I’m 57, moved from Illinois to a sweet little apartment in Webster Groves and I couldn’t be happier. I’m a 15 min drive to my kids in Benton Park, 10 mins from Forest Park, and less than 10mins from SunsetHills where I work. St Louis folks have made me feel so welcome and I love the shorter winters, large parks, my apartment courtyard has huge trees and gorgeous flowers-it’s beautiful, safe and quiet while beings mins from downtown.

We're considering moving to STL city from a smallish Illinois city in a few years. We would be in our mid 50s then. We don't mind Illinois (we're also considering Chicago), but STL is more affordable and easier to navigate. And the historic neighborhoods are very interesting. Chicago is appealing as well, but feels different than STL for sure. Glad to see you made the move to STL and it worked out. 👍 Any new insights you can offer?

It should be obvious to any viewer here that most of the homes in these neighborhoods, while lovely, are very expensive. With no monetary restrictions attached, these might be my 5 favorite neighborhoods in the city as well, but they are not middle class by any means. Tower Grove South and Shaw are the most reasonably priced of these five hoods, but a lot of those homes tend to be pricey too. What is not mentioned in this video is that there are a ton of neighborhoods in the city that boast nice, reasonably priced homes. St. Louis gets a bad rap in the national media for crime stats, Ferguson, etc. There is crime in every city, so St. Louis is not unique. I live in the City of St. Louis, and would not live anywhere else. I live in the Bevo neighborhood, a middle class area, and there is very little crime here. My house likely appraises for 10% of the ones shown here, but I am very happy nevertheless.

I was born and raised in Dallas, but moved to St. Louis in 1987 when I was 22 years old. St. Louis does have a high crime rate and the heat and humidity in the summer are awful. But St. Louis is a great place to live. The cost of living is considerably lower than most of the country, and there are still more career opportunities than in most places. St. Louis has always had a lower unemployment rate than most of the country. There are plenty of excellent restaurants, coffee houses, nightclubs, and grocery stores. There are two international markets. There's Jay's on Grand, and Global Foods in Kirkwood where you can find ingredients for exotic foods so you can cook them yourself.

I came into a very large amount of money and I bought 6k acres out west just a bit. About 45 minutes give or take out 70 (or at least close enough to that it doesn't matter) built a 5200sqft 5 bed 4 bath house with two 6,000sqft out buildings, a woodshop and metal fabrication shop. I put an 8 acre lake in as well. Had to have water, electric and sewage installed on the land. I also had the forethought to have utilities preemptively ran to other spots on the property in case I want to parcel it out later since 6k acres is a pretty good sized subdivision.

While these are the fanciest and trendy neighborhoods of St Louis, I think the best neighborhoods are just west of Tower Grove Park. Places like North & South Hampton and Lindenwood Park. They have good sized houses with insanely beautiful architecture, not a lot of crime, pretty low costs, and parks all over.

You missed a big hit in St. Louis: Dogtown! Could not be a better place to bring up a family. It’s central location in the metropolitan area and closeness to Forest Park and the Zoo make it a neighborhood that screams: move in! I am proud to be from Dogtown, as was my father and my grandfather. Oh, the magic of those long lost days of Dogtown.

Great review. I never had been to St. Louis before till a friend went to work there for Panera's home office. She lived in Clayton. I loved it. Forrest Park was awesome. I currently live in OKC and actually thinking of moving there just for more to do. I like a conservative town but with some diversity which is not something that is in Oklahoma City. This is a great list. I'm looking to move to the city from the Illinois side in the next year or so. Two neighborhoods that are on the top of my list that weren't mentioned are McKinley Heights and Fox Park. McKinley Heights is kind of winning it for me. I nice quiet neighborhood walkable to Soulard, Lafayette Park, and my new favorite coffeeshop in Fox Park. And so close to downtown. But Fox Park is so attractive to me, too.
@elliotbecker6769

Brad, McKinley Heights and Fox Park have amazing housing stock. These neighborhoods are seeing increased development, too. If you are looking for a home that will appreciate, these are the types of neighborhoods to look in, not those he listed. In fairness, the point of his video wasn't to highlight investment opportunities.

@dale gribble like all metropolitan cities, it has what some judge as good or bad neighborhoods. Based on some communities I’ve visited in all STL counties, we shouldn’t generalize an entire city. It’s unfair to the folks working hard for change.

There are some really nice areas of overland and ferguson, but the schools are not great if that is an issue. Also the areas are not really growing or desirable for the locals so property values are not likely to increase much. Check out the West End! It's directly north of Forest Park, and right between the Delmar Loop and Central West End. The homes were built in the 1890's-1910's, almost all brick (due to the brick ordinance in the city at that time). It's not as flashy as some of these other neighborhoods, but it has steadily improved in the time I've lived here. It would especially be great if you're looking for a fixer-upper, or are willing to do some improvements. Nearly identical homes on the other side of Delmar are priced for about $50,000-$100,000 more. My credentials: have lived in the neighborhood for 10 years, both in apartments and in a home; did a gut rehab on an 1896 brick home and plan to stay here for a long while.

You hit the nail on the head though.. The neighborhoods you mentioned are affordable and semi-safe (it's St. Louis) lol. These areas are also very diverse and non biased. White/Black/Bosnian/Asian/Hispanic/Muslim/Catholic/Athiest/Gay/Straight/Ugly/Pretty/Blue/Purple.. whoever you are, you'll fit in, guaranteed. I love that. Kudos to the first truthful St. Louis video. Unless you are in a gated subdivision no place in this city is "safe" at night. 2 blocks in the wrong direction and your in the ghetto from all these places. Had a house party shot up by stlcop. They were robbing students of their laptops in the triangle between wash u, stlcop, and barnes. You always have to walk with your head on a swivel in st louis. That being said wash u is an excellent school. The campus has security and is super nice. Look at places south of campus as the farther north you get the worse it really is. You probably wouldn't have any trouble in the day in anyplace that is on this list, but they are the more expensive areas around st louis. A lot of the crime around the city is vehicle theft or items stolen from unlocked vehicles.

Thanks for the video. Not particularly about the neighbourhoods, but I've heard a lot about the crime rate in the city as well as lack of a comprehensive public transportation system that covers much of the area. Could you give some information about these? Which neighbourhoods are safe and what are transportation options?
@jennyhammond9261
@jennyhammond9261 2 года назад
The metrolink goes to VERY limited places and a lot of crime happens on it. I don't know about the bus system, but it seems like I always see very sketchy people waiting for the bus, not business people. If you don't want to depend on a car, Tower Grove and Central West End are the best options, as you can find groceries, not just restaurants.

@@davidsheriff9274 Honestly, most of the crime in St. Louis is localized in certain areas in St. Louis City. St . Louis County is different from St. Louis City. The county is pretty safe, and if you live in places like Richmond Heights or Brentwood, you can get to downtown pretty quickly. In my neighborhood, further West, old ladies stroll around at night. It's further out from downtown though, and you have to have a car to move around.

Because in 1974 city leaders decided to blight the Near north side of St. Louis through a policy they called "Benign neglect"! A policy that continues today! If you live on the north side like me, gives you something this Mayoral election season! All these neighborhoods thrive at the expense of the north side. One city my ass!!!
