How would the double digit return be generated? What exactly is double digit - 10%, 15%, 19%? As usual, very little detail on rental yield, exit yield etc. From my experience managing real estate portfolios, I can tell that PRS/BtR net rental yield is 4%-4.5% (at the max). So are you suggesting that the yield compression or capital appreciation will generate another 6%+ annually? That's wildly optimistic.

Salam, as someone who has benefitted (and continues to benefit) from IFG over the years, this is an understandable yet disappointing next step for IFG/Cur8. According to your channel your mission is "...to make downtrodden communities better-off. To take people of colour, Muslims, and minorities from being among the poorest in society to the richest.". I would argue that the proliferation of projects like this are examples of rent-seeking behaviour/rentier capitalism that serve counter to this aim. Like the man at 6:48 said, people of the younger generation are much less likely to be owner-occupiers of their properties. With large proportions of their income hoovered up by rents, they miss out on the chance to build wealth of their own (like earlier generations had) and instead their incomes line the pockets of and concentrate wealth in the hands of landowners who have already accumulated enough capital to invest in property. Over time you form an underclass of people who might get on the property ladder very late (if ever), having paid enormous sums in rent over decades that could have been used to buy property and build wealth of their own, but because they could not access the financing to do so they have little to show for that (this problem is especially worse for Muslims as our financing options are much more limited). Building properties with the sole intention of renting them out does not increase the supply of homes to purchase (infact it takes away land that could be used to build properties for that purpose, thus making the supply problem worse). The man at 6:48 is so close to getting it ironically. If you ask most young people/families I think they would say they would prefer avenues to get on the property ladder themselves rather than more elaborate and flashy apartments to rent with gyms and coworking spaces. This country has a problem where the easiest and safest investments with good returns are simply to park your money in property. This stifles innovation, makes it harder for businesses to operate due to high rents and customers with less disposable income, and is overall a leech on our economy. It does not take a genius to become a buy-to-let landlord, only enough capital and the blessing of being born at the right time. Running a productive business that provides goods and services as well as employment to others is much more tricky. Yet which one actually provides more benefit to the community per dollar invested? In summary this sort of project is an example of the very things that keep poor people poor and deprive them of the opportunity to build wealth for themselves.

I'm only a layperson so I have no idea if this is feasible. But you know what would be nice? What about a shariah-compliant "build-to-buy" scheme, where investors would invest to provide the money to build these properties, which then get sold at a profit through a shariah-compliant financing model. That way investors can make a return, and there is a benefit in building a community of people who now own their own property in a shariah compliant way.

Definitely a missed opportunity. There's definitely nothing wrong with making money and good luck to them. That being said the outcome here is the same as using interest bearing products.

I wanted to invest. Signed up to Cur8 and then was told I can't invest because I'm not a millionaire or in other words a super investor. I'm a teacher with an average income of £40k annually who was interested in investing between £5k-10k but cur8's requirements prevented that. Customer service recommended to invest in their other offers, all of which turned out to be unavailable.

@@TheTemporary1ne so it's either you're a 'self certified sophisticated investor' which the criteria specifies that must be a director level professional or deal with £1m more of assets or something or you are a 'High Net Worth Investor ' on a salary of £100,000 or more or hold assets in excess of £250,000. Was quite disheartening as I'm just a teacher on a £40k salary. The only experience of trading I have is on Trading 212.

I hear what you're saying and we're working on this. It's a regulatory restriction so we need permission from the FCA to change this. However as the commenter said, if you've previously invested in a crowdfunding platform or held shares in any limited company you'll qualify for "sophisticated". Minimum ticket is 5k byt you can do 416 a month too.

Company don't work for interest(any non Islamic bank, insurance company,money lenders) 2 don't invest in hedge funds 3 don't invest in Nestle, Unilever all brands cuz they are controlled by Jews 4 don't invest in companies selling Haram products (pork, liquor, gluten) that all what I know

Its designed for highend money spinners , you and i have no hope unless we get generating some real money, I find There is a barrier of scammers taking all opportunities and putting in their pockets. Really makes it hard to get started I keep getting ripped off , here in Australia There's so much of this scamming going on ... I have yet to find any legit investment for over a year and a half. Ill be back to 9to 5 working for someone else again very soon at this rate... The well will run dry , ill be back to being a brokie in no time at all

So I call urself an Islamic finance guru and yet promote places where there is a possibility of intermingling like in the gym or conworking . What a joke ? . This is the problem . The moment these people see money 💰 all ethics are out of the window. The guy didn’t even mention where the nearest mosque is yet calls himself a halal investor .

That's the thing , once people get money things generally change actually . Got money can do charity that's fine but , to actually get help to generate money is nearly impossible . I find ive just been getting ripped off by scammers, What money i do have to invest in literally getting sucked up by these schemes with no returns . Then back to the drawning board I still wish everyone all the best I fail to see any life changing scenarios especially in Australia full of dishonesty. Ill stick with the robo advisers

@@unknownus3r good counter argument . what people do within their confined spaces is up to them as long as we aren’t aware but Islamically one needs to do their due diligence no ? By promoting something that has a common gym isn’t ideal especially for a team that promotes itself as Islamic Finance Gurus .. maybe change the name to just Make Money irrespective of ethics ..when u call urself Islamic u need to pitch everything with an Islamic ethos .. else just don’t .. do u think any Islamic person will allow an escort or drug dealer to stay if they know they are into it . I don’t think so .
