*East side. Happy Valley and the airport are on the east side of Portland… The West Side is: Beaverton, Hillsboro, Tigard, Lake Oswego, etc.

Many suburbs of major crime ridden cities have very nice suburbs, This is often ignored by the media, who concentrates on the metro all most exclusively. On the east coast the major cities have been pretty much abandoned by people who can live the good life away from the bad parts of the city. I have no answer for this and government tries to make it all one community, but it will never work. Different classes of people just don't live well together no matter what the media says. If you get out and look, even Detroit suburbs have some really nice areas, much like Happy Valley.

Happy Valley is nice here's what's good & bad about it starting with good. It's clean, traffic moves along, has one good food cart venue, one of the safer community's for it's size, good to raise kids, homelessness not tolerated if there are homeless, there they are hiding, I've never seen one there myself living in Oregon for 5 years, closer to Mtn ranges, near 205 fwy access, most home prices under a million. Here's what sucks, no night life at all, it's under that 7 PM. unofficial Oregon curfew far as everything closes except a bar or two or fast food joint, near or before 7 PM. It's totally boring not much happening except things that have to do with the local schools there. There's no hospital very close, eateries & shopping are very limited compared to Portland areas, home styles do not vary very much they look a lot the same & have the property association vibe going not a good place to have a RV or Boat parked on a driveway & most wouldn't fit anyway. So in conclusion it's a good place for young family's, what's great no low income housing or ghettos, gangs so far, those are just a above over Northern hill range in lovely Gresham & surrounding cities there 15 min 20 min north.

Kaiser Permanente is less than 5 miles away & Providence in Milwaukie is less than 8 miles away.

Yes, it’s called MAX and that system has absolutely destroyed everything that it gets close to. We voted the original light rail line down (TWICE) in the late 70s, early 80s and they went and found funding elsewhere and shoved the rail line down our throats. Phase 2 of the project is what really affected us on the east side, the line running along Burnside out to Gresham. That area used to be filled with single family homes and those were all torn down and unfilled with low income multi family apartments. I used to play with friends and ride my bike in that area, now there’s shootings and all sorts of crime, I wouldn’t even drive my car on Burnside between 92nd & 202nd.
