If you’re a beginner wholesaler and don’t yet have a cash buyer list, don’t let that stop you from finding and securing a good deal. You can simply JV or co-wholesale with another wholesaler in your market who has a buyer. This is how I got started. I started by cold calling old leads then getting my own and as long as I got the right info and was able to set up an appointment, I got 15-25% of the spread when it got sold. I didn't need a JV contract after the first 2 deals because we built a relationship through my performance.

As new wholesalers, we create these worse case scenarios in our minds after getting our first few contracts because we either worked extremely hard to procure the contracts or because it was super easy and seems too good to be true either way we create these scenarios in our minds and are in panic mode until the deal closes and we pick up our check... Ask me how I know lol... These worst-case scenarios we come up with guys 99.999999 percent of the time don't happen... We just get into your own head and freak ourselves out lol...

Not pertaining to JV, but as 10K club member whose submitted multiple deals and more specifically, have matched some submitted deals with the criteria you’ve asked- it’s king of disappointing that your team rejects deals despite the deals matching what you’ve requested.

If a deal is rejected we always give a detailed explanation as to why it does not fit the criteria. The numbers have to work as far as ARV, repairs, profit, etc.

Yea I literally was just in this with an experience wholesale pretty much manipulated me I knew how to find sellers they didn’t and we was suppose to work together on these sellers turned out the got a deal with a seller and left me behind it’s crazy how money makes people change I’m still in the process of getting my first deal been joining zoom calls and discord telegram groups been using are your free method because I can’t afford anything used my last on a guy name flipman and that was horrible came across you and I got more information for free just trying to get joint custody of my son and to be able to get out of this 9 to 5 minimum wage god bless you jerry please post more update information for beginners in 2023

So I have been building a cash buyer list, my questions are if a wholesaler comes to me and I have a cash buyer that is interested. The JV contract that is signed... Does it go to the title company or attorney after signing and does the wholesaler assign their contract themselves after the buyer agrees or do I assign it? I understand the beginning phase but not after signing a JV and finalizing the deal with buyer.

Hey Mr Norton did you happen to see the (18)unit apartment complex two separate buildings both has basements and it has an office it need a total rehab and im smart enough to know im not experienced enough for a project this size, i would love to keep it being in my back yard, I figured your team blocked me from sending it to you due to im not part of your finders program thought maybe you would make an exception due to this opportunity and needing deals. how does this work virtually? Seems like we're missing a big step.. The JV contract can be signed virtually, but do we need to wait for the option fee/consideration to arrive in the mail (which could take a few days) before the JV partner can market the property to his cash buyers? time is of the essence and mailing a check can take up almost all of the inspection period. Sending next day mail is $30 and costs more than the option fee.

After jv contract is signed..I take to title company. Does the jv partner send me the deposit directly? Or instruct them to take to title company to hold? And if they don’t find a buyer by the end of the option period I keep the money? Also so I continue to use the regular assignment of contract with the end buyer? And fill it out as normal? Or do I have to add the jv partners name in the assignment contract as well?

What do we do if it’s in a reverse role Jerry? My partner and I currently partnered with the wholesalers who are the Contract Holders with the Seller, and they (the other wholesalers) are relying on US (my partner and I) to find the Cash Buyer(s) (which we already did we got 27 so far). How would my partner and I do the EMD on the top of your JV Agreement? Do we just flip the roles around? Instead of us paying them the EMD, do they pay us the EMD?

My concern with JV is I spend 60+ hours calling, paying for this list, paying for mailer and then give up 50% of the gross? Seems crazy to me. I spend $3500 to get a $10k deal and I'm going to give $5k to someone else and keep $1500. I understand if I'm near the end of my contract and haven't found someone, but why would you do this in the first week? I could understand splitting the net, but not the gross. Let me know what I'm missing here.

Does the wholesaler that has the property need to send the jv contract first to the other wholesaler with a cash buyer? What if they ask for the cash buyers proof of funds before they send the jv agreement?
