Hey Jerry! Love your videos, their always super educational and are really helping me get into the business. I do have one request tho. I think everyone can benefit from a video going through the process after finding the house. Going over the contracts, how much do you need to spend in fees for whole sales if any.. is it possible to whole sale without the funds for buying the house if you don’t sell your contract. I am super thankful for meeting Jerry . My friend is selling his house he owes little on it and the area is quite profitable however I welcomed a gentleman that I met while I was grooming my town of Penacook. He mentioned that he was an ex realtor but not I invited him to help me take a look at my friend's home now he is menu for me to go halves with him on my wholesaling opportunity he's a lot wealthier than I am I am single mom. Jerry, this is great, thank you! As a request, if you could continue to produce videos that involve you actually leveraging Flipster in the wholesale sales process (I'm a new prime member), that would be super helpful. Also, I work in b2b sales 60 hrs a week, so I'm having trouble in deciding the most effective prospecting outreach strategy that I should implement within my usual workday + nights and weekends. Do you recommend any particular outreach cadence for this type of part-time situation? 1000 Leads = 1 Deal... so am I email blasting 50 leads a day, followed by a text and ringless VM to follow up? Or, would it be more effective to reach out to less leads each day, but cold call them instead? My goal for the remainder for this year is 14 deals with an ASP of $10k. Any response would be a huge help for me in-getting started, I plan to begin my outreach in March. Jerry, you're a FlippingGenuis!

hey! i have a question at 8:14 about #6 inspection period. does that mean we don't necessarily have to add in the 10 day contingency and that includes and extends it? instead of ten days, now it's for the entire month until close of escrow?

Hey jerry based on your latest repair video a property with that square footage would cost about 100k for a “heavy repair” but the analyzer estimated 76k ? Is it just better to use the analyzer? Thanks

Hey Jerry awesome video. Thank you so much for all your information. One question I have is how much of a EMD did you have to put down for this deal since you were working with an agent? If someone doesn't have enough funds for the EMD what can be done for the house to be sold. I'm still very confused about this? I've watched the videos regarding this topic. Jerry, if you are the buyer, then it doesn't make a difference whether the post is from a wholesaler or an owner. But as a wholesaler, what should be the plan of action if the post is from another wholesaler? Is there any reason that you cant daisy chain, and if so do you have to disclose that to the original poster?

On this contract that you used,, did you use the and/or assigns after your name, or was clause 26 enough to say that you might assign the contract? Also, do you also tell this to the seller when you go over the contract with them?

Do I have to get the contract approved by anyone or is it just all set? Also when assigning the contract to a buyer what do you then tell the seller? Or do you just give their info to the buyer and let them deal with it since it is on the contract

Thank you, Jerry! Quick question - recently, I was under the impression that due to the challenges of assigning contracts and selling equitable interest, you decided to remove the assignment and release clause on your contracts to avoid any issues with breaking wholesale laws. However, clause 26 of your contract suggests otherwise. I am in the process of searching for off market properties in the state of Ohio and planned to not assign contracts and instead purchase them, even when planning to wholesale. Could you please share your insight on this? Thank you so much for your informative videos. You are in fact a FLIPPING GENIUS!! 😎

Just went under contract today for my first wholesale deal!!!! 🥳🥳🥳🥳. Y’all wish me luck that nothing goes wrong! 🤞🏼🤞🏼🤞🏼 I spent my past weekend listening to Jerry’s videos of “How to talk to real estate agents.” I listened to how he directs the conversation to not only get the information he needs from the agent but how to get the agent to understand the MOA, after taking notes and of course practice lol. I have a agent in my call list who gets REO properties!!!! 🤩🤩🤩 She was really up for working with me once I offered the double dip strategy!
