Welcome back to another community highlight video. This week we visit The Fan District aptly named for the streets which fan out as you head west, this walkable neighborhood offers residential homes mixed with locally-owned shops and restaurants. Bikers would be happy to know there are two main throughways of the Fan that include a bike lane making it a popular area in the city for cycling.
The Fan District features the largest collection of intact Victorian homes built in the 20th century. As one of the bigger neighborhoods in the city, the Fan consistent of Mostly Attached single-family homes with a good mix of condos throughout. Single-family homes range from the mid $200s for a fixer-upper all the way up to $3M with the average home price around $670k with an average of 2700 sqft. As for condos, they range from around $130k all the way up to $1M depending on location and size, but don't let that scare you, the average condo price is only $220k.
Neighborhood parks are sprinkled throughout the area to provide residents with green spaces perfect for picnics or hanging out. The largest of the parks, Monroe Park, is one of Richmond’s oldest and most historically significant parks which once hosted an annual agricultural fair dating back to the 1800s!
Hidden gems tucked among residential homes is the cornerstone of Fan dining. Many longtime and beloved Richmond restaurants are located in the Fan including Joe’s Inn, Edo’s Squid, Kuba Kuba, and Bamboo Café, to name a few. Sip on craft beer at the neighborhood’s only brewery, Canon and Draw. Hit Main Street for many more restaurants including nightlife options and fine dining.
The east end of the Fan is home to Virginia Commonwealth University where over 30,000 students attend undergraduate and graduate studies. The Fan is also home to Altria Theatre, a theatre with a rich history dating back to the 1920s. Just west of VCU and Altria Theater is the Cathedral of the Sacred Heart which opened in 1906 and is listed on the National Register of Historic Places.
