I absolutely love this style of architecture- when I was studying an undergraduate degree in Urban Design we spent a semester studying old Detroit’s design. It truly was ahead of its time. Begin such a wealthy city, vast sums were invested in creating walkable neighbourhoods, special attention was applied to ensure homes faced the street and that they had designs which fostered community. The homes shown in this street are part of the blocks that defined modern urban living for over 75 years.

It’s gorgeous stuff, you definitely can’t be the old architecture of Detroit. At least not in the states.

agreed . You can be one street and it is all million dollar houses with lawns and then one street over ...literal slums and broken down houses.

This is why landlords do not want section 8. They are exempt from the same rules as paying renters. No rules for the section 8 folks who live off taxes.

A lot of that depends on inspector. I had a voucher through Westland, lived in Redford, and the inspector was easy peasy.

We always recommend meeting the inspector while they’re inspecting and it definitely helps it go smoother

I agree! I'd be really easy to slam section 8 renters, but they did a good job presenting it both honestly and without bias.

Excellent information, as always with your videos. I only own one rental, a duplex. I live on one side and rent the other side out; so very picky who my next door neighbor/tenant will be. From all the horror stories I've heard over the years, I will not do section 8. Personally, I don't want all the extra paperwork, red tape and bureaucratic BS.

I think the city also waived the LBP Clearance requirement for Section 8, which could save you a lot.

because it is government money . So you can be a slumlord. And just like all government , one hand washes the other.

So as far as I understand it. With a normal tenancy something like the tenants stealing the batteries out of the smoke alarms etc would come out of their bond perhaps. But with a section 8 tenancy do they have a bond or does the whole thing work completely differently. If they spilled red stuff on the carpet are they even worried about losing part of their bond because of it? Also I'm thinking you have a house that is designed to be wheelchair accessible the tenant you get for it could well be very good because it would be extremely hard for them to find another house set up just for them. I'm thinking though you'd probably wanna get a house with the necessary modifications done rather than retrofit it with wider doorways and stuff.

We do shoot for ADA compliance on things if we can, but it’s case by case. Not all section 8 tenants place a deposit but some do.
