The house is beautiful! My initial thought for the two family rooms is have the front one be a little more aesthetic, simple, yet geared for Sage. And have the fireplace room be a cozier family room where you can watch movies/tv with less glare and can be less “formal” since it’s tucked away
Dining room: I think using that open concept room as a dining room would actually be really nice. Instead of doing the main dining area off the kitchen you can make it into a coffee room/ play room. Install bench seating under the bay window. You could still even put in that round table, but instead of putting dining chairs around it, put two lounge chairs on the open side of the room. Add stools on the peninsula for more seating. Then a big carpet and lots of cute storage bins in the middle of the room so that sage can play on while you cook. There will be tons of seating and space for guests to mill around/chat/help prep the meal, then you carry dishes into your big dining table to sit and have a meal together. Plus you still have your round table with comfy seating to have relaxing family breakfasts and chats at and for sage to do art projects/homework as she gets older. Also, it would be great to add a light wood bench table at the end of your peninsula to give you more counterspace and to warm up the room a bit.
Living rooms: make one a TV space and the other a sitting room with no Tv. Like the closed off one would make a great movie room. And then the one where your bay windows are can be the sitting room and play space for Sage. Master Bedroom: I vote under the window because you still wake up to the light, but also, I wouldn’t want my bed next to a bathroom in case someone uses it at night, it would wake me up. :)
The room with the fireplace needs to be a cozy movie spot with mood lighting ✨️ 😍 the big room connecting to the kitchen should definitely be Sage's "living" room. So pretty I love it!!!
The room off the kitchen thats meant to be a dining should totally be a playroom. Having a playroom off the kitchen is soooo clutch! I can see my kids while I cook and clean and its the best. And its awesome to have a playroom and be able to keep all the toys there and not all over the house.
Congratulations the home is absolutely beautiful!! The Forest connected to the backyard is like a dream come true for Cashew, plus you and Matt can easily go on those morning walks. Haven't got any interior ideas that's a bit beyond me but does it have a pantry? I didn't notice you pointing one out. You and the Family will create many happy memories in this home 🏡.
Nikole, congrats on your beautiful new home! That backyard looks unreal! I would use the living room with the fireplace as a cozy spot with tv, and the open place by the kitchen with the bay windows as a full play area. Maybe a cute bench by the window. Congrats again!
That extra living room could be a library/ guest entertainment room, which can also double as a RU-vid filming space bc it can be kept fairly tidy since the other living room will be the main play area for Sage
The extra living room with the bay window by the dining table should be a conversational area with 4 big comfy chairs facing each other in a circle for you and your guests to have a post dinner drink/coffee and then the other living room can be the main living area with tv, couches etc
You could use the first living room with the bay windows as a more formal living room, the middle section of that space next to the kitchen as a playroom. And the more hidden living room with the black wall scones could be the tv room ☺️
The extra living room could be a quiet room for reading and stuff. Keep a space on the floor clear for yoga mats so that you can do some yoga/stretching and some meditation. A little cosy corner with a big love chair and some fluffy cushions and throws. Something nice and light and calm.
Looks great! Congratulations!!! I think you should do what @Lauren Casey said about the two living rooms. Have one more formal/a sitting room and the other a lounge TV-watching family room that can be a little less "put together/aesthetic". Secondly, for the bed/headboard, I think it's really nice that the windows aren't too tall, and I think that was intentional from the builder in order to fit (most) headboards underneath. If your headboard is too tall to put underneath the windows, then it might be better to do it on the opposite wall. My only concern would be about the flow from the door to the bathroom. I think it was built for the bed to go under the windows. Would you be open to replacing your headboard? If not, I think with some *cozy* design techniques, you could make it work with putting the bed on the opposite wall. Hope that helped at least a little lol. Can't wait to see it designed!
Congrats! We have to put our queen bed against a window because there was no other wall to use. We bought an iron bed frame to let the light in still and it works well!
Yay! Congratulations! Love the house. I am obsessed with that kitchen!! I would personally put the master bed in front of the windows, instead of having to walk around the bed to get to the bathroom. Can’t wait to see it all decorated!

