My parents bought an Eichler in Palo Alto in 1970. It had the original mahogany panelling so despite the masive amount of windows, it was rather dark inside. I see so many comments decrying the renovated houses. Lots of Eichlers were redone because of the fire hazzard of the cheap wood panelling and open floor plans. There were 3 minute, 5 minute, and 7 minute Eichlers. We lived in a 5 minute one. What does that mean? The time it took from ignition to complete combustion. Eventually, they replaced all the panels with sheet rock. I loved the heated floors. The house which was originally 5 bedrooms was was expanded to include a second floor. After my parents moved it was completely remodeled again. Last time it was sold it went for nearly 5 million. And to think that in 1970 the price was 47K.

Eichlers were built without insulation. That's their biggest downfall. There are several other MCM homes here in Phoenix that were built the same way.

Its post and beam structure is what makes it unique for American tract homes of that era.

Yes, amongst many other things. It is interesting how the design was not well received back then, but now it is lvoed.

My grandparents and mother lived in one of these in San Diego. I always loved going over to that house.

They're wonderfully built to the aesthetic eye. When I was a kid in Sunnyvale Ca, we used to be cared for in an Eichler until our parents picked us up. I loved those houses then for the back walls of glass and the entire front built for privacy. These are great homes that command prices of extreme expense. It's what the market will bear and they're worth it.

I have studied architecture and the Eichler is right up there on top. In my neighborhoon all the houses are custom built, mostly in the 1950s and 1960s, though I don't have Elchier there are a few near me. My house is a mid-century Weldon Becket (no relation, see only one T) of Los Angeles who designed Parker Center in the early nineteen fifties.

My friend has one in Walnut Creek, CA. Beautiful. I think the interior of the one shown is lovely. Maybe not original but lovely.

There are many in Walnut Creek. Sometimes real estate listings in a neighborhood with Eichler homes will have a statement “not an Eichler” to head off useless questions.

Yes in Rancho San Miguel there are about 400 or so Eichler's. It was Joseph Eichlers first East Bay development.

@@brookeking8559 Yes, there are many other mid-century modern homes that do get confused as "Eichlers" but to actually be an Eichler it must be designed and built by Joseph Eichler and/or his team.

Many owners have installed mini-split HVAC systems which are quite efficient.

The concrete floors kept the houses cooled and shades or drapes drawn over windows during the day kept floors out of direct sun most times did not need HVAC. if the foliage and trees around the property were allowed to mature to full size shading the house. I Imagine that the radiant floors could cool the house just as well as heat them.

Part of my 25 year Californian journey has been my dismay at the growing number of very hot days. We used to get at most 5-8 “bad” days that you could overcome by going to the movies or the mall in the day and come back to a cooler home at night opening a window or 2. Nowadays we have so many that we’ve had to finally cave and get a cooling unit that doubles as an art stand. We have vented box over it for aesthetics.

It can be challenging for sure. Many owners of Eichlers have installed mini-split heating and cooling which make the house more efficient.

Is this an actual Eichler home, or just a home in the Eichler style? Several builders made homes like this but the ones actually built by Joseph Eichler are far more valuable.

It is an actual Eichler home in Sunnyvale, CA. You are right, there are many other mid-century modern homes that do get confused as "Eichlers" but to actually be an Eichler it must be designed and built by Joseph Eichler and/or his team. This one sold for $2.6m last year.

It's hard to believe nowadays, but at the time Eichler homes were an embarrassment. My architecture 101 professor said, that the comments at the time were, "What? You can't afford a real home?"

There better be palm trees in your yard. All that glass will be miserable in waist deep snow. Pretty to see but is as exciting to live in as a motel room.

This one is in sunny California. I agree somewhere cold would be less than ideal. All the glass makes it difficult to moderate temperatures too.

Although stylish an sophisticated the main problem with living in them is most the space is devoted to the public area's and the bathrooms are nightmarishly small and inadequate most Eichler's don't have two bathrooms

A bit tired of seeing these mid-century modern gems destroyed with contemporary furniture and silly kitchens. Big disgrace to modernism.

I can understand the sentiment, but at the end of the day it is a house which needs to be functional for modern day living. Furnishing the homes has become easier with many brands producing mid century modern inspired products and who doesn't want an updated kitchen?

I've seen plenty of videos of destroyed MCM homes and apartments. This isn't one of them. While I do honestly appreciate true to nature MCM homes, some have been neglected to the point that updating IS necessary.
