Most builders don’t set up their sales office in the home office, they do it in a garage converted setup. Pointing out a builder using a home office as their primary office is actually a unique point.

Must have a tub. Especially as a woman in the 40+ years old group. Younger people may be comfortable with only showers, until they get older and have foot pain 😂

Very similar and comparable, for me it would just come down to location preference and which builder best meets my needs. I think Audubon has more long term potential with the growth in magnolia but if you want proximity to the woodlands than Northgrove will give you that. But call us, we really would love to chat more and help you narrow it down!

The whole market in Texas is melting down and you are still trying to get people to buy in the worst time in history to buy a home. Why don't you protect your investors?

I don’t think you fully understand what’s going on. Prices are much lower than last year. Interest rates could continue to rise. We are finding deals for clients where builders are buying those rates down. This means they are buying at the lower price with the lower interest rate. In 1-2 years when rates begin to lower, prices will go back up. There is a demand here unlike many other states. We get over 100 calls per month from people out of state moving here. For many reasons. That’s our client. Buying now isn’t for everyone. But it’s is for so many people still. Mark my words, prices will be higher 2 years from now than they are today.

@@anicca8957 I’m not meaning anything insulting. I’d love context for your opinion. I’m open to changing my mind with new information. Do you sell real estate in this market? Do you live in this market? I’m just curious where your position is formulated from. If it’s just guessing based off random articles, then I’m just saying you’re missing something. Mine isn’t an ego thing, it’s what I’m seeing managing a brokerage with 22 agents in the market we are talking about. We sell a ton of homes here and even with a little slow down, I have access to seeing the influx of people relocating here that many others aren’t privy to seeing. People have preached doom and gloom for 2 years now. Still hasn’t happened. It has slowed, but I don’t think it’s some crazy collapse like others are saying. And your initial comment implied that it’s a “bad” time to buy for everyone. Anytime I hear a generalization like this, I assume it’s an opinion that lacks experience in this market. Broad generalizations applied to an entire market lacks touch points.

​@@anicca8957 I'm interested in knowing as an investor what you mean by the market in all of Texas is melting, and what market forces are driving this melt down. With everything happening in the world right now, events are lining up that historically has benefited the Houston economy, including real estate (even when the rest of the nation was in financial distress or even a recession, i.e the 1970s recession, and the 2008 financial crisis). With a major war in the middle east just starting (and possibly an expanding one) and the rise in oil prices it would cause would benefit the Houston oil industry, population growth in the area, and real estate market. The medical industry in Houston is growing, along with med tech, and life science industries. NASA and commercial space companies in Houston (like Axiom Space) are growing. Correct me (with data) if I'm wrong, but population growth and the real estate market might have a bump or two, but the future near term and long term looks pretty good 😊
