Sir. In our flat the carpet area is 852 sq ft but the super built up area is coming to 1316 sq ft. Builder has added 115 sq ft service area to built up area and then again added 25% on top of this sum of built up and service area. Overall its coming very high. Is this common practice?

Hello, In the floor plan given to me, Carpet area as per RERA it is 893 sq.ft but when we calculate dimensions as per the room sizes, enclosed balcony dimensions , bathrooms it goes exactly 780 sq.ft. So there is difference of approx. 113 sq.ft. Can you please provide your inputs as earliest. Why so much difference here and builder is saying internal thickness of wall should also add in RERA carpet area.

Hallo Sir, our builder is offering the new additional area including , the corpus funds, LL rent, one time deposit, on the basis of carpet area of the flat without mentioning if it's RERA or MOFA area but while offering the new area he specifically mentions MOFA area. We feel it is ambiguous. I man he is not considering our enclosed balcony area in our existing carpet area but we have to purchase enclosed balcony area which is free of FSI.
