I think I'd pick the big city just for things being walkable. Rural would be great for a weekend away but it's just more practical to be in the city.

I think a mid sized city is best. I went to Japan this spring and found some surprisingly quiet areas in Tokyo, which I liked. but my favourites were Atami and Kamakura. Atami is hilariously steep and from Kamakura you can get lucky and get Fuji views with Enoshima. (or get tackled by a crow, because you thought you were save to eat your onigiri)

Obviously it would be rare as you are TOKYO Portfolio, but I would be thrilled to see more videos about properties in other areas of Japan, particularly in other places in the Kansai region, such as Osaka

The way western and Japanese is blended in this house is one of the best examples I've ever seen. Usually the divide in function is a lot more obvious. This house just flows like it's all natural.

I really loved seeing a home in the mountains. As someone wo lives rurally I really like the idea of having a sink right by the front door , no more muddy hands/boots! I would love to see more of what's out there rurally in the way of farm or ranch

here in the UK a rethatching would cost you around £30-50k, and you're expected to go up to 40 to 60 years between full replacements if you do regular maintenance. its interesting to see the difference elsewhere!

That water tap right outside of the door is phenomenal to clean off your boots after a long hike through the mud during rain season. That's how I'd probably end up using it anyways... Quick and easy way to get the worst dirt off my feet before I ruin my pretty little genkan with it and have to spend the rest of the day sweeping and or wiping down the floors...

I recently visited the Cotswolds in England, where i viewed some Thatched roofs homes. it takes skilled tradesmen to install them. They have an apprenticeship program and accept only a few lucky applicants. Beautiful home. I’ve been to Tokyo, but not Kyoto. Maybe next time.

Bro...the outside sink near the frontdoor is for washing off boots before bringing them inside. note its height and the grate below it.

It's actually a very nice place. I hope you do something like a series where you show what 1M gets you in Tokyo, Kyoto etc and what 1M gets you in some less popular area of Japan. 😅 Maybe in Sapporo 😅

The main question is, during heavy rains, whether this river will overflow its banks and flood the house. Is the house high enough? Following the example of last year's flood in Akita, I would look at this first.

I didn't show it in the video, but the path to the river is quite steep and the house is definitely above the flood line for it.

Super interesting an unique property for sure. But the price strikes me as way too high for a somewhat impractical house (e.g. why do you need 2 bathrooms if there's only 1 bedroom?). Idk, feels largely driven by novelty

The engalla (probably not spelt right), this is the picture perfect Japanese sitting area to look out at the perfect Japanese garden. I do find in total it doesn't quite have the character I'd hope for through out, but I guess this is typical Japanese style. I think if they put a lot more natural rustic wood in the kitchen that would be incredible. Japanese don't get too creative inside I keep noticing. I love the fire pit inside. I'd probably myself use it as a meditation and story telling room. You get a good amount of land with it and it'll be a perfectly quiet neighbourhood I'm sure.

At 7:49 you put kanji for constellation (星座)and not for the traditional way of sitting (正座) Other than that, really cool video. Maybe make a video some day about sharehouses and other communal style buildings in Japan? I live in one right now in Osaka :D

I love the area and the house is really nice. My first thought was that the style didn't seem to be for me, but thinking more on it, there are definitely certain touches that I can do to make it so. Now I just have to find $1,000,000 somewhere....

Congrats on 100k subs, well earned. If I had a million bucks, I'd rent a reasonable condo in Tokyo, and save the rest so I can live there a few years, only need $300k in the bank to get a year long visa.

I'm curious to know; are there any particular building regulations for properties? For example, here in UK you aren't allowed to have a toilet/wc open directly onto a kitchen so you essentially have to have 2 separate doors between the 2 rooms. Also why the owner didn't structure the walls so as to make the 2nd (european) bathroom an en-suite to the bedroom? Great vid, makes a change from Tokyo!

Wait, wasn't the channel Tokyo portfolio, I must be lost, it's the Kyoto Portfolio now? Jokes aside, I love the thatched roof. I grew up under one in Hungary. Interesting how very alien cultures use very similar technologies. But as you've said, it's a dying breed.

20 years as the frequency for redoing thatched rooves is pretty generously estimated. Japanese homeowners might end up saving a lot of money that way. where I am from in Northern Europe, we have also have the exact same style of rooves on a lot of older homes (anywhere between 100-350 years old) and if you own one you are often mandated to redo the roof every 5-10 years depending on your areas exact code because the homes are part of the area's cultural heritage and there is a set standard to maintaining them. so per what I'm used to, redoing it every 20 years almost feels like I'm getting away with a crime of some kind 🤣

hmm while it is impressive and very large, i don't think it's worth that much...the price is high because it's newly renovated...there are many more kominka that are cheaper and comparable although maybe not new and not as large or on as large property...interesting though, i feel like i like that style better than some other traditional Japanese houses

If I had the budget, I'd want a house with an exterior like that, and the location is great, but I'd rather have the interior match the exterior a bit more. It feels SO modern. EDIT: I do have to acknowledge that it's great that they included some traditional elements, but the textures, colors, and materials all just come off so modern.

A millions dollars seems quite a lot even considering the craftsmanship. I would have guessed between 500 and 600 thousand. I'd be interested to know what the house and land cost before renovations though. It can't have been much, so what are the rates of those craftsmen going for?

I would buy this, but only if I was certain I could afford future roof renewals. $100k is a lot, but maybe that's not much to ask of someone who can truly afford a million dollar home 😮

one of the most beautiful places I have seen yet but as most people I wouldn't and couldn't pay 100k each year for a new roof even if I had the money to rent or buy this thing. But yeah looking at your website even the cheapest offer you have is WAAAAY over my budget .... increible how any human actually doesn't mind paying these prices especially as the usual wage in Japan doesn't even seem that high.

I've never liked the idea of a bathroom right next to the kitchen. Imagine you're preparing or eating dinner, maybe some guests are over, and all of a sudden you hear someone go at it on the toilet. Pray to what ever deity is out there you don't smell anything once the door opens.

If I was rich this is the kind of place I'd want in japan but I would have to change a few things mainly I'd get rid of the western bathroom you don't need two in a place with so few bedrooms, I mean if you converted that other bathroom into bedroom and tea room a bedroom thats a max of 3, 1 bathroom to 3 bedrooms is fine.
