Thank you!!! Traditional, breathable lime mortar (as used in France - a vanishing trade) & native stone might be an answer to cement - the walls will "breathe" & slightly shift (hence no mono-block cracks), stay cool inside, and the interior will have zero humidity. Kumasi, ho!

God blesses your father Sir. I remember when mine told me he will never leave anything for his kids 30 years ago! Now I, as a first born female of 11, take care most of them him too since I was 20 years old. Now 45 from Senegal leaving in the USA, I thank God for giving me all I need. Parent should help there kids. Good work!

@@MrILES-gu3xb good point about property taxes. honestly, I would rather Ghana have freehold and a small property tax so that the government has more revenue to provide good services to the people rather than not pay anything and risk that I lose the home I left for my heirs because of a lease issue But you are right though, buy and leave something for your heirs in Africa!

I'd very much would've liked to hear him expound on the materials he's using. What's the R value of the insulation? Is the drywall mold resistant? Was the lumber used to make the stud walls pressure treated? From his description it sounds like he's building using the new building regulations Ghana implemented in 2019 (which are international building standards). I've watched a lot of new home development videos in Ghana (for investment opportunities) and the construction quality is cleary very bad in 90% of them, like really bad. What Kofi is doing is light years ahead of his competition. But what I love most is Kofi puts green space in his developments, he understands the value of it. These homes will age very well from an aesthetic standpoint. As the neighborhood matures and people plant gardens it will become very beautiful over time. I'm following his work closely. Also, I see the American sensibility in him when he said he was being lowkey, just building then would put the product out once it's completed. That's a VERY Midwestern approach (shout-out to Cleveland) probably why I like this guy so much. 😁😅

Kofi Anku I have a little feedback for you. Whereas I am full of praise for the excellent approach of balancing style, functionality and cost to create what I believe is best-in-class USA-inspired affordable homes in Ghana, I was less than happy with the lack of transparency that I encountered when I began the purchase process. The sales person had convienently forgot to mention there were extra fees beyond the $45000 and had to spring an additional GH5000 on me as documentation fees. When, I asked that it should be waived seeing no justification as to why 1. It was not included in the final price of the home and 2. why nowhere in the marketing materials is extra fees mentioned, he came back and said we could split the document fees with Pokuase Heights absorbing 50% but varied flooring material to Terrazzo instead of tiles which was what the original material in the Vanessa Kanbi video showed. While I believe Ghanaians may be accustomed to this way of doing things and these nice affordable homes may have been targeted to middle class people in Ghana, I assumed that by showcasing the home via Vanessa Kanbi’s channel, there was implicit targeting of people living abroad as well. If this is right, I suggest that the sales process be improved to match best practices . I don’t know other parts of the world, but a documentation fee of close to $1000 is ridiculous in the USA. At most in a cash transaction, recording fees/notary fees/hoa transfer documents fees should not exceed $400. And this is when a tiltle will be delivered at the time of closing on the home and all fees are mentioned upfront. No extra hassle to go chase other documents like home title after purchase, as in the usual case in Ghana. Why not include all fees in the home price and sell it $46,000- no fine print? I guess this may be a seller’s market for now so little mistakes like these will have no impact on profitability, but when the tides turn to a buyer’s market, this lack of transparency or lack of finesse in pricing structure may be costly. In as much as I have decided to halt my purchase because of these unexpected costs, I am hoping to come back to the table when phase 2 is in motion, and wish that the marketing material would be improved and capture all the cost issues. Thanks

I commend Anku for dong this. I only wish that he makes some accessible and exclusively for the average continental Ghanaians who struggle with finding suitable accommodation on a small wage. I also think that building apartments and town houses could conserve more land as well as keeping costs down.

Very impressive! I'm wondering if the estates will include common playgrounds and greenspace? Also, will it include retail spaces to avoid having to drive a distance for common daily provisions and services? (The more walkable the neighborhoods, the healthier the residents, and the greater a sense of community.) What about internet accessibility and reliability?

59k is still to much consider the average worker only makes $159 US dollars a month as of 2019 figure . There’s to much income Inequality in Ghana and any foreigner is at of being targeted cause of this . I would be very cautious even considering this .

He real doing a great job because he is thinking about every one not just the people that live out side the country keep up the great job Kofi. The light colors are butter, thank for greens but next time can your camera guy please show more of the house and not your face so much but all and all the information was great.

I'm curious how his father avoided any land issues whilst holding the land for 20 years. Nowadays folks say you need to build on any land you buy within 1 year or someone will come along and build on top of it and claim it as their own(and the courts in Ghana back whoever has a structure on the land apparently)

Don’t believe in their lies. Make sure you land has a title and you can have commercial plants on with a care taker if you live outside the city/country

I was thinking of moving to Ghana. Really had my heart set on it. But you can't even enter Ghana without the clot shot. Let alone, buy a house without it. Im looking more towards south Africa now. Very nice home for us who cannot afford houses here in the states. Thank you for your tour Vanessa.