I like the idea of making the room with a fireplace a family tv room and I would also add sage’s toys to the that room even though you can’t see it 100% but let’s be real they never stay in one place. And use the first living room as a nice space to entertain.
If it was me, in the bay window living room, I would do formal sitting room + play room, and the other living room I would set up as a media room + evening adult hang out (maybe a mini bar? Bookcase?). Either way I’m excited to see what you’ll do with the space. The kitchen is looking fabulous! Congrats 👏
My husband and I just bought a new house very similar! We move in ooctober :) open concept, 3 bathrooms, master bedroom has ensuite, walk in closet, laundry room is on our bedroom floor though. Love your backyard!

The dining/living room area could be office/ play area. Still able to see baby girl while in the kitchen but also have a living room and play room. LOVE the house!

Natasha Ferro that’s exactly how we managed our 2 living rooms. One has a TV and a recliner for relaxing and watching movies/TV and the other is for entertaining guests, visiting and catching up. You could also use one as a playroom as well!
Love the new house! We have two living rooms in our house. It’s a different layout because one is a mezzanine but one of them we use for show and the other is more of a family room. We only have a TV in the family room and we use that one more often since it’s a bit more hidden. The one that people see in the entrance is kind of like the one we use for guests around just entertaining, reading, relaxing and stuff with no TV. 😊

Congratulations..beautiful house with many possibilities..the extra living i would make your office and matt have seperate office upstairs. It would so handy while sage is busy playing. If you're doing kitchen cooking content you can quickly grab notes etc from your office. You don't want to be closed off upstairs away from everything. Having your own personal space is selfcare.
Love the new place!🎉 I'm not sure if they refer to those two rooms the same way in other places, but in MN we usually call one of them a living room and the other one a family room. The living room is more of a seating area to just hang out and chat, especially for when you have guests over, and the family room is more laid back, that's where the TV is, toys/games, etc. So maybe something like that is how you could utilize those 2 spaces🤷♀️ Either way, I'm sure you'll come up with something great and that you'll really appreciate the flexibility of space/use😊
Oh my gosh, girl. We waited 40 years to expand our living space. I’m happy you are doing it now when you are young and your businesses deserve all the good things. (But truly, doing it as old retired folks is pretty great as well.) ❤️

I love the idea for the desk to be in the middle. Maybe a roundhouse table that can also be used for meetings. But it depends if you would use it for that use.
Also, for the second living room, you could just do a ‘sitting room’ with no TV. Maybe make it a room that you could read a book in or meditate/workout in. Make a little area for sage’s toys without taking up the whole space with clutter. Something that you can keep simple and kind of adjust during the day depending on what you’re doing. A multipurpose room of sorts, while mainly functioning as a sitting room.
Now that I think about it, a tv room would work nicely in that more enclosed living room. That way it’s hidden away from the main space. I, personally, don’t like tv’s being a focal point, so that first room attached to the kitchen might work better for a sitting room.
I could definitely see you using the upstairs living room as a bonus living/play room for times that you’re trying to film in the kitchen. Maybe that’s where Matt and Sage could go to hang out? Just a thought ☺️

Master bedroom - definitely put bed against wall looking out. Having feet facing out the door is actually a feng shui no no (it’s called coffin position or something).

I love the light and brightness of this house! I have a similar layout downstairs and the front living room is a sitting area (quiet coffee in front of my window = bliss) and then the back part is a playroom so I can see from the kitchen. The other living room is our actual living room with the TV (and some more toys🤣). We also have a big round table in our kitchen.

Would use the dining room area as a play toy room with storage along the side so you can see her from kitchen easily and yet have everything stored tidily away. Would not have anything in her room except bed, nursing chair, clothing in cupboard That way she gets the idea her bedroom is for sleeping
@@HealthNutNutrition yes if a toddler baby sees toys they like they will want to play and not settle in and when she gets to that 3 & 4 age range and in a regular bed nothing to keep her from it!

It just makes sense to make one as a living room (with portion of it a Sage's play room?) where people can hang out/mingle when you're hosting a party. And then the other one can be more of a family room with TV.. just a cosy, TV/family room :) As for the master bedroom, first thought that came to mind when you mentioned the bed be opposite windows is, the washroom is right next to that wall? So whoever sleeps on that side of the bed will be really close to the bathroom.. Just my opinion :) And for the office, totally love the idea of having a desk in the middle of the room! I've seen offices like that and it's totally a vibe, if you have the right space for that. So totally go for it if it's going to work in the space! :)
I feel that second living room was made to be a cinema room which I know is very popular in the states. Do you have a secure fence at the end of the garden? I would be worried about random strangers just appearing by accident whilst walking through the woods.
