Thanks for reaching out and connecting. My apologies about the delay in this comment reply. Depending on the siding that you have pressure washing may do more harm than good. There is also a very good product I would recommend called "30 second cleaner" that goes on with a hose and is safe for most materials. Painting can be a good idea as well however aim to spend less than $500 including paint and labor in my opinion. Look for folks in the park willing to paint the homes. Keep in touch. All the best.

As a kid who has lived in a Mobile home for my 15yrs of living the 1st one I wouldn't do that much I'd replace soft spots in the floor, put vinyl hardwood floors and carpet, put new sinks in the bathroom, replace the smoke alarms, put a flat ceiling in and not the pointed ceiling, replace the wire shelves for wood and put ceiling fans in the bedrooms, put better doors on it instead of those cheap mobile home doors #2 I'd replace all the floors, put real doors on, replace all the bathroom appliances, repaint walls, better kitchen #3 take to dump

Thanks for this video Fredo. I’m actually going view a manufactured home tomorrow morning with the help of my wife. I will definitely utilized this chart. My goal for investing is buy and hold and upgrading it to a livable condition. Thankfully it doesn’t have to be moved. Prices are ranging from $500-5,000

Very helpful video, thanks for taking the time to create it. I found your lists by category very informative to compare with my thoughts during the walk throughs. With older single wide mobile homes there is a risk of spending too much on improvements while a realistic selling price is limited by the age of the unit. 🤔

What’s a good way to find a good pricing strategy for mobile homes in different areas. Every city is different

Hi Jake gavic, Thanks for reaching out and connecting. You're definitely right that every city is different. And within cities there are definitely differences. There are differences with the time of the years, the homes, the parks, the application process, and much more. When I work with folks I do not want us to pay any more than we have to on any property. Additionally, we do not have to buy five properties at once. One property at a time with the path of least resistance. This means it is important to have a clear picture of what is for sale in the marketplace. Not just what is for sale on Facebook and Craigslist to really understand who is selling what in your marketplace, then make offers to most of the sellers very strategically. After that move forward with one property at a time. Depending on your capital you may need to sell your first home for cash, wholesaler, or you can sell in payments or rent it if possible. If you rent it or sell for payments you'll receive the most money over time. However this is not always possible for every investor on their first few deals. If you're planning to sell in payments then make sure you purchased a home with the ability to hold for a month or two and make repairs and still make 100% ROI in your first 6-12 months or less, 300 cash flow minimum, and a five-year note minimum. Great video! 3rd home and in my opinion would be the toughest one of the three to sell. Needs tremendous amount of work with not much in return the end.

Hi Adrian Santiago, I absolutely agree with you. In addition to all the work, it is the oldest home and will only sell for a finite amount of money, even with payments. With that said we would absolutely want to purchase this home as inexpensive as possible and know exactly which repairs we were going to make as soon as we close. All of these homes are in good areas with high demand and would sell fairly quickly with an appropriate amount down and monthly payments. Thank you again for commenting. 1st mobile home i would get all new flooring from one end of the house to the other, paint the cabinets white, replace the counter tops, repaint the entire home, new back door, new toilets, repaint doors, new toilets, new metal roof, new appliances, and new HVAC and the other homes i would do the same thing and of course fix and rotted floors or leaking windows

This is excellent! After these repairs the home is definitely ready to be rented or sold to almost anyone. At this point anyone walking through the home should want the home for cash or payments assuming what they know what they are going to be looking at and have the available funds. Keep in touch. Hi Eric. Thanks for watching and commenting. If you do not have any money then I would not suggest that you purchase a mobile home park. However you could find a good mobile home park deal, or rather negotiate a good deal, and then work with a mobile home park investor that does have money or simply pass the deal to them for a generous finders fee. the cheap as i can mode the front room nbath i wouldve move the bath to the side then make the room on the other side making both aeras side by side n putting in a slid door for that bath to be used by both bed rooms

Good morning John, I have been watching your videos for a while now. I’m very please with how you present content without hiding any valuable information within a over priced course. I’ve been “driving for dollars” for vacant properties over this past year finding many properties. However there is extreme competition in my state (Delaware) for fix and flip, wholesalers and rehabbers. But the mobile home market seems to be a secret gem I’ve been exploring thanks to your videos. I’m currently embarking on my first mobile home deal. I say that to ask a question. How can I judge or get a honest “market appropriate” lot rent. Because to purchase a mobile home in a park with a lot rent of $550.00-$600.00 per month isn’t attractive to a buyer. Basically I’m struggling with high lot rents.

