I’m in commercial real estate for over 20 years with properties in Florida ,California and Canada and I can confirm Audra is right. She knows her stuff and contrarily to most agents and many so called youtube experts , she doesn’t sugar coat it.

I listened to Audra and created a long disclosure list. Most were items my husband just didn't want to fix. My agent thought it was overkill but the buyer signed off that they knew about these issues before making their offer. This saved so much time. The inspector found two minor additional issues. We then gave the buyer a reasonable credit to have these items fixed AFTER they purchased the home. We agreed on everything within a few days and our home was sold. I am so proud of you!!! Well done! You probably taught your agent a thing or two. Buyers are so much more willing to sign off on "things" when making an offer...its more difficult to have them agree when the offer is already signed. So happy for you. Minimizes headaches and hassles!!

People dont understand that the prices of things are never going back down. This inflation is deeper than we think. Those buying groceries are well aware that the real inflation is much over 10%. The increments dont match our income, yet certain investors still earn over $365,000 in stocks and assets. Wish I could accomplish that.

Some persons think inves'tin is all about buying stocks; I think going into the stock market without a good experience is a big risk, that's why I'm lucky to have seen someone like mr Brian C Nelson.

Listed house Thursday night. Three showing booked within an hour. Offer by noon Friday, counter accepted by night time. Unbelievable. Inspection perfect. To look smart, buyer's agent noted 4 cosmetic issues . We said not fixing, and sale closed. What a miracle.

I bid on house that was on the market for 6 mos. That house was pending another buyer's house to be purchased. When I arrived and presented a reasonable and fair offer, that other buy took a second mortgage and bought the house. I was pretty disappointed at how petty some people can be, esp when they are not fair to sellers - because karma. It always come back around, so be fair, no low balls and screwing others over because we'll be in their shoes soon.

I agree with you about the repair requests. I hate people who go buy a used house and expect it to be perfect. If they want a new house they should go buy one. This using a home inspector to get the house price lower after the deal is made has to stop.

Sometimes the inspector works with the selling agent and will not disclose everything just to sell the house at the price the buyer wanted when it might need all new duct work, new refrigerator, new water softener or new AC!! Buyers need to get their own home inspection on their own not just believe the one the selling agent hired or the seller hired. If the AC needs replaced because it fails to work at times that could be 15 to 30 K easy! New fridge is 3 K this is money you as a buyer will have to spend in addition to buying the house. Look at both inspections and test things. If it needs new AC and they are asking 565 K offer 540 K if someone else buys it at the 565 K price then move on. Be sure to know in writing ALL fees YOU will be paying because sometimes they want you as a buyer to pay their agent some percentage. And yes if you want everything new then go buy a new house! You can expect maybe the water softer has to be replaced but not replace almost everything including the sprinkler system and even the garage doors that you never tested because the agent always had those up and all the lights on etc… make sure the washer and dryer works and no leaking, check the commodes and showers to make sure they work. Look in the closets where boxes are sitting for MOLD. Check everything thoroughly before you buy. Check that roof and look on the ceiling for cracks or freshly redone areas.

​@@joyceanderson8648 Huh? The seller can get an inspection before listing, so they know what might come up and get ahead of it. But buyers absolutely need to use their own inspector. Anyone who doesn't is a fool.

Sellers like to hide and cover up things, though. So most buyers only adjust their offer if something big comes up. Roof is damaged and needs replacing... things like that, that they didn't know before the offer was put in.

I got a home inspection as an owner who isnt going to sell until next year. I turned it into a "to do" list and I'm knocking off items at my pace. My ROI on the $500 fee was made after the first three repairs. By the time I'm done, I will have saved a lot of money and hassle negotiating it all. It's well worth it!

Thank you for making these Real Estate related videos. I haven't moved/bought/sold my 'home' in 20 years. It is good to have this refresher course of items to have in mind. Definitely going to find a Realtor (in WI) that does a solid job of staging, photos, and sets reasonable expectations for the market/aspects of the sale.

Audra, I've said this before, you are so spot on with your advice to people. I may sound like a broken record, but you are the sharpest, and most agreeable, likable, agent I have ever seen. I am certain you will hit 100K subscribers before the end of the year. It is obvious you have the experience, knowledge and success in your field, to be out there sharing what you know with others. I love your videos, keep it up! I could envision you being quite successful with seminars for agents and home sellers in Southern California (and other markets). But then, who would sell your houses?

I’m binging your videos and feeling so excited / empowered to maximize our home-selling experience next summer. I’m all in on getting professional staging, amongst other things. I do have a very mundane question - what are the options for moving out and storing furniture and personal items during the staging period? We’ll still be living in our home while selling it, and likely won’t have our new home fully purchased until after we close our home sale. Do some stagers offer homeowner furniture moving and storage, or is this something we’d need to work out / coordinate with a moving and storage company in addition to our partnership with a staging company? Would our home moving company be able to pick up our stuff directly from the storage facility and take it to our new home? I’ve never done this before and I want to make sure I’m covering all my bases while I’m still in the envisioning step.

I am seeing more and more sales in my neighborhood to relatives and family members. The couple with children want the parents to live so nearby the grandchildren can run next door or down the block. Or a brother and his family can be as close as possible. And these family associates will try the hardest to close the deal.

