Lived in Meridiana for 1 year now. Pros: 1. Flood proof. Absolutely 0 flooding during Beryl. Did lose power for 2.5 days. 2. Location: 15 minutes from Pearland and 30 from downtown with no traffic. 3. Aesthetically pleasing neighborhood. Landscaping and lawns are well maintained. 4. Very friendly and engaged neighbors. Everyone wants to help each other. This aspect really stood out during the hurricane when the Houston native neighbors were advising and calming down the transplants such as myself. 5. If you have kids, there is an abundance of things for them to do. Multiple parks, 3 pools, pickleball, etc. Cons: 1. Exorbitant property taxes. ~3.3% after HS exemption. Potential MUD taxes increase for 2025. You are looking at $12,000+ in taxes per year for most homes. 2. High HOA fees. ~$1,600 for a gated section. Granted, you do get a ton of amenities but if you are not a heavy user of them, you might lose out. 3. Drop off and pick up at Meridiana Elementary is a nightmare and parents can be downright hostile at times trying to enter the school. 4. Getting in and out of the neighborhood during peak hours is a disaster. Simply not enough road to accommodate the population growth in this area and lots of construction going on. A 30 minute drive with no traffic can easily be 1 hour +. 5. Many sections are being added that are solely composed of townhouses. Understandable from an affordability point of view but unsure of the impact this will have on property values. 6. There have been issues during the summers with large groups of unsupervised teens getting into trouble and fighting. 7. The park that we share with the city is a dumpster and always full of trash. 8. The wave pool and other pools are fantastic amenities but they are always full of children (i am a parent) so if you want some adult relaxation time you will have to be mindful of the hours you go.
Wow 🤩!! This community is amazing. The homes shown are gorgeous especially the home with the electric patio screen!! That home is definitely worth the price!!!!
We’ve lived in Meridiana for 5 years and can attest to the uniqueness of the neighborhood. We are so close to many things whether you go North or South (DOW/BASF area), East (Alvin/Friendswood/Galveston) or West (Sugar Land). The city has ensured that we have more green space than most cities in Texas. We can see the stars at night and see some wildlife around us. Is it perfect? No, no place is. But it is as great as the residents that live here and we’ve developed some really connections while living here. We even plan neighborhood holiday hayrides every year. :)

We plan on moving to the Houston area within a few years to purchase our forever home. We would love the opportunity to talk but are not interested in purchasing a home with an HOA. This is a deal breaker for us! Could you guys help?

Can confirm. It was 1050 last year went up to 1150 this year. I think it’s worth it considering the landscape upkeep and the amenities. It’s higher if you’re in one of the gated sections.