Okay, I read through all the comments after watching the entire video, and here's my two cents. One thing EVERYONE missed... ...replace all the AAV's. (unless you think 40yr old mechanical contraptions made of rubber should still operate as designed) (or unless you like the sound that's produced when they're not operating as designed) (or, you just like the putrid stench of sewer smell wafting through your humble abode) (maybe you have an affinity for Cholera, who knows)

On CL, when it says a home can't be moved, does that generally mean it's in a park? I know occasionally you'll have something that you literally can't move, but don't many parks make that a condition of ownership?

Hi Alex Flowers, Thank you for reaching out and connecting. Yes, in my experience if the ad specifically says that the home cannot be moved, this is typically a mobile home park selling the property trying to protect its interest. Or perhaps it is a owner-occupant seller that sign something with the community stating that the home could not be moved for one reason or another. With that said I have seen buyers purchase mobile homes from owner-occupants in parks where the home was not supposed to be moved, however the homeowner sold to a buyer who did not care and higher to move her to pull the home out over the weekend anyway. Unfortunately this may definitely may fall back on the previous owner-occupant and would definitely burn a bridge with this park moving forward for the investor or person that bought the home in the first place. A question and a thought: do you need a mobile home inspection specialist or do regular inspectors have the knowledge to review MH systems? I disagree about the cabinets, especially in the kitchen and especially if you plan to sell/rent to a family. Most women like to see a nice kitchen, whether it is fancy or plain, small or large. If I walk in and see cabinet doors hanging off, I'm going to 1. wonder what else is wrong and 2. be a little sad that my kitchen, maybe the only place my family can afford, looks so bad. It doesn't take much to hang the doors and make the kitchen look clean and nice. This was an excellent video. I appreciate your efforts.

Most home inspectors you will find are not versed in mobile home construction. Try to find one that specializes in mobile homes and understands what exactly to look for. For instance most older models have roofs that have no soffit so the water runs down the side of the home when it rains. What is considered gutters on the older units don't hold up with heavy rain. Chances are there is water intrusion. A good inspector who knows mobile homes will inspect the inside and outside by pushing on walls and looking on their hands and knees for signs of water around the exterior walls. Most older units in the price John is talking about will have had water damage at some point in it's life. Water damage is the one thing you have to look out for in my opinion. I've seen small visible holes that turn into wall and floor replacement by the time you get the rot removed. It can start getting expensive fast.

Ok, so after going through a lot of your vids you seem to almost only talk about mobile homes on other peoples property. I'm not seeing content on starting your own park. Is there something I'm missing?

Hi Beezow Doo Doo Zoppity Bop Bop Bop, Thank you for reaching out and connecting. You are absolutely correct. 90% of my experience revolves around creating value with individual mobile homes located in pre-existing mobile home parks or attached a small parcels of land that we also own. While I do own some single-family residences I do not really talk about this much. Additionally, for the past two years I have been getting into mobile home park investing. Now that I'm investing in entire parks as well in addition to the individual homes, I still don't feel like I know enough about parks to be teaching this content via YT. There are some investors that have been investing solely in mobile home parks for as long as I have been investing in individual mobile homes. For this reason I would definitely point to these other folks when it comes to getting guidance owning mobile home parks. With that said I am actively recording what I do and already helping some people I already work with interested in owning parks, however I don't make it a point to teach this online as I know I'm not a complete expert yet. the first on is just straight junk. what is that around the toilet? did they have a leak? the floors are bad, looked like mold on the floor in the utility room, the partitions looke like 2x3 walls, #2 bathroom looks like they repaired the floor, what kind of flooring is under the lino and carpet?? counter tops are crap also. 1989 model, did anyone pull any plug and switch covers and check them? looks like mold in some corners. I wouldn't pay anymore than 3k for it. also, what about the roof or siding?? 1st house looks just unsafe. I'm not gonna comment on the other things. After 34 years of building mobile homes in factories and being a warranty service tech on them, I would NEVER BUY ONE....Mobile home factories are like most businesses these days. buils with cheap materials and make as much money as you can, then shut down. Mobile homes are a serious money pit.

One thing I have noticed as far as aesthetic repairs is weight. I have seen where a mobile home has been "fixed up" and the materials they used were not conducive to the construction. For instance when people will put heavy tile, cream or porcelain, on a floor in a bedroom. It looks nice but later on down the road the floor and wall begin to separate from the weight. Especially with older homes this can be an issue. Just saying. Also, I love the ingenuity of the string under the tape. Lol.

Hi Joni Deputy, Thank you so much for reaching out and connecting. I absolutely agree with you. I learned this lesson the hard way when moving a beautifully remodeled mobile home. The weight of the triple shingled roof, which was definitely a no-no, caused part of roof to collapse during transit. This led to a bunch of other issues as well as a lot of shifting and cracking from tiles inside the home during the move. In short, you are absolutely correct and repairs need to be accounted for with regards to a mobile home. Thank you again for commenting. Additionally, thanks for noticing the tape...
