Modular home construction has improved significantly but there are some reasons I hate them. Modular Pre-Fab homes can often compete with the traditional stick-built home but do you save money when building? How do you even find a good modular home company? What about all the pre-fab companies you see online, Are they legit? In this video, we cover all those questions and more to see why I have a love-hate relationship with modular homes.

I live on the East coast and wanna build here, but the best manufactured contemporary home builders are on the West coast. And also I like the tiny versions, below 1,000 sq ft.....but the cost of them is higher than the traditional homes were pre pandemic. It irks me that a 500 sq ft homes can cost over $250,000. Well, that's my rant.😂

Hey what apps or websites can I use to see manufactured or modular homes on sale. I've never owned a home and want to find out what average prices may be in my area.

@@ozieldiaz5598 because home prices even for manufactured homes are area specific you are going to have to ask each dealer in your area how much the home is, make a spreadsheet and calculate the costs with amenities per square foot. It’s going to be different in each state. That’s why I can’t nail down a cost on average.

Excellent video! I went thru this. The ignorance of building industry bureaucrats & homeowner associations is absolutely mind-boggling. There is also corruption in it. Other countries are 30 years ahead of the U.S. on new home technology.

One important thing is, NEVER accept reviews/ratings on the company's own website as gospel. I remember a while back a company had great reviews on their website so I checked out reviews outside of their website where the company had no control over what their customers said. Reviews not on their website were absolutely horrible. A common thread was the company started projects and never returned to finish them. Partially constructed homes were left out in the weather which ruined a lot of expensive construction materials.

I've had built both traditional on-site, and modular homes. The second modular I built, had an empty shell for the second floor, so that had to be built-out on-site, which took a total of around 9 months for everything, from factory, to placement, to finishing. Even without adding in the second floor, it takes time after placement for all the electrical, plumbing, hvac, roofing and siding work at the join, and interior finishing because the flooring and drywall wall in the middle have to still be done where everything is joined, plus any exterior decking, driveway, yard leveling, inspections, etc. The first modular I built didn't have the second floor to do, and took 6+ months from factory to finish. But, the banks didn't treat me any differently for the construction loan, or final mortgage, when going through the process. My insurance process was exactly the same as well. The reason I chose modular, was they let me sketch out exactly what I wanted, then turned it into the architectural plans, with back and forth tweaks, without all sorts for extra fees, unlike on-site builders.

In our area of PA, there are a couple of very reputable modular home companies that have been around for decades. We have several friends who are living in them and love them. The biggest issues they had was finding reputable basement companies to build to spec’s. If I had it to do again, I’d go modular.

@@W.P99 unfortunately, I don’t really have that info. I can only say, do your research. Get references. Talk to owners of modulars in your area. We don’t own a modular, just know people who do who are very happy.

I agree, I think Modular is the way to go and I myself will consider one. Sadly, no modular options where I live but maybe one day. I also think that it should be mandatory that all lenders and appraisers watch your videos!! Educate em' Kristina - educate em'!!

I live in a modular home built in 1987 in the northeast and it is rock solid. My home is a modern ranch style with a underground basement and two car garage. It has all of the same features of a stick built home and it fits right into my community. Just love it, ❤.

The best house I ever lived in was a modular house. I was only renting at the time but the house was very well constructed. The owner of the house had made some modifications to the original plans to the house and the modular company worked with the owner and put those changes into the construction. I would have considered buying this home if it had been on a better piece of land, but it was on a very steep hillside and in the snow one could not get into the driveway.

The confusion started when mobile homes started to be called manufactured homes. If it has a beam running down the center of the ceiling then it's a manufactured (mobile) home. I learned a lot when I wanted to buy one of these for my brother to live in, too long of a story to delve into. I would have no problem buying a true modular home assembled by a reputable contractor however I prefer stick-built subject to the same standards. My dad and grandfather built homes in So. Cal. that are now over 60 years old and they are still standing strong with excellent equity and resale.

We are reaching the end of a modular home journey. My husband convinced me to take a look at this option. I must admit I was a modular home snob and thought they were the same as a manufactured home (my mom has this). I was surprised at the options available. We built our last home and the process was very similar....picking out countertops, cabinets, fixtures, flooring, etc. So about a year ago, we decided to go this route for our retirement home. Our home was delivered Dec 6th and has been sitting on the lot since then. Our problem is having the perfect weather conditions. First two weeks we had some rain....making for muddy conditions. Now snow last week so we're on hold until next week. Unless, of course, it rains again.

I always assumed modular homes consisted of pre-fabricated "modules" that can quickly connect together. You have kitchen modules, bedroom, living room, etc and can make a customized building by snapping together modules.

what i hate about them is that they push the lie of hey your home will go up in a week! LIE. you have utilities, site work, foundation and a 6 month wait or longer on a modular that is as expensive or more than a regular stick built. and if your foundation isn't perfect, you have big problems and you can't make any simple changes during the framing stage which i did all the time at no expense.

