I tell everyone that comes on this comment section, Ron to me is the most trusted of all the investors, coaches, etc on RU-vid, b4 videos came out, we read books, listened to CD's, I read Ron's Ugly Houses book, he said, you want the house so disgusting, your wife won't walk in, I found that house, I was so broke, I did some curb appeal cleaning, this was going to be a divorce sale, cleaning 2 days, I day to find a cash buyer from an ad, he came, and made a deal with seller, $9k fee, for 3 days work, thank you Ron. That was 2004, I used his VA system for a.month I ran out of money, but they were on the ball, they sent me leads but couldn't close them. 2020 I'm going for broke and pay for his VA's again. Ron doesn't know me, I m just grateful for him.

@@RELubber The idea was to offer the low ball as a starting point. Most sellers had an over expectation of what they could sell wholesale. He said it should always be a win - win situation. Not sticking t to them as if you had them over a barrel. By the time it got to selling wholesale, they had reached a point where you were helping them out of a bad situation. I guess I might have conveyed the wrong message! :-) -keith

For years I've done the cash business in addition to my full time job and avoided the pretty house business. After viewing this video and number 3, I decided to switch to the pretty house business as the cash business was not working well enough and I like the idea of working the high end market and make the big bucks so I can retire soon comfortably. I'm located in a very cash oriented market with a lot of cash buyers and investors all saying the same thing. I've run cash buyer craig's list ads before with response only from other investors or agents, never an owner. All my deals I had to find on my own which takes too much time. So I revamped my website getting off cash buying and saying I pay full price not a low ball wholesale price, a fair market price, any price range etc. and posted a new Craig's list ad with those changes. Within a few days I got a lead today thru my website, but probably as a result of my ad, from an owner, not on the mls for a house worth about 450K. It's 25 miles away and doesn't look that good. The value is low for the areas I really want work which can get up to multi million $ on the gulf coast houses. I'll just send the lead to a cash buyer. But I'm stoked and know I made the right decision to switch over. I don't think anyone around here is doing this in the higher price ranges. I can pick and choose the houses I want to work with and target those areas. I'm gonna sign up Ron. Thank you.

HEY RON... CAN YOU PLEASE ANSWER THE QUESTION BELOW? I WAS WONDERING THE SAME THING.dreamingcode1 year ago (edited)If a tenant makes a down payment on a house I'm sure they expect it to be applied to the remaining balance. So how are you able to walk away with their down payment? Are you raising the sale price once you find the prospective tenant? If so why would they pay above the Comps? A bank wont loan them more than the house is worth.

Because once you get the house leased to you, or on terms, the title goes in your name; you own the house. Therefore when a tenant buyer makes a down payment, it goes to you.That down payment is taken out of what the tenant buyer owns on the house. When a tenant buyer pays payments on the house, or giving a down payment, they are paying off the "remaining balance".

Caleb Bennett No you don't own the house when you lease it. The title remains in the landlord -seller until you exercise your option to buy.

In that case, do they still keep the down payment? If the house owes 100k and the down payment was 10k, the new buyer would then owe 90k?

Yes, a down payment (in the case of seller financing) or an option deposit (in the case of lease option) will apply to the purchase price. We generally do raise the price if we're offering terms on the property. Buyers are willing to pay more because we're offering terms. You're right that a bank won't loan them more than the house is worth. But no bank is involved in this transaction unless they are going to cash you out some time in the future. But some time in the future, the house will likely be worth more, and the bank will only be loaning the amount they still owe, after deducting the down payment.

How do you explain to a seller what a lease purchase is without saying too much to confuse them. Most people don't like making decisions when they feel like they don't understand.. Thanks in advance!!

Kyle Bailey The seller is in control the whole time. So for this very reason, it makes the seller more comfortable with doing a Lease Purchase. But as far as explaining what a Lease Option is with a seller, you're pretty much just sticking a tenant buyer in the property to take over the payments. And if the seller is in a position where they need to get off the hook for whatever reason, you won't have a problem getting them to sign the contract.

