The Villages Construction Update

Looking at the construction progress around The Villages so far this month reveals a hectic pace in every location. Even though the days are now shorter it seems everyone is working faster than ever. Trying to document all that’s happening is getting harder and harder.
This video starts out with a look at the Christmas lights in the three town squares, then a look at the newly renovated Sweetgum executive golf course and the work going on at the First Responders Rec Center.
Then moving the areas south of SR44 the video examined the work going on at Lake Deaton Plaza, Magnolia Plaza, The Villages of Hammock at Fenney, St. Johns, Richmond, Cason Hammock, and Hawkins, the work at Sawgrass Grove, the Okahumpka and Homestead rec centers, the major working happening north of the Village of DeLuna, south of Monarch grove, south of CR470 in Middleton, and in the Villages West Lakes area.
The video footage is backed up with some Christmas music this time around.

Great drone video of the Christmas Tree lighting. I can't imagine why anyone would venture out in a construction zone. All they have to do is watch your drone videos. You give us all the current updates.

VERY INTERESTING. Thanks Don! My house is in Monarch Grove. I was pleased to see the new road south of there being called McNeill Drive. That's my grandmother's maiden name, so I'll have no trouble remembering that! What's your guess about how long it will take for that road to be done and for the Southern Oaks Bridge?

@10:00 you say tilt wall construction, @10:22 looks like stick frame to me. New developments require cluster style mail boxes. Makes sense.

This is a combination community, both courtyard villas and patio villas (and maybe veranda along the retention pond). The front (western) homes are CYVs and will be tilt wall, the one in the back are patio villas that area always stick and frame. Easiest way to tell is looking at the hurricane tie down system, stick and frame use straps coming out of the foundation, block homes have rebar coming out of the foundations the placement of it is not very exact, for the tilt wall the rebar is also coming out of the foundation, but it is very precisely placed an always comes out nearly perfectly vertical, a close look at the foundations in the front part of these community but during foundation layout and after shows carefully placed rebar stub-ups.

My wife and I are living in Virginia but are really enjoying watching our house in St Catherines' being built. We are waiting for it to be completed in late January and really enjoy getting your photo updates multiple times a week of the construction. We are so glad we are getting your updates, well worth it! Hey Don, love your videos as they are very informative. Wondering if in the near future you could show how Beuna Vista is going to be connected to Meggison. The Courtyard Villas are just being offered for sale in the Northern end on Hammock at Fenney, I know this because this morning I was notified that I was second out of 10 requests to purchase a Winslow model so who knows when or if I will get a home in Hammock at Fenney?

No word as of yet on any big box retailers locating in the southern end. These stores have to want to come here, have to see a location as profitable and sustainable with a demographic that will support their business. From the financial/income side the villages is flush with cash, the problem becomes sustainability of traffic, as senior citizens we do a lot less "want" buying and more "need" shopping; Target wants you to come in to buy toilet paper so you will also impulse by clothes, electronics, and other nonessentials, as seniors we're less likely to do this. Now, once the new hospital starts to become operational and Middleton's population starts to grow, things will start to change rapidly in that area, it's not difficult to foresee the 470/central parkway corridor becoming the next 27/441 business district for Sumter County. It has to for long term sustainability of growth of the county and The Villages.

Thank you for the videos. I seem to have lost track on where the new hospital is going. At one point, I had heard near 470 south of the turnpike. Then it was 470 north of the turnpike. Can you tell me where it is actually going to be? Thanks

South of the turnpike, west of 470/Central Parkway.

if you look at a map you will see a triangle of land on the NW corner of the Turnpike and 470 intersection that is in Lake County, that's the location. if you look here www.nxtbook.com/thevillages/TheVillages/ContinuingTheDream_Vol11/index.php#/p/6 the hospital section is identified as the Wellness Village in purple.

Is the St. John walking path going to be like the one in Hawkins?

Yes, the walking paths will be a standard feature for the foreseeable future. You'll be able to walk from Brownwood to 470 if you want. It easy to envision a Villages Half Marathon in a few years being run along these walking paths.

@@florlrl I guess once again mother nature has proven itself smarter than Man, if it is overflowing from the wetlands side there's little that can be done, if it's overflowing from the retention pond side then it will have to be fixed to comply with the permit from the water management district. Curious as to your source of information on the cost to fix, are they omnipotent or asinine, I'm betting on the latter.

I have control of 3 of the ads, my sponsors, because of the duration RU-vid put 9 ads in this week, i have no control over these, I thought it excessive also. I also don’t control the content of the RU-vid ads which is even more an annoyance because many of them I couldn’t support but it give the impression that I do.

I agree with @BCJoey I hate the commercials too, I have to try to make dead spots in the video to give YT a place to automatically place their ads or go through manually and adjust them, either way I have no say in the count. With this video being 35+ minutes YT went crazy with the ads. The ads pay for the systems and content by YT, they pay me a fraction of a cent per view. My ads have helped cover the equipment costs, but not all (I've had over $4K in equipment costs this year making these video thanks mainly to the FL heat destroying batteries at $185 each), so they've become a necessary evil to keep the videos coming. Even though I get several thousand views per video normally, with all the work that goes into them I don't think I'm anywhere near minimum wage this year for my time, but what the heck, I'm retired, what else do I have to do with my time? Money is not the reason I do these videos, I do them help educate and mitigate misinformation that abounds.