For these reasons, I would only purchase a modular home from a builder who does the site work and complete installation. Most modular builders require the homeowner hire a contractor to do the site work and installation.

Nice video. Getting loans can be tougher. Sometimes you can't do govt loans if the HOA is not approved for them. And sometimes their can be a host of problems just with the HOA alone! I like your ideas of insurance, ie, windows, appliances, etc. I have been doing loans for over 20 years and I have seen a lot. Enough to not say "all" as I keep seeing things that I can't believe!

As a former salesman who sold both HUD Code manufactured homes and modular homes, Kristina has brought a wealth of information to the table. I’ve toured facilities that produced both types of homes and some that produced modular only. Thank you Kristina for your work. I only wish that your videos had been available when I was in sales.

We are buying a modular home and selected the dealer that is actually about a mile away from where we are building the home. We bought the lot and since we are putting it at the shore they will also be putting it on pilons. The question is, when it comes to upgrades, is there anything we should stay away from or not waste money on. It seems that the cost of the house can really climb when you are adding upgrades. Any suggestions on what to select and what to stay away from? Your videos have really kept us informed. Thank you.

One of the homesteading channels I watch just had a modular home built and delivered. There was LOTS of prep work before the home got delivered, and it took nearly a year to get it. They are in Missouri. Great looking house, and the delivery was incredible. So precise in putting it together. They will be adding decks and porches later. Though I like the homes, I doubt I will go modular for my next home. At least not on this property. Can't fit the cranes down my tiny road or the home itself. Plus, I want a slab construction. I have a doublewide manufactured home now. No stairs as I age and no crawl space for critters to get under the house.

Thank you for sharing your expertise in these videos. I have to move to Tx. I am born & raised CA, but it isn’t moving out of state that makes me sad, it’s leaving the ones I love most. That aside, I am trying to be smart in our next home. We are looking for a min 5 acres; more of a homestead. Question, if one wants to add to an existing conventional house, can that be done via a modular?😊

That will depend on the company you go with. In theory there is nothing that would stop you from adding on to a modular home using traditional methods unless there is a specific special way they put their homes together that would impact the integrity of the original home if traditional improvements were made.

There are several compelling reasons to buy a modular home- and you mentioned all of them : it’s faster to put up therefor less labor costs and it’s better for the environment because it’s built in an inside environment . The european designs like the Weber haus you showed are really nice too- in a modern way.

That's because the words "MANUFACTURED HOMES" or "MOBILE HOMES" probably appears or is mentioned somewhere in the vids, the titles or the comment sections. That is why the "mishmash" occurs. Pretty hard to selectively eliminate that extraneous stuff using proprietary YT's search algorithms.

So true. They do build a better project. Each step of process in building and function of home is paramount. Plus it is inspected at each stage. It’s just traditional style of building homes wood frame. Has been around for so long. And then you were dealing with a lender approvals with the mindset like you said a negative Nancy. Once they really take the time to look at the design, the structure and the steps with the inspection and passing that Hass to be done throughout the whole building the better and I believe a more efficient home . This is what I am personally looking for myself

One possible legal and legislative option would be to make a State law that gives more freedom over individuals land rights. Short of drilling for oil or building a nuke silo. People should have the right to do whatever they want on their land!!!!!!!

Thank you for posting this issue. Modular construction also combats construction site shrinkage, and there's documentation showing where every component is supposed to be. Vague definitions in a contract is another form of steering and may greatly increase risk.

Thank you for your deep dive into modular vs. manufactured homes and all the pros, cons and caveats of each. I agree that modular construction is the way of the future for several reasons. The foremost is that onsite construction has challenges that a factory environment doesn't. Henry Ford figured out that assembly line production was not only more economical, but also that the build quality improved dramatically. Factory build also provides access to better machinery for consistent quality control. There's no way an onsite builder can deliver the same tolerances and repeatable quality. That said, I do believe modular home construction is in its infancy and that standards need to evolve, and the sales people need to be educated on the differences and the caveats. To that end, your insight is highly valued. We're planning on retiring within the next year and not sure which way to go. As you've mentioned in one of your videos, this may not be the best time to purchase a modular home with all the supply chain delays. There's also the challenge of finding a reputable builder that's well-versed in modular home construction. There are pros and cons to manufactured, modular and traditional stick build construction. Hello in Tennessee there are whole neighborhood that are modular and look much better than the houses on the next block and in other areas in Tennessee don't want them cause for some reason they think it will bring value down cause I worked for a company and first hand looking and putting all the things into the home are better

Do you have videos outlining all expenses From a to z? Order of process... We have water and power on our land. What expenses just hook up and permits? We are going through septic steps... Like someone who bou ght a modular and goes through all the costs they had start to finish. That would be helpful. Thanks.

