U.S. Home Prices Hit an All-Time High in April

The median home sale price rose 6% year-over-year to $434,000 in April, driven by a lack of new home listings. The total number of homes for sale reached a four-year high, partly due to some homes sitting on the market after being priced too high. About 18% of homes had a price cut, up from 12% last year. Some Hot markets saw roughly three-quarters of homes sell for more than their asking price. Despite higher mortgage rates, buyers can still find some room to negotiate in certain areas. New listings increased, but remained below pre-pandemic levels, as many homeowners feel "locked in" by low mortgage rates.

I finally figured out why the real estate community dislikes corporate purchases of residential properties. Everyone normally associated with the sales process is out of the loop. No agents, no appraisers, no banks, no staging, no commissions etc.

Those gas-guzzling RVs are becoming more and more attractive option to help remedy our growing housing market crisis. Soon motorhomes and travel-trailers will be lining up every roadways and streets of our states and cities, and there would be very little the government can do to stop the trend.

We found a very nice ranch 3 bed, 2 full bath, central air, heat, full basement, huge backyard, deck, , driveway, garage, for 280k . In central New Jersey, that was a great price. We got into a bidding war. Finally bought it at 310k. Recently checked. " Sell with ease 500k" kids going to college soon. I guess we could sell but where would we live.

Most mortgages will remove impounds once you build up enough equity. 30-40% equity and you can get impounds removed from the lender.

Van or rv, security is number one. Deadbolts, extra security, cameras, alarms, window film that keep thieves from smashing windows in. So many women and even couples on utube have videos and stories that van lifers should be aware of.

One thing that no one seems to talk about is how Blackrock and all these other investment firms that scooped up a huge portion of the available residential homes are leveraged heavily. They have used the scarcity in the market to artificially inflate home values, but that bubble is right around the corner from bursting, as we all know the plummeting commercial property market will precede the same thing in the residential market. When that happens, don't be surprised if many of these firms become insolvent and a massive amount of homes are dumped for pennies on the dollar. That's when home prices will plummet to levels not seen since the 70's.

@@seanm3226 You're right, to a point. It matters which houses investors buy. I say this as someone in the real estate industry, a landlord and investor. Buy starter homes and lock buyers out of entering the equity game. Renters for life. Think of it as musical chairs. Gotta live somewhere...

What an excellent time to be way overleveraged. ;) Dont forget, when the shoe shine boy tells you how many properties or stocks he owns, its time to sell. I think you will see some parents who have 'free money' from some of that equity in their house gift some to their kids to get them out of the house. They remember higher mortgage prices.. so know it may be harder for the kids to get a house later.

If you have a high loan to value or some mortgages impounds are mandatory. No lenders want to lose that mortgage income by a tax sale. Tax sales go first before anyone on title

If i could get a decent cash offer as-is, where buyer gets discounts for having to perform whatever uogrades and fixes for my house, and buyer covers closing costs, i believe a first time buyer could do well with me. So, I haven't checked, but if my house is approaching $300k, i'd consider ~$200k or maybe a little less.

Question. Here are a few symbols (I don't invest in these, so no agendas on my part). HIW, MPW, EXPI, DRN, DRV, NIAL, FAS, FAZ, PLD, AMT, EQIX, WELL, O, SPG, XLR, CCI, GMGSF, then you could include these in your market watch and also see their competitors that typically are shown under the trends chart.

My home market value went up. I can’t complain. But… market value increases means more property taxes! So… I get to pay 200 more a month to cover my taxes. 🎉 Renters complaining about rent increases… realize that the landlord is probably paying more on their mortgage. If your rent goes up at the end of your lease… keep this in mind.

I don't get the excuse that home sellers can't afford to turn down an extra $30k from an investor in order to sell to an actual family when they are already getting more than they originally paid for the home from the family. Greed is never justifiable.