Okay, let's say I acquire terms with a seller with owner financing. He agrees to sell it for $200,000.. $10,000 down, and $1,000 a month, bringing it to $190,000. I turn around and find a buyer willing to pay a total of $230,000.. $15,000 down, $1500 a month. It goes smoothly for, let's say 4 years and the new buyer can't pay the $1,500 anymore. If I'm having a hard time finding a brand new buyer, What happens with my contract with the original seller and his $1,000 if I'm no longer collecting my $1,500? (Hopefully this made sense)

You Wil need to keep making payments to the seller, even if the house is empty. You can always go back to the seller and get your contract extended (if they are willing) and you will always find a new buyer. But no matter what, always, ALWAYS male sure you make your payments on the house every single month!

It's in your best intrest to take a couple of monthly payments out of the down payment you receive, for the "just in case" safety! Because we never know what the future holds, but we know we are responsible for making those payments every month!

when the buyer takes a mortgage they agree that if the property changes names the bank calls the mortgage ,even if its being paid

This can happen, but it's not always in the bank's best interest to do it. Due on sale is VERY expensive for the banks, so it rarely triggers.

First, love your video, actually love all your videos. I did have a question though. I had thought that when a tennant makes a down payment for a property, with a lease and option to buy, the down payment gets held by the seller and applied to the purchase price and used as the future loans down payment, when the tennant actually gets his loan to purchase. However, if you take the down payment and spend it, it seems the tennant will have to make another down payment later when he gets his loan. I don't think they will get approved for a loan without another significant down payment. Or am I missing something on this?

i think it works like this...yes they may have to pay the bank another down payment on a loan...BUT the loan amount is for the new amount....say the agreement was 3 year option for 100k house with a 10k down payment..well now the price is only 90k and if you offer a little principle in their payment it may be like 88k in 3 years..so they go to the bank and get a loan for 88k not the full 100k.

Ron "assigned" his deal with the owner to the new tenant buyer for a 15K assignment fee which Ron is entitled to keep. So the new buyer doesn't have any down payment credited to him unless Ron paid the owner an option fee, which I doubt being the house was underwater.

In the lead/property sheet example you gave, is it the owner of the property who wants to sell it because he cant afford to make mortgage payments once the renter moves out?

How would you collect your assignment fee if there isn't a closing for a lease option? Let's say if the seller wants 10k Down. I would go find a buyer and assign the contract for 15k, would I just collect the 15 and pay the seller? Trying to clear up the little details. Thank you Ron!

what do you mean by you got a release signed from the seller? Don't you just assign the ACTS deals to the tenant/buyer and move on?

This down payment is paid by the tenant like in your example the house price was $270k Lease Purchase so if the tenant gave you the $10k, the seller of the house only receives 260k?

"Old and outdated" still works. It's 2020 and the "old and outdated" aspects makes me $35,000 a month so for starters, get that mentality out of your head. The moral is communicate, don't waste your time, assure and get the deal done. This industry is not about what course is outdated, the fact of the matter is this is a PERSPECTIVE formality to do it which is a method I still use today. Simple, we are the investor/acquisition specialist... unlike agents, we make many many creative options that allows options for sellers to open up more to the idea. Pick one, get it closed.

Misael Vargas another thing you can look into is learning code. You can learn it and anything else with lots of effort and patience. Don't worry about 'I can't' just find a way. For code start with HTML/css it is easy and you can create websites etc... essentially a front end developer. All code can be learned free and some sites like udemy charge like 10$ per class with an everyday coupon. Create things, watch videos, display your work, network, and have a desire to succeed as much as you want to breathe. You can always join the military as well, I did 4 years in the Marines and it'll help you get on your feet and learn skills little others your age will have.

