Whether you're thinking of moving to The Villages or you're just curious what it's all about, there's something VERY interesting about this town. The Villages is the largest active adult community in the world. It's also the largest golf community in the world. While I don't personally sell homes in the villages, my partner Bree does! over 120 pools is what got me.. 4 venues with live music every single day. Tons of golf course, i dont golf. activities out the wazoo in the TV guide.

Best 11 minute overview I have seen. Actually he can live here. 55 Communities can have up to 20% of residents under 55. Just not one under 19 for more than 30 days.

Its like living in an overpopulated shopping mall /cruise ship all my friends and family are where I live now definitely would not leave them for a retirement community of any sort.

We stayed in a rental house in the Villages for 7 days and really love it. The residents are so nice and there are a lot of activities. It is a fantastic community for seniors but we are city people who like to go out late at night and there is nothing to do after 9 pm there. There is not much going on outside the Villages after 9pm either.We hope the towns around the villages will grow and become more cosmopolitan in the future so we can move into the Villages and still go out late at night outside.

No that probably won't happen there in the villages. All these folks are from more or less the Midwest and they are not prone to deviation from the trusted and known. I recognized right away a very Iowa, Illinois and Nebraska vibe to these folks. They are not interested in any sort of different then what they already know about. They all eat and sleep on the same patterns. Basically they have reverted to type.

This is a retirement community. When you're in your seventies and eighties you're not going out at 11:00 to some nightclub or bar or after hours restaurant. And the other poster couldn't be even more clueless. A lot of residents are from the NE. NY, NJ and Connecticut. Liberals who want the way of life their votes didn't provide.

100,000 people, that’s twice the size of the hometown I grew up in. The Amenity fee is much lower on average than I expected. I’m coming down in January to check out several areas, I guess I’ll be adding this to the list. Thanks for the review.

It's closer to 73,000 completed houses (~59,500 houses north of 44; 13,500 and growing south of 44) and 130,000 residents.

My late father didn't get a chance to live in his Villages house, but we currently have some very happy renters enjoying the golf course & sunset view. Bet it's nice and warm there now, while we're still looking at snow here in NY! :D

I know the feeling.where from Pennsylvania and we’re getting a lot of crappy cold and snowy weather . So yes we are ready for our move from Pennsylvania to Florida.. we know nursing is huge in Florida. And there weather is much more beautiful than Pennsylvania

This is how communities should live, nevermind exclusive estates only. It creates safety, recreation, entertainment and a little economy of its own. It can be a combination of homes, apartments, business offices, vegetable gardens, tourist features, market place for residents, shops and much more. Governments around the world should seriously implement this model and get over their bureaucracies and small minded dictatorships.

We have lived in the Villages 11 years, it is still amazing every day. We will NEVER MOVE OUT!!! CHECK THEIR PROGRAMS AND COME DOWN AND LIVE A DIFFERENT LIFE STYLE. WE STAYED HERE 4 DAYS, CAME BACK IN 2 WEEKS AND BOUGHT A HOUSE AND HAVE BEEN ENJOYING LIFE LIKE NEVER ANTICIPATED!

The information is incorrect. Homes range from about 800 square feet for one bedroom, one bath and prices range from as low as $110,00 for used manufactured homes to multi-millions for premiere homes. Also, There are townhomes for sale and apartments for lease. Over 3000 activities weekly not including clubs and neighborhood activities. With the opening of the Water Lily bridge- all of the Villages are now connected !! Best place in the world to live. And besides the bond, the yearly maintenance fee will also show on your tax bill. And then the monthly amenity fee.

Im 30 and retiring already 😅 but no joke we are moving to a house we loved in Summerfield next month and although we don’t go out all the time would be nice to know a couple of places to go and have a drink . I visited a restaurant in the Villages and had the best food , atmosphere and everyone was so friendly . I loved it !

Both of you did a beautiful job highlighting The Villages. It was really only the tip of the iceberg but still a great job. As you must know there are a plethora of residents doing their own RU-vid videos. Where yours is different is you will help a buyer navigate all the different nuances that come from buying at The Villages. Time and time again I have seen videos where some residents were caught by surprise on reoccurring expenses or really knowing what they would be getting themselves into. Again - love watching your vidoes.

I agree. Even over on the Gulf side the heat/humidity can be unbearable (to me). We use to have a winter home in Clearwater, one January the daytime temp. reached 90 degrees every day! Add in all the insects, reptiles - I call FL the armpit of America.

The setup looks great! I just have one question, do you still have to worry about hurricanes? Sinkholes, hurricanes, crocs, and pythons are what keep me skeptical about moving to Florida. I’m born and raised in California.

