What else could the framer have done but to cut the 2x10"s? With the low roof pitch, there isn't any other way? Did the inspector give any other suggestions? Thank you for the info. Very informative and helpful!

When you demo your adu, did you keep the original framing and just hire a framer to do corrections and get it to code before the building inspector showed up?

We did keep the original framing then I hired a framer to frame the ADU per plan.

Peter it was a custom window you can order it from Home Depot or there's a few places in LA that will give you a crazy deal. Slauson and Western

Great looking ADU. So you had to install 2×10 ceiling joists because existing joists not adequate structurally ?

We installed them because we had to follow The California Building Standards Code. The span of my garage is 20ft therefore the code called for us to use 2x10's ceiling joist. It super easy i dint need an expensive contractor to tell me that. All the info will be in your approved plans.

Very informational! How can I find more info about building an adu in an unincorporated area of LA county? (we are not in a city) Your adu is built on an existing detached garage, correct? What else needs to be done to start a new construction (from a yard or an existing pool)

Alex you have to go to the LA County office in Arcadia. I have a 2 car attached garage being converted to a studio. The person that will have the answer is Natalie she is a designer and will answer all your questions for free. Bluesrain it was about 6 months to completer the project. I had to figure out some tough steps along the way and fix corrections. Every time you have a correction you loose 1 week of work because all the inspectors are super busy.

Its a good informative video but like the old saying "you get what you pay for" and "time is money" having said that, was it really worth it to go with the cheapest guy pay $5k then not pass inspection waist more time be stressed out because you can't find another cheap guy to finish someone else's mistake having to find your next installer on the window of the back of the pick up truck... pay more money so now you are at $8,650 for framing material /labor and epoxy and wasted an extra 2 months when you could have done it with someone middle of the road say around 9k to 10k headache free on a timely manner but all in all good luck hiring the other trades just don't be so cheap!.

Top gun, best name ever by the way, The lowest bid i entertained was $14,000 by a license contractor. The first contractor that bid 5k was license and i signed a contract with his company to complete the job. I could have sued him and won but I'm not that kind of person. The guy had a nail gun strike his neck. I didn't want to kick a man when he's down. Now the second guy who did the corrections was also a license contractor (truck guy) Overall I was not in a rush to finish, and a savings of $1,350 is worth the headache. Difficult things are not achieved headache free Top Gun. I like challenges. That's why I'm only investing $40k on a project that a company would be happy to do for $100,000 and headache free. Get it. Now I only paid $8,650 compared to the middle ground you mention of $10,000. I managed to save $1,350 and that savings paid for 77% of my entire Electrical work. I don't consider my strategy cheap, I consider it brilliant.

I'm not a contractor but 2x10 for ceiling joist seems like way over kill. If they were 2x8 joists They should have passed. What was up there prior. You could have sister-ed the old & new boards together. They're only holding up sheet rock. For those prices you should to do carpentry. Fire your designer!!! :)

This is not FULLY TRUE. Please consult with your contractor/designer/architect, this is just showing you the surface side of things. It's more than that, which requires understanding how construction is.
