were things he missed that should have been caught and addressed by the owners before we went forward.

Home inspectors do not do destructive testing such as opening walls or tearing down ceilings. So some things will be missed. However any issues that aren't new will leave tell take signs. Stains, rattles, bad odor. Here's a simple test. In winter is there snow on the roof? If your attic is cold there will be. If there is not the snow melted on a hot roof. You don't pay to heat the roof. Air flow /venting and insulation

Their is only one way to do work. That is the right way. I have had people do half hearted work in our house and others do fantastic work. Cost is irrelevant compared to living in a dry and comfortable house.

im a sparky...we do 100 houses a year...we are sent out with standard trim-out material. We are not there to make the wires look pretty to your ac unit... we only get paid to power it on. The unit not being placed where we stubbed out is not our problem. Either you had the electrical there b4 hvac, and they put it too far away after us, or you dont give 2 fucs to tell us to move it b4 siding. Nobody is going to cut us an extra check if i now have to run to the supply store, grab pvc/fittings and now take the time make my connections look neat. All my supervisors wants to hear is we finished. Not a single job is bid with error involved and is a huge reason why new construction is not even close to where the money is. THIS IS ONE situation. There are things like this all over a new build. Builders think we are just going to "do the right thing" lmao nah dawg we gonna do it and bounce (and did you pick up on my attitude on this subject? i clearly dont give a fudge and and am so over builder complaints lol)(i am one guy, think about all of america)

What I'm getting hung up by is why is there a window underneath a sliding door? Why have a door there at all? Or if you have the door, why put a window in underneath it, which in theory would be covered up by stairs leading to the door?

If I bought a house, had it inspected, was given the green light that's it's ok to buy, buy it, move in, notice a lot of problems and then have a more knowledgeable inspector like Mike tell me it's a disaster money pit, I would cry and cry and cry.

Was looking for this comment. Yeah, that’s typical salesman BS. He’s totally misrepresenting the strength of that wall. There’s no way a dry concrete is going to “grab on” to those blocks in any appreciable way. Yes, as a retaining wall it will “retain” that 16” of soil, but any moderate surcharge will displace it, as the blocks are just resting on the footing.

Big Lesson for all of us. Sorry for the new buyers, investing in a home Inspector who did not know his job or, was a good friend of the Real Estate agents or the home sellers. At least there is the suggestion of repairing it all, but, who will bear the expense?

My mother in law has a down flowing, toward the house, driveway. It is the bane of my poor sweet husband's existence. I always think of what Mike would think of this horrible sunken house and driveway, and why on earth my inlaws bought this house in the first place. One look and I would have said no, dont even bother showing me the inside.
