Great video! I get this question a lot myself. The inspection is for YOU to make sure you know what you're getting. The appraisal is for the LENDER to make sure it's worth the money they're lending you.
Appraiser and Broker here, California. Not a bad video at all. Mostly right on point. For 2020 the price of the appraisal report is much more. The only thing I wasn't happy with in the video was not enough clarification of the difference between a "home inspection" and the appraisal report. The two share almost nothing in common. In California appraisers must be licensed and have college education. A home inspector can be almost anyone breathing and walking upright.
So is this suggestion that once I have looked at a home that I may be interested in, get the home inspection prior to appraisal and perhaps even before an offer? Would I make an offer contingent on inspection, then if that goes well have the appraisal ordered? Thanks for all these videos!