Yup, their expanding. The developers are trying to push north west across highway 75 toward Ocala. If these developers get there way they'll pave and develop the remaining wild undeveloped areas of Florida. If you really want to see the best of Florida, explore areas in the Nature Coast. Explore towns like Cedar Key, Micanopy. Mcintosh, Inverness, Crystal River. The list can go on and on. Beautiful country, peaceful towns. Explore, before you hand over your money to the likes of the Villages.

The manufactured and patio villa homes were not mentioned. Preowned manufactured homes start at $115K and up. Patio villas start at high $160K and up. You don't have to be 55 to buy a home in The Villages, just no one under 19 can be a permanent resident. Someone in their 40's or even younger can buy a home in The Villages, especially a preowned home.

@@jamesinkeys The manufactured homes for sale on The Villages Listing Service and the Multiple Listing Service that are going for say $140K and up are usually still what looks like to me to be in pretty good shape. There were some manufactured homes moved out in past years and site built homes put in their place. But their is still a market for the manufactured homes that have been updated and taken care of.

Check the more recent prices on the 2BR patio villas. You will only find a 1BR at the price you quoted.

They also forgot to mention that The Villages has their own agents and only The Villages agent can show you new homes or lots and of course previously owned homes too - they don’t participate in the MLS - but the VLS. Outside agents can only show you previously owned homes. So if you want to see new, “used” and lots to build on, you will 2 agents. One The Villages agent and one outside agent.

The villages agents represent the “ seller “ interest only. They are not buyers agents. You the “Buyer” beware of what you share with the seller ( Villages agent ) who is now you (the buyer) showing you homes. Dual agency beware ! ! !

I'm a black person from Michigan. Very comfortably retired. Tired of the cold winters, but still very active. Would I be welcomed at The Villagers ?. I see that it is 98% white. The active things to do there are incredible. Even thought it is in the south, I would hope that it would have people who reside there from all areas of this country. Your thoughts please.

Trying to think what compares to this in UK? Maybe private ownership on a holiday site like Searles or Haven except the private part is the minority percentage of the park. Obviously we have a lot less land available. I wonder if people would be interested in this concept in UK.

I wonder this please...the Morse family owns the entire “town”, such as the hotel, retail shops, etc., and they either own the operating businesses (eg golf cart retailer) or lease rent to the business occupants, is that correct? The Morse family trust could sell The Villages “hardscape”, as was done in downtown Celebration, should they choose to do so, right? Thank you.

You’re absolutely right. They definitely could. But I think whereas Disney sold off Celebration because of the optics, the Morse family is going to want to hang on to this for generations. It’s an absolute cash cow.

@@kenpozek you didn’t notice that about 70% of the retail property is vacant? Are you sure it’s a cash cow? My mother and father have lived there for over 10 years and I’ve spent quite a bit of time there. They’re going to build out and sell the entire southern area and we think they’ll definitely sell. Florida is marketed very well but it’s full of broken promises. The Villages aren’t the exception. When my mother and father bought they were told development would be capped out because there were only so many more tracts of land but that was a lie. According to the developers nothing south of state road 44 should have ever existed.

Tell us about the Bond that you have to buy, and the Taxes. There is a difference in some parts as to the cost in different counties with Taxes. Grass cutting, garage collection, can't store anything on your property. place in the world to live. And besides the bond, the yearly maintenance fee will also show on your tax bill, and then the monthly amenity fee. If you are going to pay these prices, why not buy a home off of there prop. or a Nice condo over looking the beach.

Don't get me wrong, Jerry and Linda are entertaining and you see a lot more outside the villages, which is also good, but inside the villages, my opinion is the others I mentioned would be a better choice to start with. 😉

The Villages is like a city. There are plenty of doctors, dentists, etc. to provide services for the residents. There are a 100,000 homes!

One important idea that wasn’t fully or accurately talked about is age. We’re 52 and just bought with no issues. The important detail in being under 55 is your children. If your kids are 19 years old you can buy at I guess any age.

In the area north of 466, the golf cart path is like a bike lane along Morse Blvd. There are accidents between golf carts and cars (not necessarily large SUV's, either).

Do they now have an rc airport? My uncle went to top of the world when he retired because at that time it was the only retirement community that had an rc field for planes and other flying craft.

Kinda how Ford envisioned America. Small-town that were self sufficient. Everyone worked in the town and maintained their space. Factory workers lived in same neighborhoods together. Etc etc. Still happens in The UK and other areas. I'd rather live in the mountains myself. Quieter.

@@kenpozek same here in Pueblo CO. Steel Mill built and all the old neighborhoods were built for the workers, supervisors and managers etc. Biggest home on the block was the supervisor

I understand this is for people my age which I love but have read issues abt things where both parents are deployed and kids and teens are left with grandparents in such areas as the Villages and others in the southwest. I prefer not to live around teens etc….regardless of the situation.. how does the Villages deal with long term family childcare? People have been critical abt young person restrictions
