Step-By-Step Guide To Building an ADU - Step 3: Framing Your ADU
Welcome to the third step in Maxable's comprehensive guide to building an Accessory Dwelling Unit (ADU) - framing your ADU. Whether you're planning to build a small studio apartment or a large 3-bedroom home, this video is your blueprint to building your ADU project on 'solid ground'.
In this episode, we discuss:
- The framing shown on your ADU plans - the details on your blueprints show where your walls and framing will be installed.
- Framing includes installing the walls of the ADU as well as the ceiling joists and the roof rafters.
- Egress windows: The opening size and height of the bedroom windows are dictated by building code to allow someone to escape the room in case of emergency.
- Ceiling joists and roof rafters - The ceiling joists will support the weight of the ceiling drywall and the roof rafters create the surface for the sloping roof.
- Exterior walls - these walls must be shear walls with nailed-on plywood sheathing and a sill plate that is bolted to the rebar in the foundation; this provides structural support for the ADU structure.
- Interior walls are simply nailed down to the slab foundation to create room separations.
- Roof rafters and plywood are installed to prepare for the underlayment and shingles to create a finished roof.

WHAT IS AN ADU?
ADU stands for accessory dwelling unit. An ADU is a permanent additional housing structure built on a property that already has a main home or main structure. You may have heard them referred to as granny flats, casitas, guest houses, or in-law suites.
They can be built on a single-family lot or multi-family lot (duplexes count as multi- family). An ADU has its own entrance, separate from the primary house, as well as a kitchen, bathroom, and living space. Accessory dwelling units can be rented year-round and add a lot of value to your property.
They can be garage conversions, stand-alone units, attic or basement conversions, or be attached to the main house. ADUs are exceptionally flexible, and most owners find that their use for the unit evolves over the years. The main reason people build ADUs in California is to house a relative, usually a parent but often an adult child. The second most common use is to rent for additional income.

Would you happen to have a step by step guide to getting an unpermitted JADU to permitted status . More specifically a converted living space inside home ? Not a garage conversion ? Nearly all videos and information are dedicated to ADU’s . Or garage conversion JADU’s .