GREAT VIDEO .. We all have a "story" . manufactured . modular . stick built . WHAT I SEE AS THE BIGGEST DETERRENT: codes and square footage requirements of a town / city / area . I like Modular construction . Like you, I wish more people were educated about it: the benefits, cost, time, and quality . Are they the "savior" to affordable housing ? I think not, their cost keeps increasing as do stick built homes . BUT No builders in this area (NE Florida) wants to build a small home . They all want to build "their model", the 2000+ SF, 3/2/2 because that is where the most profit is for them . Sadly, the attraction here, is the newly retired person/family from up North who has sold their home up there and is coming this way with a pocketful of cash . As long as there is that buyer, builders here will continue to push their products .

My modular center hall colonial w 2 story foyer, 2800 sq ft home is 40 yrs old. It is solid. We put our $ into insulation n it’s v economic. We’ve done update renovations on the kitchen n all bathrooms over the yrs. but this construction holds up. No shrinkage, nail pops, or cracks anywhere. But you have to do ur homework n be patient while educating your lender,insurance company and local inspectors. Our neighbors went to work and passed our lot...came home n passed our house. Finish work took 6-8 weeks. They’ve come a long way. Back in the 80s our finish options were very limited now they offer anything a stick build has. Many people who lost homes at the shore in hurricane sandy replaced their homes with modular because they’re cost effective n much faster than stick built. I’d definitely do it again.

And another thing! There are “Modular” home building companies, some with ambitious concepts and even factories with thousands of people on a waiting list that exist to be BOUGHT OUT by either a hedge fund or billionaire investor and NOT to build modular homes.

Yes Boxabl seems to have a factory, and a waiting list with thousands of waitlist orders...and yet that huge factory isn't buzzing with activity. They brag about having 200 employees...and they seem satisfied with producing a completed home from that factory every 90 minutes. Yet it appears the only orders filled were for military base housing. Their focus seems to be on getting investors and not on fulfilling individual orders.

My take is as follows regarding the distinction btw Modular and HUD manufactured homes.. BOTH classes are manufactured in origin simply because they are made in a plant/factory and shipped to a homesite or dealer lot. In fact both class of homes might well be constructed at the same plant by some of the same workers. HUD manufactured homes will invariably be shipped with a title, very similar to a car title. This title can only be destroyed/surrendered if the home is deemed permanently affixed to deeded property (title abandonment option procedure is not applicable in all states probably). HUD manufactured homes must be shipped with all insulation, electrical panels/fixtures/plumbing/furnace/ventilation, flooring/finishes, all of these items need to be completely installed/certified at the factory. In the case of multi-section HUD homes, the 'marriage' components can be assembled on-site. Also in the case of HUD homes the steel transport frame (trailer), is integral to overall home structure and cannot be removed. None of the above items are mandatory with BOCA code modular homes, but HUD features can be, and often are, incorporated at the discretion of the factory. HUD homes themselves usually do not require local on-site building code inspections since code compliance has been HUD verified at the factory (excluding foundation, well, septic, site work, etc). BOCA code modular homes often shipped far less completed than a HUD home and require more in the way of job-site trades, and thus more local inspector involvement.

It’s much better to get established local builders to adopt the modular mode of building than to buy from out of state. However, we have to work with the county to set up a complete set of modular home building codes so everyone has a standard to follow

Could you do a video on the land portion of modular homes I would like to understand what needs to be done before one can be built. I know clearing of land but what about water sewer etc. etc. Also do you know of a very reputable dealer in the Midwest I live in a western suburbs of Chicago. I think that this would be a wonderful alternative to standard home buildings and would love to see you take off.

Sales staff at the dealers for Modular and manufactured homes are many times people that have no clue. I have walked away from a few.

Don’t let them talk you into a “HYBRID” modular. I’ve seen it a lot here at the bigger chain named lots here in the Ascension parish area.

Here in PA, a stick house has a DEED (not a TITLE, AUTOMOBILES have a TITLE and mobile homes also) to it, and a manufacture home has a TITLE to it, i am assuming that a MODULAR would have a DEED also?

If the so called modular meets the Uniform Building Code which is the criteria for construction on site then that specific home if shaped like a block, a triangle, a circle, or any other shape has to be given a value if only current price estimation per square foot for that location.

They are not a panacea for affordability if so largest home builders horton, lennar, pulte will have factories. Modular make sense with high-end and passiv houses.

Currently housing construction housing make no sense. Analogy: If you buy your car built from a production line, then why it cannot be the same for pre-fab houses? Rather than making one off prototype houses, where no corner is ever a perfect right angle, higher build cost & time, less consistency, lower quality build (for same cost) and higher maintenance cost.
