We always cover the drains and toilets with Saran Wrap to prevent evaporation and bugs/critters from coming up. Close the drains and use the garbage disposal cover.

Freeze a cup of water after water is frozen put a penny in the cup on to the frozen water. So the power goes out you can see how far the penny has sunk. This will give you a idea if you need to throw out any food products.

Put the potted plants in the tub or shower for whom ever is watering them for u. Also, if the room does not have natural light, you’ll need to use a grow light bulb in the bathroom fixture. As far as the switch, put a timer switch or just leave the light on while away.

Definitely turn your ice maker off if you shut your water off to the house. Otherwise you will burn up the water valve that supplies the ice maker.

Hi Rusty, Subscribed and enjoy your channel. Good, practical advice for homeowners who are not full time or are frequent travelers. The person I have rented homes from in The Villages advises to close the blinds when people leave. Florida sun is a beast she says.

Turn off the circuit breakers to you hot water heater. We empty the refrigerator and unplug it an leave the doors open because if there is a hurricane (our house is in south florida) and the electric is off for awhile the refrigerator will smell.

I move my potted plants outside where the sprinkler system will water them...in a shaded area. This is only if we are going to be gone for a short time, like a week or so.

A suggestion i have is to pull up the sink stoppers in the bathroom and put the stoppers in the kitchen sink. With not using them, the water in the J-traps tend to evaporate allowing pesky bugs, even frogs and snakes an easy access.

Always make sure the HVAC system is on if it’s too warm or humidity is more than 40% mold will begin to form.

Great tips. One thing i also do is leave the washer and dryer doors open so that they can dry out. Sometimes they get musty smelling, even between regular washers. Safe travels.

I travel a lot and used Empty Nest for a long time but when they refused to change a “chirping” battery because I did not have a ladder in my home we parted ways.

Hi again Rusty. Mike from Andorra in Philly and congratulations on the home purchase. My wife and I wish you many years of health and enjoyment and I think we are at max 3 years away from our purchase. I am retired but my wife is still working for the next 3 years. Anyway, my question to you is about the I95 TREK! I recall you saying that you do the drive and from Kennett it is a little north of 15 hour ride. My few questions IF you don't mind taking the time to share: 1. Do you drive non-stop to the VILLAGES? 2. Do you have a preference of time when you leave Kennett (AM or PM) since we would have to get thru a few major cities till we pass Richmond? It's been quite a few years since I did the drive to Disney. 3. Do you have any favorite places to stop and take a mental rest and/or bathroom break? 4. Do you stop for any meals and if you do is there any you can cite as ok? 5. If you travel solo, how do you keep yourself mentally occupied - of course after you are paying attention to the traffic and road? 6. What do you bring along for snacks or to eat? I saw in a prior video it looked like you had a bag of nuts and maybe some trial mix. Sorry for the length but we will be doing our 2nd lifestyle visit planning right now for June 2022 and I am going to drive down. The hassle of airfare, airports, TSA and car rental is outrageous. Being Temple retired will allow me to save a few bucks and control my time! Thank you Rusty!!!

Mike- I can offer some info from our experience 'commuting' on i95. We are seasonal TV, FL residents- 7 months in TV and 5 months in NJ including time for Thanksgiving and Christmas. So we do this trip 3-4 times per year from NJ to TV. The trip takes 16 to 18+ hours depending on traffic, etc. Pre covid, we would stop in Santee, SC which would leave about 6 hours to TV. There is a Comfort Inn that allows small dogs which I would recommend. Since June 2020, we have been driving straight through. Here are some suggestions/observations: - Heading south, getting to Washington, DC by 6:15 AM (at the latest) insures a much better 'commute'. Hitting it by 6 AM or earlier is best. Arriving by 7 AM or later adds an additional 45-60+ minutes to your trip assuming no accidents. - We leave NJ by 2:30 AM. I drive until the about 8 AM when we get passed Richmond, then my wife takes over. I grab a nap for 2 hours or so, then get back behind the wheel. - Use the E-Z Pass lanes in DC area- it's worth the $8. - Avoid leaving on Sunday after a holiday- we made a rookie mistake once traveling the Sunday after Christmas- it took over 19 hours to make the trip. - We purchased a cooler that plugs into the 12v outlet and stock it with food for breakfast, lunch, dinner and snacks plus any food we want to bring from our home refrigerator. We also take iced coffee in our Yeti's for our afternoon pick-me-up. - We eat our breakfast while driving (bagel & lox) at about 6-7AM and usually bring a salad with salmon or chicken for lunch. There are nice rest areas in NC, SC, GA to stop, walk the dog and have a meal or snack during the trip. - We found we save lots of time not looking for and waiting in lines at fast food joints or Dunkin Donuts by bring food. By planning our breakfast, lunch and snacks, we are better able to make this trip without stopping over night. - We run our gas tank down to under 50 miles remaining so we can make the trip on 2 fill ups (leaving with a full tank). Saves us time not stopping a 3rd time. - We will order a pizza when we are 1 hour away, or will bring one from NJ in the cooler which I can set to 36 degrees. I hope this has been helpful. Hey Rusty! We had talked about getting together when you came down for a month before (was it April?). That never got to happen... hopefully we'll be able to do it this "off season". We are returning to our home in Fenney on October 4th (a month earlier than previous years... since we've got a pool now). We have been using the Empty nest folks for quite a while and are very happy with the service they provide... especially like the fact that they check the irrigation system to make sure there aren't any 'runaway' sprinklers (which can be pricey, or result in plants not being watered). They did recently find a sprinkler head that was clipped off by a landscaping contractor that we'd hired. About your prepping for leaving the house... one thing we CANNOT do... is turn the water off... this would disable the 'auto fill' feature of our pool, as it is tied in downstream of the water shut off. Even though The Villages Golf Cars says it is not necessary... we do use a fuel stabilizer and a battery maintainer on our cart while we're gone. Funny... no matter how extensive a list we make to depart, or return... we are always uneasy that we might have missed something. Hope to meet you this year! Al and Sandi

Hi Rusty! I watched this video awhile ago and made a mental note to go back and rewatch once I bought a home and I was returning back north for the summer/fall season. I'm going with a gentleman, not empy nest, but basicly the same type of service. My question is... Should I turn my water off or not? Since I'm leaving for months not a few days or weeks. I've been told so many different things and I would like to know your thoughts. My home watch man will be doing the same weekly /monthly services that would deal with water as the empy nest service. Any thoughts or advise? Thanks so much!

I can't tell you about the water because I just don't know about your situation but I know Empty nest turns my water off when I leave. They torn it back on when they come in each week.