I mean, you have to be in a Seller’s Market to be able to say "as is, no repairs". Some of the outlying cities near me are in buyers markets, so Sellers are doing whatever they have to, to preserve the offer, once they get one.

I wish I saw your video before my parents put their house on the market!!! Maybe then they would have listen to me. My parents in their 80s were impossible to deal with on selling their home. Maybe just them, but they insisted that many people like Hunter Green walls, brass everything, popcorn ceiling, a 25 year old deck, their outdated kitchen, etc. Also they expected top dollar!! No one was interested. It was actually one of the newest and largest homes in neighborhood. They could have gotten top dollar, but no they eventually got almost nothing for their home because no updates and extremely overpriced being so outdated.

@Elaine4173 I feel bad for you because it happened with my parents too! They asked their bank's president to come over and give advice. "Lose the fake flowers, paint the dark paneled walls off white, pack up all these knick-knacks.." I thought they were GREAT suggestions. In the end, not even a Flipper would buy their house. The reverse mortgage took a year to take it My parents couldn't understand not everyone likes 70's wallpaper!

How do I prepare a house that is generally in poor condition: ancient windows, unfinished basement, kitchen from 1970, old electrical that is probably not even up to code, floor on a slight angle. Is there a point in staging, photos, etc. Should I try to get a better price by fixing some stuff, or just sell "as is".

What is the property worth on the market, versus what repairs would cost? I'm in the same boat, a property worth only about 60K, but needing over 10K worth of repairs and updates. I'm not putting a penny into it if I can help it, it's not worth it to me where I might need over 10K total of work done, 1/6th of the value, yet get maybe 60 cents out of every dollar in repairs/updates back.

Anyone can sue anyone; lawyers do it all the time. But depending on your state, an "as-is" statement (especially if you get the buyer to sign a notice saying it's an 'as-is' property) can end that suit pretty quickly.

Don't just say in the contract that it's being sold as is. State that you are selling it in its current condition and seller will not pay future claims by the buyer. If it needs work or has problems, be sure to describe them or reference the Real Estate Transfer Disclosure Statement, Home Inspection Report, and other reports and the limitations to the reports. Encourage the buyer to conduct inspections to the buyer's satisfaction. If there is a need for repairs and/or credits, then explain that they are being provided. Be sure to let your agent know your goals and how you don't want the buyer coming back on you after the sale. A good agent will know how to word any purchase agreement to protect you.

What would your advice be on getting a Generac home generator installed, cost would be in range of 10-15 k we’re planning on living here for a least 5 yrs we live in 2500 sqft home in Dallas Tx and have had at least 3 weather related power outages over the last 5 yrs that have lasted several days. From what I have researched a generator increases the home value 5% Our home is currently 900k

As a appraiser, I can say it is unlikely that adding a $15k Generac will add $45k (5%) to the value of the home. Someone would rather install their own for $15k. You may get 5% back on the 15k spent, but not $45k.

Maybe it depends on location. Here spring and summer are the busier times. (Weather, school year impact it here)

No summer is not peak moving time in certain locations. Summer is slow in many locations. In my Florida area, it’s 💀. Busy season is when the snowbirds fly in during late fall & winter. I think summer is slow in wealthier areas and many of those areas do not include young families with lots kids 😅 even outside of Florida.

Buyers not wanting an 'as-is' won't even bother looking at it. Instead you'll get more investors than home owners depending on how much work is needed.

The buyers I work with aren't scared of the AS IS clause mainly because I am providing all the home inspections, seller disclosures up front. Its called full transparency. If you don't provided all the disclosures and inspections up front, the buyer may want a discount with the AS IS clause. They are buffering in the cost of repairs in their offer.

Subscriber count reads "40.3K" as of June 19th. If you make the living room the most presentable, but leave the rest of the house less so, do buyers also suffer a letdown effect?

Great question. I would say focus on the top 3-4. The most important part having the property decluttered and cleaned as much as possible. It usually doesn't cost that much to declutter or clean...just a little elbow grease. Every room counts...but if you can only get one room done...well, that's better than none.

Prices are 10 to 40% overvalued and the majority of realtors have no idea what they’re doing…which is a huge disservice to the consumer

Why did you take down my comment pointing out that if someone sells now and pays both sides of the commissions and then they wait a very few months to buy, then they may have to pay that buyer’s agent commission too! Seems to me that these people are getting a very unfair deal here! How do you solve this…these people just lose out? Why don’t you point this out?? People may want to wait a month to list!! Or let the realtors who caused this problem chip in to make it right.

Hi Donna, my sincerest apologies. I didn't take down your comment...I took down the entire video because I posted the unedited version. The commission discussion in the original video was confusing. I am going to dedicate an entire video about this topic. To give you come comfort, if you are buying a property after the NAR settlement, you as the buyer could request the seller to pay for your buyer's agent's commission in the offer they present. The seller can say NO...but then again...you can find another seller to work with. Its all about the negotiations. From my understanding, after the NAR settlement, commissions are not going to be posted in MLS for the buyer's agent. Once again, if you are the buyer, you would write your commission for your buyer into the offer. This is how commercial real estate works now. Its an adjustment...but we'll get through it:).

Americans want their cake and eat it too. They refuse to maintain their home and property and then expect and DEMAND a realtor wave their magic wand and get top dollar. Then, they go look for a new/used home and freak out when the home inspector tells them all the issues and DEMAND the seller pays for all repairs, or at least try's.
