There appears to have been a skunk living in this person's ductwork. We do not know 100% that it was a skunk but it sure smelled like one. This is a rental property and I explain the whole situation of what's going on in the video. Enjoy the show.

I’m surprised that you rebuilt the Plenum. And didn’t blank it off and disable the furnace. I agree that there’s only so much you can do though.

I had some back and forth with the homeowner about this and that's why they removed the slab. I was going to just cover it with sheet metal

Landlords are amazingly stingy and would do anything to avoid paying for a more permanent solution, but want tenant to pay on time and in full. Can't stand them

I will say that to an extent our industry has earned some distrust so landlords are understandably not wanting to just spend money without asking questions. In this case I thought the situation was pretty bad though

Yeah, I got a call last week for that. How did they get in there? They dug a hole under the foundation. Well I’m not messing with it. Everything is hooking up and having babies this time of year. She is the main reason I do not work for landlords, rentals, builders, contractors, apartments and most corporations. They want you out there the next day, do not want to take your advice and then take their good old merry time paying you. Oh I forgot my checkbook, can I pay you next month, do you have financing? My taxes are due. The list of excuses goes on and on. I heard a slumlord in the bank last week complaining about his tenants - very unprofessional.

Yeah I will say it's hard to reason with some landlords. They will purposefully tell you what they need to get you to do work and then continue ignoring bigger issues once you leave. We work with a lot of good landlords though. This one paid same day and like I said you never know if maybe she comped them a month's rent or something. Unlikely but not impossible. I like to give humans the benefit of the doubt at least once

I don't think you can give a landlord shit just because she doesn't want to spend 10k replacing duct. You think every one rebuilds their home just because an animal was living in it? I think the responsible thing would be to analysis how much of the duct was actually affected, have it cleaned, and then decide what to do after that. In fact if i wasnt sure of the health protocol, i would simply say, please check on health codes and make sure this is not a hazard to you or anyone. I'm not a health code inspector. We are an hvac company, and i happen to also own rental property. So i see this from both sides. Yes it needs to be remedied, but there may be multiple ways to solve it. Sure the tenants should expect a fix, but everything has to be done within reason. From what you are implying it doesn't sound like she is ignoring the whole situation. Obviously we are only getting a piece of the situation.

Besides the ductwork that you saw here everything else is flex duct. And it's only like 6-7 small diameter runs. We would've swapped all the flex for less than a month's rent. I redacted a lot of the conversation and let's just say some of what I redacted sounded much worse than what I left in. I don't know if you made it to the end of the video but I explained that the smell has been known about for about a month by the landlord and they did not have anyone out to look at the problem until the tenant themself discovered where the skunk got in. The landlord called me a month ago and asked me what causes smelly ductwork and I told her that I would have to do a diagnosis and she told me she'd just wait to see if it dissipates. I didn't know it was a rental at that time or I would've told her over the phone we really needed to come by

@@SurfBrosHVAC yeah I figured it was not a straight forward situation. Not really saying that you did anything wrong, but I would just be careful on going outside your scope. I guess i would approach it differently with the customer. I am more inclined to just offer them two options and let them decide on their own liability. I would have said something like... We can replace all the duct and guarantee everything is fixed and ready to go, or we can clean and repair what we can access, but the second option guarantees nothing concerning health or smell. Either way the price is x and x. What do you want me to do.
