Reply if this is right; so a wholesaler finds a worn down house where the seller wants to sell badly, the price is at a significant discount (50k) so it’s a good deal, then u compare using websites the average price per sq/ft to put in the website. Once u find the median the website calculates the ARV, the amount it will cost for rehab and using this information u close on a new price (110k). Then inspections to be sure everything’s smooth and reach out to potential buyers (agents) and offer commission (5%) of ur spread. Finally a flipper buys for 110k ur bought it for 50k u make 60k give the 5% (3000$) commission to the agent and bam and basically make 57k. Like if this is right or reply with what I’m off on cause I’m 15 and am just tryna make sense of it all but I think I got the gist of it thanks 🙏
Someone please help me out!! Adam, you said "U bought it for 50k and flipper bought it for 110k so you made 60k". I thought wholesalers never bought anything?! I thought we just got an offer from the seller for lets say 50k, but you tell the CASH buyer you want 110k. The wholesaler has no buying involved right? Just signing a contract (which is like a "deal") with the seller, saying you will sell his home within 10 days? (the 10-day inspection) Let me know if I made sense! @@Kingpuch ya u don’t act but I said buy meaning contracting, but there will be a 50k transaction in that case non the less, but no u don’t need to come to the table with 50k u will take 50k or whatever the sellers price was and deduct it from ur new wholesaled price 👍
@@Hunchohawn so do you ever actually take 50k from ur bank account and buy the property? Or can you do it with no money at all and deduct the 50k from your wholesale price. I’m confused on if you need to actually buy it or do you confirm the contract and then once you confirm the wholesale of 110k, you take the 50k from that? Then you make a 60k profit and give 3k to the agent? Am I understanding that right?

I've been stuck in the stage of watching videos, listening to books on Audible and reading to learn all that I can for a few years now. This has to be one of the best, if not the best videos I can recall about RE. Most breakdown videos that I come across are hypothetical and can be vague. Very well done, I am now a new subscriber.

i’m 17 & i’m going to Temple University majoring in real estate, i’ve just been trying to saturate my mind with tons of avenues in real estate; flipping, wholesaling, & even contracting. As soon as I turn 18 I will be pursuing wholesaling and hopefully and can benefit me in the future. I also think me having a career as a real estate agent could also help me access cash buyers a lot easier. I honestly have learned more in this one video than i have watching other videos. I have been trying to get as much knowledge about wholesaling and other forms of real estate methods for the last week or so and even though I have learned a lot I still have a bunch of question, mainly about contracts and things of that nature. I’m not paying a realtor 5% when I can just find the buyer myself. This works when the spread is super large and you have room to pay a realtor. But if it’s tight I would say just contact the buyers yourself.
I usually don’t pay them anything. They are usually motivated to bring their flipper a new deal. I only did that in this case because I had a lot of room.
@@FlippingMastery More tools in the belt creative wise, plus no need to be greedy as long as you have the right Agent motivated to help, because Agents need to make a living as well. A healthy relationship is vital no different than being married, well the only difference is you don't live under the same roof : )
crypticsav the spread is the difference between the price you offer the seller and what you assign to the buyer. For example you get a property under contract for 200k and you assign the contract to a cash buyer for 250k. The spread (what you make) is 50k

Man I have investors blowing up my phone asking me if I have homes to sell to them. Lol 😂. All because I inquired with a few of them for my first wholesale deal. I decided to build my credit so I can out right purchase these real estate deals from the seller then turn around and sell too investor for the fix flip. So I’m still wholesaling but I actually own the properties I’m wholesaling.

You can also do a google search on home cash buyers specific to your region. This is a simple way to start getting your phone ringing with offers. You can also contact private investors through Realator’s who more then likely have done business with them in the past.

Question, wouldn’t the buyer see the house was listed for $50k but it then you as the wholesaler are trying to sell it for $110k? The original ad will still be up
No he got the contract for 50k then without any rehab he’s selling it to an investor for 110k. He addresses this in the video and I can be a pretty big obstacle. The realtor will see it’s pending for 50k so they can’t make an offer directly to the seller and you just have to hope the investor doesn’t see it as a huge problem and goes forward with your deal

i had a question about finding cash buyers of those who bought distressed properties in the past, becuase when i look at redfin and zillow it doesn't really specify who is the one buying it when i'm looking and sort by sold and within 1 year