Tay Wizz, offers are free. If your offer is accepted, and you go visit the house and the numbers still work, that's when you'll have to come up with a binder deposit, which you would be at risk of losing if you didn't buy right.

I am fascinated after seeing your first video. However, I realized that the terms that you use and the way the transactions done there in the US are so very different from what we have here in India. Can you maybe point me to a source of knowledge that is more apt for our markets. I am a newbie. In fact I am something of a Col.Sanders (I hope I got his designation right, in short the KFC guy) I have lived the corporate life, been a boxing coach, had three failed businesses and now I am in the real estate business. robertnevelsify so im pretty sure they bring first months rent to closing but you dont pay the first months rent until 30 days after closing, at which time rent check #2 is coming in

Where/how does the loan for $230k loan work into the deal? Not seeing where it came from.

Jason Neves, the $230k loan amount was the amount of the loan the seller had on the property. Not really relevant in this deal unless the seller is willing to sell for what they owe. In this deal, the monthly payment they were making to the bank for PITI is what's relevant.

Hi Ron. On the lease option example you say you have no more responsibility to the house after you get your down payment and 1st months rent. But, what happens after the 5 year term is up? And does rent payment go to you and then you pay the seller, or do they pay the seller directly?

Khayeel, after the 5-year term is up, the tenant-buyer has either cashed them out already because the loan has been paid down and the value has increased, so they were able to go and get a loan, or their option period has expired and the seller needs to decide if they wish to extend it and continue collecting rent or just sell it to someone else. All payments after the first payment go directly to the seller.

@Ron LeGrand... So, basically you just found someone to pay the seller's mortgage by offering a lease option to the seller, sub leasing it, and making over 17,000 in the process.🤑 Why wouldn't the seller just do that themselves? Lack of knowledge?

Just a question Ron, not sure if i understand, if a lease option is typically favorable to those who have bad credit, and or have a hard time coming up with a down payment. Why would they pay a $10,000 fee plus 1st month rent to you to take over your position for the lease option? If I got this all wrong please explain.

Mc Goof, it's not being presented as them paying an assignment fee. That's just how it works out on the paperwork. What is actually happening is you're raising the price of the house $10,000. You get the first month's rent because you negotiated with the seller that your first payment would be in 2 months.

Gafaru Hall, I'm pretty sure we used the same size print. If you're talking about the Wholesaling Houses course for $1, yes, it includes a trial to my Gold Club membership. I'm sure you'll find t worth the monthly expense, but if you don't, you can always cancel before your first charge.

If a tenant makes a down payment on a house I'm sure they expect it to be applied to the remaining balance. So how are you able to walk away with their down payment? Are you raising the sale price once you find the prospective tenant? If so why would they pay above the Comps? A bank wont loan them more than the house is worth.

+kingdomdreams4 Hey Mr. Kingdom Dreams aka Chris, one issue he probably failed to mention is that the buyer is going to have to come up with extra cash to cover the assignment fee. It will be very difficult for most people to come up with an extra $5k to $20k, in ADDITION to the down payment. My suggestion? Call some real estate guys and ask them about this. Or go to BiggerPockets.com and ask people about this model on the forum.

+successfirst they don't have to come up with a down payment towards the house remember he said " down-payment, plus 1st months rent" they are "renting," the down-payment is really just an assistant fee.

Florida is a mortgage state, rather than a trust deed state. Research buying on a wrap-around and then quick-turn the paper on yet another wrap-around. Look around the country! This is a legitimate business and very legal. Not sure how you got snake oil from the video. Maybe need to watch a few more to educate yourself before commenting on something you clearly do not understand...

David Valdez , I've bought and flipped three houses. Always moved into the house, painted and did electric and landscape and sold all 3 for a total of $240,000 net. Did it all within 3 years. I think Ronn's way sounds much much easier. Not snake oil. If you are a negative person, get a steady job and a c.d. from the bank @ .05% interest... Annually.
