How much hours ( average) a buyer’s agent spends from starting to closing of a house by looking at last 10 settlements? Why not an agent can not work on hourly rates? I think all agents should consider working on an hourly basis rate. They should get paid for actual hours they work not a % of the settlement price .

You cant make more than it says in the buyers agreement. If the buyer agreement says 0%, then you get 0. And the buyers agreement has to be specific as to compensation before showing a house, meaning it cannot say whatever the listing agent is offering as seller credit/compensation etc. Just the facts.

Buyer agreements are going away. No buyer is going to pay an agent out of pocket.

You can always submit an offer or counter offer, with a buyers agent commission different than what a seller is offetring. I've seen this happen before..

The bigger piece, the seller now won’t have to pay taxes on money they shift back to the buyer as a credit and the buyer can/since they’d already be paying this money since it’s buried somewhere, get a deduction. It’s just a big shell game with out $$$

What? I'd rather pay 25% tax on $10,000 rather than "shifting" it back to the buyer.
