This is great advice! I have done most of these, but I’ve also done different things. We buy 150 to 200 houses a year and have a $25 million rental portfolio, so there are different ways to do things for sure.

1% is impossible in current market unless you don't mind buying into a ghetto. 0.8% is more realistic, some place in CA or NY you can barely get 0.5% and people still invest in it.

That's not even close to a thing where I'm living in Canada. The average single family home price is $500,000 and the rent on that would be $2100. Well below your first rule. Am I missing something...? People invest here all the time

I get it, but I just don't know how to FIND the properties at that kind of discount. That seems to always be the little tidbit that is not taught. I even went to the county courthouse website and found properties with tax leans... but what do I do from there?? Who do I contact now and how. Please help me find the properties and know how to buy them. I only have 10,000 saved so I can't buy at an auction, looking for sellers willing to finance, but where do I look? I can't seem to find rent to own options for a discounted rate like you've proposed...
how to actually apple ARV formula if the buying price is RM560 000, that's no way for me to ask the broker to decrease the price as low as calculated from ARV , please advise ^^
